Lake Wylie gets ready to welcome Moe’s
The official grand opening at 11 AM on November 4 will offer the opportunity for the first 100 customers to get a burrito per week for a year. A fundraiser will also be taking place on opening day titled “Pay What You Want Day” focused on raising money for local schools, and the school that raises the most money will receive an additional thousand dollars courtesy of Moe’s Southwest Grill.
Moe’s Southwest Grill is a fast casual Tex-Mex restaurant operating over 600 locations in the United States and offering a menu of fresh, fun, all-natural items including burritos, quesadillas and more.
There are lots of new development plans for the same location as Moe’s, including Lee’s Hoagie House, Mathnasium, SportClips,TK Nail Bar and Morningstar Mini-Storage. Also under construction is a dental office across Nautical Drive and an additional dental office across Latitude Lane.
Plenty is on the horizon as far as new businesses go in Lake Wylie, but for now, residents can get excited about some pretty great burritos.
Shipt partners with Harris Teeter for grocery delivery in Lake Wylie and Fort Mill
Grocery shopping is about to get a little easier and a lot more convenient.
Lake Wylie and Fort Mill are just two of the Charlotte towns who can benefit from Shipt, a grocery delivery service that is now delivering from 50 Harris Teeter stores throughout the Charlotte area.
Shift began its service throughout Charlotte originally only delivering from Publix stores last September. But the service has been widely popular and is expanding now to the Harris Teeter chain for delivery.
Charlotte region residents love Harris Teeter, and Shipt wanted to capitalize on that. Shipt provides service for an annual fee of $99 for orders of at least $35. As part of its launch with Harris Teeter, the company is offering $25 in free groceries to annual members who sign up prior to the launch of Shipt in their area.
Shipt offers both a desktop and mobile app that allows shoppers to peruse online the selection of groceries at their local Harris Teeter. Once shoppers select their groceries, they choose a delivery option and then check out. It is fast, simple and convenient. The service offers same-day grocery delivery, as soon as one hour after the order is placed, and delivery is free for members on orders over $35. There is a slight difference on Shipt’s item pricing versus standard in-store pricing.
In addition to providing a tremendous convenience, Shipt’s new partnership is creating jobs, as the company is currently hiring more shoppers to keep up with the increase in grocery stores and coverage areas. Market spotlight: Lake Wylie’s Autumn Cove
Autumn Cove at Lake Wylie might just have everything you have been searching for in a community. With competitively priced homes in a beautiful neighborhood and plenty of waterfront options, Autumn Cove also offers an easy commute to Charlotte, Gastonia or Rock Hill. The neighborhood features relatively new construction homes generously sized with an average price point of approximately $228,000.
Because Autumn Cove is located in the charming town of Clover in York County, residents can take advantage of South Carolina’s low taxes as well as the fantastic and desirable Clover school district, making this neighborhood great for families.
We are looking at a seller’s market in Autumn Cove, with six homes currently on the market representing 3.1 months of inventory. This is lower than the inventory in Lake Wylie and York County overall, which have 5.1 months of inventory and 5.3 months of inventory respectively.
The market here is stable with very little fluctuation in the number of homes sold per month, in the average sales price of homes, or in the average price per square foot. The average price per square foot has hovered around $94 for the past year, with an average sales price not straying far from $224,000, and approximately two homes selling per month.

York County development is thriving
The Lake Wylie real estate market and local economy continue to thrive as the area welcomes new businesses as well as new housing developments.
York County is moving forward on the development fast track with plenty of new restaurant openings, grocery store openings and residential construction on the horizon in Lake Wylie and Fort Mill. There have been a lot of discussions between county staff and property developers with regard to what’s next.
A new single family subdivision is in the preliminary planning stages at SC 49 and Daimler Boulevard on more than 430 acres of land owned by Crescent Communities. Moreover, 5800 Charlotte Highway is a possible new site for a gas station, convenience store and used car lot.
Furthermore, Lakeside West Center will soon be home to a multi-tenant retail center at 429 Blucher Circle. A new restaurant could be joining the shopping plaza at 131 Evergreen Road, and a Captain D’s may go in at the Shoppes at the Landing. The Pleasant Road area of Fort Mill is also going to be home to a new German-based Lidl grocer.
As far as recreation is concerned, a new swim center is proposed for 3354 Highway 160 West on a seven-acre lot, and a gymnastics center is proposed for Maxwell Road off of Pleasant Road in Fort Mill on two and a half acres.

Market report: Waterfront sales
Let’s take a look at the year-to-date numbers for waterfront properties in and around the Lake Wylie area.
With the first three quarters of the year under our belt, the housing market, and particularly waterfront sales, are looking good for Lake Wylie and the surrounding region.
Year-over-year numbers indicate that the average number of homes sold per month are up, with 105 homes sold so far in 2016 (approximately 12 homes sold per month) as compared with only 91 homes sold through the third quarter in 2015 (approximately 10 homes sold per month).
Furthermore, the average list price has increased from $548,000 in 2015 to $608,000 in 2016, the average sales price has increased from $525,000 in 2015 to $580,000 in 2016, and the average price per square foot has increased from $172 in 2015 to $190 in 2016.
Even though the current number of waterfront homes on the market, 130 to be exact, represents 10.8 months of inventory which would be considered a buyer’s market, the year-over-year numbers reveal positive trends for sellers. Plus, based on what is on the market now in Lake Wylie and the surrounding region, the average price per square foot is $221 and the average list price is $875,000, and both of these numbers are notably higher than last year’s numbers at this time.
In the first three quarters of 2015, homes spent an average of 124 days on the market, and in 2016 homes spent an average of 142 days on the market, indicating slightly less activity this year and a sign that buyers may have the upper hand now.
So, while, inventory points to favoring the buyers, other stats are looking favorable for sellers. It’s a win-win!
New YMCA set to open in Lake Wylie
If you are a Lake Wylie resident, get ready to break out your sneakers and your workout pants.
Lake Wylie is getting a brand new, 73,500 square foot YMCA near Crowder’s Creek Elementary School that will be opening in mid October. The $17.8 million Clover School District Community YMCA is one of five projects that comprise a $99 million Clover School District construction plan.
The facility will feature a stunning pool and fitness center that will be a part of what will possibly be considered one of the nicest Y’s in the country. In addition to two indoor pools, there will also be a 50-meter Olympic sized outdoor pool, two racquetball courts, a basketball gym with a second-level walking track, several weightlifting rooms and plenty of exercise space, as well as a multi-purpose function room.This new facility’s pool will be home to the Clover High School swim team as well as the Kicking With Confidence program that aims to provide swimming lessons to every 4th-grader in the district. After-school care will be offered, as well as plenty of activities for kids and adults alike.
The official ribbon cutting ceremony for the Clover School District Community YMCA will take place from 5 to 7:30 PM on October 12, and community tours are planned for October 13-16 before the official opening of the facility at 5 AM on October 17.
