If you are looking for a recently established neighborhood with grand homes near Lake Wylie, Montreux should be on your list. Built between 2009 and 2017, Montreux has old world estate homes, on large lots in close proximity to the lake lifestyle.

Montreux is located just off Youngblood Road near the Palisades on the North Carolina side of Lake Wylie. There is no direct access to the lake from the neighborhood, but there are public boat ramps and access points close by. There are many options for shopping, dining, and entertainment near to the neighborhood. A trip to Uptown Charlotte should take just over a half hour and a trip to Charlotte Douglas International Airport should take around a half hour.

Homes in Montreux are truly grand with the smallest home around 3,000 square feet and the largest at over 7,500 square feet. Many of these home include custom features such as bars, media rooms, gourmet kitchens, heated salt-water pools and much more. Most homes have a full bathroom for each bedroom. Homes have 4 or 5 bedrooms and from 3 full baths to 5 full baths and 4 half baths. Many homes have covered porches, some of them screened in.

Meadowview is located off Tega Cay Drive, walking distance to Tega Cay City Hall and Trailhead Park. There are restaurants and shops that residents can walk to as well as many other options just a short drive away. I-77 is close by for a quick trip to Uptown Charlotte or Charlotte Douglas International Airport. Just past the highway, residents will arrive in Fort Mill for many more options for dining, shopping, and entertainment.

Homes in Meadowview have 3 or 4 bedrooms and 2 or 2.5 bathrooms. Homes have two car garages and partial brick facades and many are on cul-de-sac streets. Square footages range from 1,600 to 2,200. Many of the homes have open floorplans, home offices, private owner’s suites, and much more. Homes were built in the early 2000’s and many have been upgraded since they were built. Many of the homes have had remodeling done to update kitchens, bathrooms, or open floor plans further.

This represents a 1.5 month supply of inventory which compares to the 4.3 month supply in the rest of Tega Cay and the 4.3 month supply for all of York County.

Neighborhood Spotlight: Lake Forest

If you are looking for a fantastic home with access to Lake Wylie and top rated Clover schools, check out Lake Forest. This amazing community has it all and a convenient location as well.

To get there from Charlotte, you can take Charlotte Highway all the way, or you can connect with I-485 or over to I-77. Carowinds Amusement Park is close by as well as Rivergate for shopping and dining. An Uptown commute will take around 30 minutes as will a trip to Charlotte Douglas International Airport.

Residents have access to a community boat launch suitable for canoes and kayaks. There are also many marinas nearby and public boat launches  available for use. Other amenities include a playground, recreation area and street lights.

Homes in Lake Forest were built between 2007 and 2014. Many of the homes are grand in scale with sizes ranging from 2,100 square feet to over 5,000 square feet. Lots are typically between a fifth and a third of an acre with some lots being much bigger. Many of the homes have outdoor living spaces including saltwater pools, outdoor kitchens, fire pits, decks, patios and sports courts.

Most of the homes in Lake Forest have three to five bedrooms and two and a half to four and a half bathrooms. Many homes have home offices, butlers pantries, mudrooms and many more builder features and upgraded features.

Lake Forest is currently zoned for top rated schools making the area even more desirable. Children attend Crowders Creek Elementary School, Oakridge Middle School, and Clover High School. In the past year, homes in Lake Forest have sold for an average of $301,643 with $265,000 being the low and $330,000 being the high. There are currently 4 homes on the market which represents a 6.9 month supply of homes. This is in comparison to the 5.5 month supply for all of Lake Wylie. This means that the market is pretty balanced between buyers and sellers in Lake Forest at this time.

August Market Report

Another month has passed and we now have the monthly numbers from the Charlotte Regional Realtor Association. The data they use us from the Carolina Multiple Listing Services. In this monthly report, the CRRA compares numbers from this year to last year. Once again, the trends are showing that inventory is tight and prices are rising.

When you look at the entire Charlotte region, sales are down year over year by 6% from 4,800 to just 4,514. This is the 4th straight month of declines for the region. Average home price is up from $270,274 to $294,107, a rise of 8.8%. Homes are selling more quickly, just 38 days from list to sale, down from 43 days last year. Supply of homes went from 11,736 last year, down 14.3% to 10,052 this year representing a 2.4 month supply.

The story isn’t all grim however, pending sales are up 7.4% over 2017 from 4,443 to 4,771. New listings were also up slightly, up 1.5% from 5,576 to 5,660.

When you look at Lake Wylie, the picture is a little bit different, but keep in mind that with the smaller data set, numbers can be skewed by a few large homes selling, or a new construction neighborhood starting to sell homes.

In Lake Wylie, sales were up 16.7% from 108 to 126. Average home price was up 6.3% from $361,817 to $384,436. Homes are selling in an average of 63 days, down just one day from last year. Supply of homes went up from 393 to 417 representing a 4 month supply. This means that transactions are more balanced between buyers and sellers than in the Charlotte region as a whole.

Pending sales in Lake Wylie are up 3.3% from 92 to 95. New listings are up 17.5% from 126 to 148. This means that there are still many buyers in the area and they are motivated to buy even with higher average prices.

It remains to be seen if there is a general trend across the nation where the housing market is starting to cool down. Some analysts are predicting that prices are on the way down and that the market will balance as supply increases.

Secret Retreat in Forest Cove

The best kept secret on Lake Wylie has to be Forest Cove. This enclave of homes has the perfect location, on the Lake, secluded, but close to everything you need. These homes don’t come on the market often so you have to be ready to snap one up.

Forest Cove is located just off Armstrong Road within walking distance to Harbortowne Marina & Ship Store and Seven Oaks Cafe. Just around the corner is Daniel Stowe Botanical Gardens. Popular neighborhood McLean is just across Armstrong Road as well. This location is 30 minutes from Uptown Charlotte and 15 minutes to the Airport. Belmont is just a few minutes away for community events, shopping, dining, and more. The Carolina Thread Trails are nearby as well which will eventually network over 1,600 miles of trails and greenway.

Homes in Forest Cover were mainly built in the 1980’s, though many of the homes have been fully remodeled and modernized. Most of the homes have 3 or 4 bedrooms and 2.5 to 4 bathrooms. Some homes have fully wooded lots, and some have water frontage with private docks and boathouses. Many of the homes have basements for additional living space.

As for amenities, Forest Cove offers lake access, community boat slips & ramp, a beach in addition to volleyball court and picnic area. There is a playground for the kids and streetlights through the neighborhood.

Forest Cove is currently zoned for fantastic schools. Zoning has children attending New Hope Elementary School, Cramerton Middle School, and South Point High School. Please verify school assignments as zoning boundaries can run through neighborhoods.

If you look at sales for the past 12 months in Forest Cove, homes have been selling for an average price of $470,375 and typically sell in less than two months. Two of the homes sold in less than 10 days. This means that you have to be prepared to act fast to get in on this retreat of a neighborhood.

New Construction at Cadence in Tega Cay

A new active living community is underway right now in Tega Cay. Brought to you by Mattamy Homes, Cadence has low-maintenance ranch style homes surrounded by mature trees with an amazing park at its core. Cadence is also located near the heart of Tega Cay so it is easy to enjoy Lake Wylie and the surrounding area. Highway access is also close by to connect you to Rock Hill or Uptown Charlotte.

This exclusive community consists of 125 homes with seven floor plans, 8 quick move-in homes, and plenty of upgrades. Once the neighborhood sells out, it will be a rare thing indeed to see one of these amazing homes come on the market so now is the time to act.

Great Value in Autumn Cove

If you want all of the benefits of living on Lake Wylie, but don’t have the pocketbook to afford a million dollar plus home, check out Autumn Cove. This amazing neighborhood has single family homes and townhomes right across the street from Crowders Creek Elementary School. This spot is on the Lake Wylie Road peninsula, bordering the Crowders Creek tributary not far from the Buster Boyd Bridge.

This established neighborhood has great curb appeal and a strong network of homeowners who take pride in the area. There is a neighborhood pool for residents to enjoy as well as a community playground. For the adults who like to play on the lake, there is dry boat storage available for residents. There is new construction in back of the neighborhood in the sister community Somerset at Autumn Cove.

Autumn Cove is full of traditional style homes starting in the $200,000’s and heading into the low $300,000’s. Homes have between 1,500 and 4,000 square feet of living space. This means that there is a home for every type of family whether you need a 3 bedroom home or a 5 bedroom home. There are many cul-de-sac streets with mature trees and landscaping.

The homes have great front porches perfect for chatting with neighbors. Homes were built in the early 2000’s and some have been upgraded substantially in that time. Many homes have granite counters, open floor plans, hardwood floors, and amazing outdoor living spaces. Some homes have formal living and dining rooms which can be used for home offices if needed.

In the last year, homes have sold for between $192,000 and $319,000. There are currently 4 homes for sale in Autumn Cove which represents a 2.8 month supply of homes. This is in comparison to the 6 month supply when you look at all of Lake Wylie. This means that you have to be ready when one of these homes comes on the market.

 

July Market Report

Jason Gentry, president of the Charlotte Regional Realtor Association says “Without a doubt, limited inventory continues to pressure prices across the region, while also effectively slowing sales during what’s typically our prime selling season. Demand and pending contract activity remain strong, which means buyers must move quickly to purchase the home they want.” This was in response to the monthly report the association publishes based on data from the Carolina Multiple Listing Services.

When you look at the entire Charlotte region, average sales price is up to $290,486, inventory is down to just a 2.4 month supply, and homes are selling in an average of just 36 days. This means that buyers have to be ready to go quickly and be ready to pay top dollar for a home.

When you look at the numbers just for Lake Wylie, the picture is similar. Average price has risen to $409,133, a rise of 4.5% from July of last year. Inventory is dropping as well to a 3.7 month supply. This is dropping below the 4-6 months supply that typically represents a balanced market between buyers and sellers. Homes have been selling in an average of 50 days. This is down 7.4% from the 54 days last year at this time.

When you look at pending sales and closed sales in Lake Wylie, they are both way up over last year. Closed sales are up 11.3% from 115 to 128. Pending sales are up an amazing 41.1% from 102 to 147. We should see many of those sales close in the next month or two.

New listings on the other hand were only up 0.7% from 145 to 146. Based on the small increase, the inventory could drop again next month. As we have seen in the past, as inventory drops, prices usually creep higher following the laws of supply and demand.

As the Lake Wylie market is a smaller sample from the entire Charlotte region, sometimes what we think will be a trend is just the larger fluctuation of the smaller size. We will continue to watch the market to see what the numbers show. For now, buyers need to be ready to act quickly and will be hard pressed to find any bargains.

Neighborhood Spotlight: Pierpointe

Come and visit Pierpointe, a remarkable enclave of custom homes on the main channel of Lake Wylie. These homes have stunning views both inside and outside and epitomize the lakeside lifestyle. Add close proximity to major employers, an international airport, and Uptown Charlotte and this location is perfect.

You approach Pierpointe from Pine Harbor Road at Shopton Road. This means that Rivergate is just minutes away providing most of the necessities. There are shops, restaurants, and grocery stores in Rivergate. Residents can quickly get to I-77 or I-485 to connect with Charlotte Douglas International Airport and Uptown Charlotte.

Homes in Pierpointe are grand in scale and full of unique features. Many of the homes have two-story plans and some have fully finished basements as well. Some of the homes have extensive formal gardens, some have guest houses, some have media rooms, there are surprises in each home. Most homes have over 4,000 square feet of living spaces with between 3 and 6 bedrooms and 3.5-4.5 bathrooms.

The waterfront homes in Pierpointe have truly stunning views of the lake. Homes take full advantage of the views with terraces, sunrooms, decks, boat houses with lifts, floating docks and lakeside seating areas. Some homes even have pools that overlook the water. All have outdoor living spaces and lush landscaping making a true retreat. The lots are large, most are at least half of an acre with many over an acre, providing privacy.

These homes don’t come on the market very often, in fact in the past year only two homes came up for sale. Prices range from the $700,000’s to over $1 million.
