Proposals for Extension of Light Rail

County leaders for York County recently met to consider proposals for extension of the Lynx light rail system in Charlotte. They heard four small area plan proposals with one potentially serving the Lake Wylie area. This could be great for bringing in commuters and reducing traffic. It could also bring a lot of day-trippers for weekend fun on the lake.

The light rail plan proposals are a way to look at the area in a different way. This means that leaders have to look at how the light rail may affect properties in the proposed path, look at supporting infrastructure, and look at opportunities for how development patterns may change. There is also a potential that the light rail could head to Rock Hill as well which could be a place to park and ride until a Lake Wylie corridor comes to fruition. The Rock Hill connection is especially likely as the Charlotte Panthers just announced that they are building a training facility there.

There are many more steps to take after the proposals are laid out. There are traffic studies, land acquisition, and much more. There will be interstate cooperation by North and South Carolina. There will be funding hurdles and bureaucratic hurdles to be cleared, but it is an exciting prospect for many people.

Neighborhood Spotlight: The Coves on River Oaks

Just two miles North of the Buster Boyd Bridge sits the beautiful neighborhood of The Coves on River Oaks. In the past year homes sold for between $515,000 and $679,000 though none was a waterfront listing.

Desirable schools are another draw to The Coves on River Oaks as current zoning is for award winning Clover Schools. Residents also enjoy lower South Carolina taxes. All this and more within commuting distance to Rock Hill, Fort Mill, Gastonia, or Uptown Charlotte.

Neighborhood Spotlight: Mariners Watch Cove

If you’ve had your eye on the exclusive community of Mariners Watch Cove in York, SC, you’re not alone. Lake Wylie Confirmed Attractive for Retirees

Niche, a Pittsburgh-based research and review site, just released their rankings for the top spots in the Charlotte area for retirees and those soon to reach retirement. Lake Wylie and surrounding communities rank high on the list and it’s not hard to see why. The Lake lifestyle and abundance of great homes are attractive all on their own, but Niche also measured many other factors to come up with a score for each area. Some of those included share of residents 65 or older, proximity to amenities such as restaurants, golf courses, exercise facilities, and health care. The categories were weighted with percentage of residents 65 years or older getting the most at 15%.

Belmont came in at #18 in the Charlotte area and nationally in at number 3,984. The area gets an A grade for Public Schools, Housing, Good for Families, and Jobs. B grades were earned for Cost of Living, Outdoor Activities, Crime and Safety, Nightlife, Weather, Health and Fitness, and Commute.

Lake Wylie as a whole came in at #12 in the Charlotte area and nationally in at number 2,977. Lake Wylie gets A grades for Public Schools, Housing, Good for Families and Jobs. B grades were given out for Cost of Living, Outdoor Activities, Crime and Safety, Nightlife, Diversity, Weather, and Health and Fitness. The only C given here was for Commute.

Tega Cay came in at #4 in the entire Charlotte area and 1,411 nationally. This great area received A grades for Public Schools, Housing, Good for Families, and Jobs. B grades were awarded for Cost of Living, Outdoor Activities, Crime and Safety, Nightlife, Diversity, Weather, and Health and Fitness. They did however receive a C for commute.

April Market Report

Analysts are optimistic about a slow-down in the rapid pace of home price increases in the Charlotte area. There also appears to be a halt to the decline in the number of homes sold, bucking an 11-month trend. It remains to be seen if the halt is temporary, or the beginning of a longer trend. Homebuyers could use a break as they have not had equal footing in real estate transactions with sellers for a long time with the persisting low inventory and rising prices.

When you look at just Lake Wylie, you see that homes are selling quicker than at this time last year. In fact, cumulative days on market before sale went from 96 days down to 69 days, down 28.1%. Days from listing to closing also reduced from 128 to 103, a reduction of 19.5%.

Inventory is down slightly in the area, from 3.9 to 3.8 months of supply, but not nearly as low as the entire Charlotte area at 2.2 months. New listings are up slightly year over year from 176 to 178, a rise of 1.1%. Closed sales are up 7.1% from 113 to 121. But the big story in Lake Wylie is that pending sales were up a whopping 30.4% from 115 to 150! This is great news for the next few months as we should see strong sales numbers when these pending sales head to the closing table.

Prices in Lake Wylie are headed down per the report, but remember due to small sample size, a few large transactions, or lack of them, can skew numbers so we need to wait and see if this is part of a larger trend. Average sales price was down 5.3% from $395,080 to $374,062. Median sales price was also lower by 8.4%, from $360,426 down to $330,000.

February Market Report

The monthly numbers have been published by the Carolina Regional Realtor Association. They base the report off of numbers from the Multiple Listing Services, Inc. The big story for the Charlotte region is that almost every number is down. From supply of homes to new listings, to days on market from list to close, all of these numbers are down. The numbers that are up are average and median list price.

When you look just at Lake Wylie, the numbers are a little bit different, but keep in mind that the small sample size can make the trends seem extreme. In Lake Wylie, most of the numbers are up from last year at this time. New listings are up 12% over this time last year, from 133 to 149. They are also up when you look at year-to-date, 10.6% over last year from 246 to 272.

This increase is responsible for an uptick in the supply of homes which rose from 3.5 months up to 3.6 months. A balanced market between buyers and sellers is considered to be a 4-6 month supply. This is welcome news for buyers as they have had a harder time in recent years with a rise in multiple offer situations and prices above list. If this trend continues, we could see prices slow in their rise.

Prices for homes in Lake Wylie have increased from an average of $382,147 last February to $393,761 this February. This represents a 3% increase year over year. When you look year-to-date, there has been an 8.4% rise in average sales price which could be the result of a few large sales.

Pending sales were way up year over year from 91 up to 120, a rise of 31.9%. This means that we should see strong sales for the next few months as the homes that are pending head to the closing table. As we head into spring, we should see the market speed up.

Neighborhood Spotlight: Harbor Club

It may be hard to find a reasonable priced home in Lake Wylie, but Harbor Club on the North Carolina side of the lake is just such an enclave. This well established lake neighborhood has walking distance to shopping, reasonable prices, and beautiful grounds.

Harbor Club is located off Pine Harbor Road close to the intersection with Shopton Road. This location means that Steele Creek is close by for shopping and entertainment. Rivergate is also close by for shopping and dining. Easy access to I-77 and I-485 connect residents with Uptown Charlotte, Charlotte Douglas International Airport, and all points around the city.

Homes in Harbor Club were built in the mid-1990’s to 2000 and typically have 3-5 bedrooms and 2-3.5 bathrooms. They range in size from 1,700 to just over 4,000 square feet of living space. Many of the homes have been fully updated in recent years. Many homes have outdoor living spaces with decks, hot tubs, water features, fire-pits, patios and more.

Many of the homes are two story and some have fully finished basements as well. Rooms are large and floor plans are open making entertaining a breeze. Many of the homes come with deeded boat slips, but the Marina & Yacht Club is close by and offers day slips for residents.

Children in Harbor Club currently attend Winget Park Elementary School, Southwest Middle School, and Olympic High School. Please be sure to verify school assignments with the school district as boundary lines can change from one school year to the next and boundaries sometimes run through neighborhoods.

In the past year, homes in Harbor Club sold for between $242,000 and $293,000 with an average sold price of $268,967. There is currently one home on the market in Harbor Club representing a 2 month supply of homes. These homes don’t come up very often as 6 homes sold in 2017 and so far this year only two homes have sold with one currently on the market.

Gorgeous Lake Living: 5350 Blue Bird Lane

Located on a fully wooded lot facing the main channel of Lake Wylie, you’ll find Cedar Lodge. This unique home sits on possibly the best property on the Lake. There are breathtaking views from all over the property but especially from the glassed-in porch.

Neighborhood Spotlight: Lake Ridge at Pinsto Forest

Lake Ridge at Pinsto Forest is the premier location in Pinsto Forest. This grouping of 40 homes have waterfront and views of the main channel of Lake Wylie. These homes are in Belmont School District so have award winning schools. Some of the homes have private marina access to enjoy all the beauty of Lake Wylie from the water.

Located off South Point Road at Stowe Road, Lake Ridge at Pinsto Forest is tucked away from everything lending privacy and escape. Many options for shopping, dining, and entertainment are close by if you can tear yourself away from the Lake. A quick trip will take residents to Charlotte Douglas International Airport, Uptown Charlotte, Downtown Belmont and many more destinations.

Homes in Lake Ridge at Pinsto Forest are grand ranging from over 3,000 square feet to over 4,000 square feet of living space. These homes include luxury features such as libraries, sunrooms, decks, stonework patios, verandas, pools, and wine cellars.

In the past year, homes in Lake Ridge at Pinsto Forest sold for between $430,000 and $1,350,000. Homes have between 4 and 6 bedrooms and 3.5 and 4.5 bathrooms. Lots are range from just over half of an acre to 1.25 acres. These homes were built between 1996 and 1998 so many of them have been remodeled and updated since they were built. This only makes these amazing homes more desirable. Most of the homes have the master suite on the main floor. Gourmet kitchens and open floor plans are common in these homes as are home offices, fully finished basements and much more.

Children in Lake Ridge at Pinsto Forest currently attend Belmont Central Elementary School, Belmont Middle School, and South Point High School. Please verify school assignments as boundaries can change from one school year to the next.

Lake Wylie and and US Real Estate Market Report

The steadily improving US economy, sustained job growth and rising confidence that now is a good time to buy a Home should pave the way for an increase in existing Homes sales in 2018 according to forecasts by the National Association of Realtors.

Nationally existing Home sales will finish at a pace of 5.47 million the best since 2006 but still about 1.1 million less than that all-time best mark.

The lack of inventory has pushed prices up 48% from the low point of 2011, locally the Steele Creek area remains one of the hottest markets in the Country, the population is expected to jump 20-25% over the next 5 years, and for most of us originally from the area this is both a blessing and a curse.

Closings in the past 6 months are at 834 with 211 under contract and currently 221 listed for sale.

Prices on Waterfront Homes have steadily gone up and finding anything under $600,000 is tough sailing. Homes for sale are at an all-time low at this writing of only 78.  Median price is over $750,000 all record breakers.

Enough of the boring stats, if you’re planning to buy a Home or Condo now should be it, sitting on the fence so to speak is going to price you out of that dream Home. Quarterly prices have been increasing in some areas by 8% in the Charlotte area.

Buyers in the region are flocking to areas closer to Uptown Charlotte and prices are skyrocketing. Commute times and just being closer to the action seem to be the driving force. As traffic worsens that trend will surely continue and speaking of traffic it seems that it increases daily.

As a former member of the York County Planning Commission I always said the reason people left their former Cities and Towns and moved to this area will be the same reason they leave this area, Taxes, traffic, crime and poor planning.
