May Market Report

The May numbers have arrived from the Canopy Realtor Association. The numbers are based on data from the Canopy Multiple Listing Service, and the data show that as expected Covid-19 is having a dramatic effect on the real estate market. In fact, the virus has shortened supply even more, though there are some numbers that are encouraging.

When you look at the entire Charlotte area, you see that the supply of homes has decreased from 2.6 month supply last year at this time to just 1.6 month supply this year. This shows that in these uncertain times that more people are staying put and not listing their homes for sale. This gives additional leverage to sellers in this market. A balanced market between buyers and sellers is considered to be 4-6 months of supply. Additionally prices are staying about the same, with the average home price going up just 0.2% year over year.

When you look at just the Lake Wylie area, you see supply of homes has decreased drastically year over year. Last year there was a 4 month supply of homes with 441 listings. This year there is just a 1.8 month supply which is only 240 homes listed.

New listings are down year over year showing hesitation and uncertainty in the market. Closed sales are also down year over year. The one bright spot is that pending sales are up year over year from 153 to 191, an increase of 24.8%. This bodes well for next month’s numbers as we should see many of these pending sales head to the closing table.

Prices in the Lake Wylie area are holding steady for now. Last May the average sale price was $386,792 and this May the average sale price was down just 1.4% to $381,388. It is important to keep in mind that just a few sales of waterfront properties can dramatically change the average price due to the small sample size.

Explore Heron Cove

Of the many amazing lakefront neighborhoods in Lake Wylie, Heron Cove may be one of our favorites. The location is great, the schools are excellent, and you can’t beat the lake views. The community is further strengthened by amenities and local activities for all ages. This is a great place to call home.

To get to Heron Cove, take Highway 49 across the Buster Boyd Bridge, the neighborhood is just across the bridge and to the right. This means that residents are near shopping, restaurants, and community events. The neighborhood is zoned for Clover schools, one of the best in South Carolina, but you get the advantage of lower South Carolina taxes.

As you enter the community you will see the amenities including Waterfront Park. This park has swimming, and fishing. There is a storage rack for resident’s canoes, picnic and barbecue grills and a fire pit. There is a playground for the kids as well as Heron Park Swim Club and walking trails throughout the community. There is also dry-boat storage for residents.

Lots in Heron Cove are large, coming in mostly over an acre with old growth trees on a quiet peninsula on the lake. The neighborhood is tucked back off of Highway 321 about halfway between Clover and York. Neighborhood Spotlight: Clarendon Estates

Just across the Buster Boyd Bridge, you will find the amazing neighborhood of Clarendon Estates. This community is made up of 74 homes with large lots, newer homes with plenty of space and great storage. They are close to Lake Wylie, Rock Hill and are commuting distance from Uptown Charlotte. There is great shopping and dining nearby as well as natural areas and parks to enjoy the lake. Residents enjoy lower South Carolina taxes, but still get to take advantage of award winning Clover schools.

Homes in Clarendon Estates were built around 2004-2008 and are typically 3-4 bedrooms and 2-3 bathrooms in 2,400 to over 3,000 square feet of living space. Many of the homes have bonus rooms, home offices, guest suites and more.

In the past year, only five homes sold in Clarendon Estates showing that homeowners are reluctant to leave this tranquil spot. If you are looking for a family friendly neighborhood in Clover, South Carolina, look no further than Clover Meadows. This great spot is one of the largest subdivisions in Clover meaning that there is a great community feel. There have been three builders, Craft Homes USA who built from 2003-2005, CP Morgan between 2005-2009, and True Homes is doing the final building phase that started in 2009 and is almost complete. View the 2019 Parade of Homes

The annual Parade of Homes has already started, but there is still plenty of time to tour these amazing homes. This yearly event is brought to you by The Homebuilders Association of Greater Charlotte. It’s like the largest open house where you can tour a variety of different homes in different price points, areas, and styles. This event is free to the public, but it may just help you purchase your next home.

Homes on the tour are presented by local and national homebuilders and are in some of the most desirable neighborhoods. There are many neighborhoods in the Lake Wylie area that made the tour. The rest of the tour is spread over the entire Charlotte region.

The tour runs for three weekends with only the first already done. The next dates are October 11-13 and October 18-20. Homes are open from 11:00 am to 6:00 pm on Fridays and Saturdays, and from 1:00 pm to 6:00 pm on Sundays. Homes in neighborhoods closest to Lake Wylie are:

There are not many opportunities in the Lake Wylie area to get in on a starter income property, but Hamilton’s Bay Condominiums are a great place to start. There are many options for shopping, dining, and entertainment within just a few minutes. Going a little bit further away, you’ll find additional choices as well as outlet malls. A trip to Uptown Charlotte for work or pleasure is only 20 miles. Charlotte Douglas International Airport is just under 20 miles, perfect for a weekend retreat or a business trip.

There are currently no homes on the market in Hamiltons Bay and they do sell quickly when they do hit the market. In the past year 10 homes sold for between $87,500 and $127,000. Most of them sold the first week they were on the market and sold for between 94% and 103% of list price.
