Neighborhood Spotlight: York’s Clover Meadows

Clover Meadows, located in the charming town of Clover in York County,  features quaint community living in a premier school district, with convenient access to historic attractions, antique shopping, dining, grocery, entertainment and more. The community, which showcases its own playground, is only minutes from Lake Wylie, which boasts fantastic recreation in the way of boating, sailing, skiing, swimming and picnics.

The neighborhood features new construction homes that currently range in size from approximately 1,600 square feet to over 3,600square feet. There are single-story as well as two-story floorplans available with three to five bedrooms and two bathrooms.

There are currently 12 homes on the market which represent 5.1 months of inventory, indicating a fairly balanced market here, given that a significant dip below six months of inventory would signify a seller’s market. York County overall has 4.1 months of inventory available, and therefore slightly favors the sellers. While there has been little fluctuation in the average price per square foot in Clover Meadows, there has been a steady climb in the average sales price of homes here over the last year.

Low South Carolina taxes as well as one of the most desirable school districts in the state make this a very popular neighborhood, especially for young and growing families.  Furthermore, with the average list price at just over $206,000, Clover Meadows is a relatively affordable community in the Lake Wylie area. If you are looking for new construction with easy access to all that the town of Clover and Lake Wylie have to offer, you will not want to miss this fantastic neighborhood.

Neighborhood spotlight: Oaks at Clover

The Oaks at Clover is an upscale community in Clover, South Carolina that features beautiful homes on oversized lots, as well as a “one-of-a-kind play area nestled into the woods that backs up to the fishing pond and one of the communities preservation areas,” making it a wonderful community for families. The neighborhood is located in the heart of Clover, giving families the advantage of the Clover school district and low South Carolina taxes.

Homes in the neighborhood range from 1,600 square feet to 3,600 square feet, and feature anywhere from two to five bedrooms and two to  three and a half bathrooms. These new construction homes feature many options and upgrades, including specialty lighting, trim detail, granite countertops, stainless steel appliances and so much more.

Even though there has been an increase in the average price per square foot over the past six months, the average sales price has remained almost unchanged over the past year. The market in this neighborhood is slightly more balanced than that of Clover or York County as a whole, which have 4.8 months and 4.2 months of inventory screen-shot-2016-12-24-at-3-01-54-pmrespectively, indicating a slight favoring of the sellers.The Oaks at Clover community is conveniently located near great shopping, delicious dining and plenty of recreation. October’s market update

Let’s take a look at the local market update for October 2016, according to the report from the Charlotte Regional Realtor Association. The big news with last month’s numbers is the year-over-year change in the drop in inventory.

For the entire CarolinaMLS area, October 2015 had 13,742 homes on the market representing 4 months supply of inventory. This year’s October numbers show only 10,570 homes on the market representing 2.8 months of inventory. This is a 23.1% drop in the inventory of homes for sale and a 30% drop in the months supply of inventory. With inventory as low as it’s been in a while, as well as an increasing demand among buyers, home prices are on the rise.screen-shot-2016-11-22-at-2-25-10-pm

Lake Wylie, Fort Mill and York County overall have also seen a decrease in inventory, though the drops haven’t been quite as steep as that which we saw with the overall CarolinaMLS stats, and the rise in home prices hasn’t been quite as steep or as steady in these smaller markets.

Furthermore, regarding the entire CarolinaMLS area, new listings are up 2.7% from 2015, and closed sales are up 3.4%. screen-shot-2016-11-22-at-2-30-42-pmHowever, new listings in Lake Wylie are down 9.6%, but closed sales are still up 4.9%. As far as York County is concerned, the numbers here are a bit bigger, with new listings up 15.8% from 2015, and closed sales up 11.3%.

The big takeaways here are that inventory is down creating a definitive seller’s market with rising home prices, and closed sales are up showing signs of plenty of activity in an active and strong housing market across the Carolina region. Stay tuned for next month’s stats!


Neighborhood spotlight: York’s Palm Tree Cove

The community features “casual yet sophisticated living” with easy access to nearby shopping and dining, as well as plenty of recreational options. Homes here are not only beautiful, but they are energy-efficient, as well.

The months of inventory in Palm Tree Cove is only slightly higher compared with that of the town of York as well as of York County, which both have 4.8 months of inventory.

Neighborhood spotlight: Mill Creek Falls

Let’s check in with Mill Creek Falls, a master-planned community that features an active homeowner’s association and plenty to do all year-round. This beautiful and well-maintained neighborhood is located in the town of Clover, so residents can take advantage of the fantastic Clover school district as well as South Carolina’s low taxes. Plus, its close proximity to Charlotte means residents have easy access to big-city perks without having to live in the middle of the hustle and bustle of the city. Furthermore, being so close to Lake Wylie means easy access to boating, fishing, water sports and more.

The neighborhood is conveniently located near Lake Wylie’s best shopping, dining, grocery stores, fitness and recreation. The community features a swimming pool, playground, walking trails, tennis courts, and a clubhouse, all perfect for families.

Mill Creek Falls has 3.1 months of inventory represented by nine homes on the market, so we have a seller’s market on our hands here. Comparatively, Lake Wylie has 5.2 months of inventory and York County has 4.8 months of inventory, which SKU towards a more balanced market.


Market stats in Mill Creek Falls show almost no fluctuation in the average price per square foot, however the average number of homes sold per month has been steadily increasing over the past year.

Homes here average between 2,000 and 4,000 square feet, with most homes that are currently on the market featuring four bedrooms. The average list price is $270,967, and most homes for sale here do not stray far from that average.

Market spotlight: Belmont’s South Point Ridge

Let’s check in with South Point Ridge in the town of Belmont, which features spacious new construction single-family homes on beautiful lots with an average sales price of approximately $270,000. This lovely neighborhood features a community pool and playground, making it great for families. Plus, the community is located just behind South Point High School.

Residents here can take advantage of all that Belmont has to offer. It is a charming town that is small, yet thriving, and offers a fantastic quality of life. Residents can enjoy a slower pace while taking advantage of a stroll through historical shops, fantastic local dining, and plenty of downtown community festivals. Belmont is located at the northern end of a large peninsula that has Lake Wylie to the south, the Catawba River to the east, and the South Fork of the Catawba River to the west. Thus, it is surrounded by lots of natural beauty, with plenty of water, rich forests, and rolling hills. It is full of southern small-town charm, yet is within close proximity to Charlotte for all of the big-city amenities you could want.

This growing South Point Ridge neighborhood has a very steady housing market with notably little fluctuation in the number of homes sold per month, in the average sales price of homes, or in the average price per square foot, which has not strayed far from $95. This consistency indicates a very stable market, which is attractive to both buyers and sellers.

With only four homes currently on the market, there is only 3.4 months of inventory in South Point Ridge, indicating a sellers market. This is lower than the inventory in Belmont or in Gaston County as a whole, which are also sellers markets.

Belmont, North Carolina, is a wonderful town that is definitely worth exploring.


Market spotlight: Lake Wylie’s Autumn Cove

With competitively priced homes in a beautiful neighborhood and plenty of waterfront options, Autumn Cove also offers an easy commute to Charlotte, Gastonia or Rock Hill. The neighborhood features relatively new construction homes generously sized with an average price point of approximately $228,000.

Because Autumn Cove is located in the charming town of Clover in York County, residents can take advantage of South Carolina’s low taxes as well as the  fantastic and desirable Clover school district, making this neighborhood great for families.

We are looking at a seller’s market in Autumn Cove, with six homes currently on the market representing 3.1 months of inventory. This is lower than the inventory in Lake Wylie and York County overall, which have 5.1 months of inventory and 5.3 months of inventory respectively.lw

The market here is stable with very little fluctuation in the number of homes sold per month, in the average sales price of homes, or in the average price per square foot. The average price per square foot has hovered around $94 for the past year, with an average sales price not straying far from $224,000, and approximately two homes selling per month.lw1

Autumn Cove at Lake Wylie is a great neighborhood with plenty to offer and perhaps has everything you’ve been looking for. Plus, Clover offers a small town feel with big city conveniences and easy access to fantastic shopping, dining and entertainment.

Market report: Waterfront sales

screen-shot-2016-10-02-at-4-47-13-pmLet’s take a look at the year-to-date numbers for waterfront properties in and around the Lake Wylie area.

With the first three quarters of the year under our belt, the housing market, and particularly waterfront sales, are looking good for Lake Wylie and the surrounding region.

Year-over-year numbers indicate that the average number of homes sold per month are up, with 105 homes sold so far in 2016 (approximately 12 homes sold per month) as compared with only 91 homes sold through the third quarter in 2015 (approximately 10 homes sold per month).

Furthermore, the average list price has increased from $548,000 in 2015 to $608,000 in 2016, the average sales price has increased from $525,000 in 2015 to $580,000 in 2016, and the average price per square foot has increased from $172 in 2015 to $190 in 2016.

Even though the current number of waterfront homes on the market, 130 to be exact, represents 10.8 months of inventory which would be considered a buyer’s market, the year-over-year numbers reveal positive trends for sellers. Plus, based on what is on the market now in Lake Wylie and the surrounding region, the average price per square foot is $221 and the average list price is $875,000, and both of these numbers are notably higher than last year’s numbers at this time.

In the first three quarters of 2015, homes spent an average of 124 days on the market, and in 2016 homes spent an average of 142 days on the market, indicating slightly less activity this year and a sign that buyers may have the upper hand now.

So, while, inventory points to favoring the buyers, other stats are looking favorable for sellers. It’s a win-win!

Market Report: August

August’s numbers are in for the local market update from the Charlotte Regional Realtor Association, and inventory is still down while prices climb. There are more new listings, but they can’t keep up with demand.screen-shot-2016-09-24-at-4-39-20-pm

Stats for the entire CarolinaMLS area for August show signs of a very strong and active market. Year over year numbers indicate an increase in new listings, pending sales, closed sales, median sales price and average sales price. Plus, the total time that homes are spending on the market until sale has dropped. Furthermore, the months supply of inventory has dropped as well as the inventory of homes for sale.

The same trends are present in Lake Wylie, where, for example, new listings are up 12.4% from 2015 and the months supply of inventory is down 23.2% from 2015.screen-shot-2016-09-19-at-9-09-48-pm
Fort Mill is seeing similar market trends, however new listings are up a dramatic 41.1%, and pending sales are up a whopping 74.5% from 2015. Furthermore, the months supply of inventory in Fort Mill is down 19.4%, which is not nearly as significant of a drop as what we are seeing in the CarolinaMLS area as a whole, where the percentage change was approximately 30%.screen-shot-2016-09-24-at-4-48-45-pm

In general, the decreasing inventory has created a seller’s market where the average sales price continues to rise and the market is more and more active. Buyers are going to be forced to act more quickly as inventory continues to move and demand continues to grow.

We will keep an eye on the numbers and the trends with the expectation and hope that the region’s real estate market and housing landscape continue to thrive.

Market spotlight: Clover’s Catawba Crest

Catawba Crest offers prestigious lake living at its best with plenty of waterfront properties. Homes are generously sized, with current homes on the market averaging over 3,000 square feet and having at least three bedrooms and two and a half bathrooms.

Furthermore, the community features large lots with plenty of space for entertaining, as well as gorgeous water views. The neighborhood requires no HOA fees and is part of the fabulous Clover school district.

There is not a whole lot of movement on the market here, indicating that people are happy to stay. screen-shot-2016-09-11-at-8-47-37-pmThere are currently five homes on the market representing 15 months of inventory. Such a high inventory count indicates that we have a buyer’s market on our hands. Comparatively, Lake Wylie has six months of inventory, which is a perfectly balanced market, where neither a buyer’s market nor a seller’s market is present. York County as a whole has 5.5 months of inventory, which is also fairly balanced. Catawba Crest’s buyer’s market is the exception lately, as most markets in the area are skewing more towards a seller’s market, with not enough inventory available and plenty of buyers searching for homes. Those interested in purchasing waterfront property in a prestigious and beautiful community should definitely consider Catawba Crest.
