This community has new homes, but is in the last phase of construction so the vehicles and noise will be gone soon. This gives you all the time in the world to enjoy the peace and quiet of the lake lifestyle.

Chapel Cove is located just off Shopton Road West on the North Carolina side of Lake Wylie in the Steele Creek area. Residents can quickly get on the highway for an Uptown commute, head to a sporting event, concert, or shopping trip. There are walking and biking trails winding through the neighborhood with both hard and soft surfaces. Pocket parks are throughout the community as well as a playground. One of the trails will wind through and take you to a kayak and canoe launch with kayaks provided by the neighborhood.

Important Information for Buying Lake Property

The Charlotte Business Journal recently published an article entitled “What to consider when buying lakefront property in the Charlotte area”. This is a great reminder of all that goes into a lake purchase that may not apply to properties not on the waterfront. This is especially important when there is not much inventory so homes are selling quickly. This means that you have less time to make important decisions so you want to make sure you have considered every angle.

Price is first and probably most important. Main channel properties which typically have the best views, command a premium on price, even over other lakefront properties. Cove properties typically have less boat traffic so that can be a consideration for buyers as well.
Riparian Buffer – this is a 50-foot buffer from the water that has to remain in a vegetated state. This is mostly to counteract erosion and protect animal habitats. Property owners cannot remove trees on the first 30 feet and there are minimal changes that are allowed by law.
Docks and Boathouses – there are many properties that already have a dock or boathouse, but this does not mean that you can build one on your new property. There is a permitting process through Duke Energy and only homeowners are allowed to apply for a permit. This means that if a dock is a must have for you, you can ask a current homeowner to apply for a permit as a condition of a sale. Boathouses are typically grandfathered in and have regulations of upgrading, typically limited to fixing but not over-improving.
Insurance can be a factor as well. You need to make sure your policy covers your property as well as watercraft and retaining walls if they are present. This is an additional consideration that you typically don’t have if you don’t have a waterfront property.

Neighborhood Spotlight: Reflection Pointe Waterfront Community

If you are like many people spending too much time in your home right now, you probably have a list of grievances against your home. Reflection Pointe is a gated community located right on Lake Wylie, ten minutes from historic Belmont and 35 minutes from Uptown Charlotte. Neighborhood Spotlight: Glenmoor

Just South of the city of York, there is a gem of a neighborhood with large lots, custom built homes, and plenty of privacy. This charming spot is Glenmoor, located near the James Ross Wildlife Reservation. The neighborhood is located off of State Route 46-35 for a quick trip into York.

Homes in Glenmoor were built in between 2015 and 2016, but occasionally a new lot is available for a custom built home. Lots are at least an acre with some lots over 2 acres for plenty of privacy and outdoor living. Many of the homes have private pools, decks, patios, and playscapes.

These homes have a variety of floor plans as well as at least 3 bedrooms and 2 bathrooms. Homes typically have at least 2,500 square feet of living space, but some also have rocking chair front porches or screened in porches to add additional living space.

Last year just 3 homes went on the market in Glenmoor. They sold for an average of just under $350,000. There was also one lot that sold last year for $47,500 for over 2 acres. Currently there are two homes for sale in Glenmoor, but they are both already under contract. Both of them went under contract in less than a week, showing the desirability of the neighborhood.
