The annual Parade of Homes has already started, but there is still plenty of time to tour these amazing homes. This yearly event is brought to you by The Homebuilders Association of Greater Charlotte. It’s like the largest open house where you can tour a variety of different homes in different price points, areas, and styles. This event is free to the public, but it may just help you purchase your next home.

Homes on the tour are presented by local and national homebuilders and are in some of the most desirable neighborhoods. There are many neighborhoods in the Lake Wylie area that made the tour. The rest of the tour is spread over the entire Charlotte region.

The tour runs for three weekends with only the first already done. The next dates are October 11-13 and October 18-20. Homes are open from 11:00 am to 6:00 pm on Fridays and Saturdays, and from 1:00 pm to 6:00 pm on Sundays. Homes in neighborhoods closest to Lake Wylie are:

Investment Opportunity in Hamiltons Bay

Are you interested in second, mostly passive income stream? Rental property could be the right choice for you. There are not many opportunities in the Lake Wylie area to get in on a starter income property, but Hamilton’s Bay Condominiums are a great place to start. There are currently no homes on the market in Hamiltons Bay and they do sell quickly when they do hit the market. In the past year 10 homes sold for between $87,500 and $127,000. Most of them sold the first week they were on the market and sold for between 94% and 103% of list price.

There are still chances to own a home in the amazingly tranquil custom neighborhood The Sanctuary. Located on the shores of Lake Wylie, but with a Charlotte address, The Sanctuary lives up to its name. There are resale homes and lots available in this exclusive tight-knit community.

Visit RiverPointe

There are just as many amazing neighborhoods on the North Carolina side of Lake Wylie as on the South Carolina side. One of the best examples is RiverPointe. This heavily wooded neighborhood has two artfully landscaped entrances leading you to rolling hills with stately custom homes, and expansive views of Lake Wylie.

RiverPointe was built between 1989 and 2009 by a variety of custom builders. There are almost 200 homes most with full brick or stucco exteriors. Commercial Marina Coming to McLean

If you needed another reason to take a look at a home in McLean, there is a new commercial marina coming to the neighborhood. This adds yet another luxury feature to this amazing neighborhood.

The marina is being built by McLean in a partnership with Morningstar Marinas. The facility is already under construction and will have 300 dry slips, 35 wet slips, a waterfront event lawn and a ship’s store. Morningstar plans to handle day-to-day operations as they do on their three marinas on Lake Norman.

This adds to the list of amenities in McLean that is frankly, impressive. There are 130 acres of green space throughout the community. Residents have clubhouses, playgrounds, pools, mountain biking trails, pavilions, and 5 miles of shoreline on Lake Wylie.

When McLean is completed, there will be a total of around 800 homes in three distinct neighborhood sections in the 670-acre community. The land was the homestead of Daniel Stowe in Belmont.

All of these homes are located around 30 minutes from Uptown Charlotte. They are luxury homes on estate sized lots. Prices start in the $300,000’s but can go well over $1 million for custom waterfront properties. This is one of the last of the large scale neighborhoods to be developed in Lake Wylie as there are not many large tracts of undeveloped land left. Neighborhood Spotlight: Ivy Ridge

There is a general trend among younger home buyers to go for smaller homes so you can spend more time on experiences outdoors. August Market Report

Prices in the Charlotte area are on the rise and inventory is shrinking. If it feels like you’ve read this before, you have. This trend has been going on for a while and there appears to be no end in sight. This means that Charlotte is still a popular spot for people to purchase a home, but it can be hard to find the homes of your dreams due to lack of supply. This has led to homes selling above list price and multiple offer situations which can be stressful.

The monthly report from the Charlotte Regional Realtor Association is based on data from their subsidiary the Carolina Multiple Listing Services, Inc. The data is clear, the average sale price of a home in the Charlotte area was up 5.5% over last August. This was an increase from $294,534 to $310,691. This is an increase of $16,157 in just one year.

The supply of homes went down at the same time from 11,413 down to just 9,412. This is a 17.5% decrease and represents a 2.3 month supply of inventory. A balanced market between buyers and sellers is considered to be a 6 month supply.

When you look just at Lake Wylie in the data, you see that the numbers are headed in the same direction. The average sales price of a home in Lake Wylie went from $386,967 last August to $406,428 this August. This $19,461 difference is 5% higher than last year at this time.

The supply of homes in Lake Wylie decreased from 441 to 385. This leaves us with a 3.3 month supply, a decrease of 12.7% from last year.

The most interesting number for Lake Wylie this month is in pending sales. There was a 97.7% increase in pending sales from 88 last August to 174 this August. This bodes well for our sales numbers for next month as many of these additional sales will head to the closing table.

Fall Festivals have Arrived

Labor Day has come and gone and this means that it is almost fall! This amazing time of year is perfect for picking apples, pumpkin patches, and festivals of all sorts. The cooler (hopefully) weather makes being outside with the community a great way to connect. Here are just a few of our favorite festivals close to Lake Wylie:

  • Grandiflora Glass – now through September 29th at Daniel Stowe Botanical Gardens. This is a botanical glass art exhibit within the gardens. Tickets are $14.95 for adults and $7.95 for children with children 2 and under free.
  • Mid Autumn Fest – September 14, 6-9 pm at Daniel Stowe Botanical Gardens. This is an Asian tradition of celebration beneath the harvest moon. Tickets are $14.95 for adults and $7.95 for children with children 2 and under free.
  • The Great Pumpkin Fest – September 14th – October 27th at Carowinds. Free with your $48 park admission, celebrate the season with a corn maze, hay bale maze, challenge course, crafts and more.
  • Flow Fest – September 21st and 22nd 7 am – 10 pm at the U.S. National Whitewater Center. Enjoy two days of yoga, mindfulness, and wellness. Cost is free to attend, workshops are an additional cost.
  • GO FEST – September 26th 6:30-9 pm in Downtown Gastonia. The streets will be closed for live music and local brews and food trucks.
  • Riverfest – September 28th 1-6 pm – Kevin Lofton Park in Belmont. This free festival will include log rolling and kayaking to highlight the river. Expect food trucks and vendor booths.
  • Fall Festival – October 5th 9 am to 6 pm, U. S. National Whitewater Center. Enjoy fall yoga, obstacle courses, apple cider and a build-your-own boat competition. Free to enjoy.
  • 20th Anniversary Festival – October 5th 11 am until 2 pm at Daniel Stowe Botanical Gardens. Visit this family party with petting zoo, crafts and activities. Free to members, $8 adults, $4 kids 2-12, under 2 free.
