Neighborhood Spotlight: The Yachtsman Lake Wylie

If you want the lake life, but without all of the maintenance that comes with owning a home, a condominium might be just the right fit for you. There are many to choose from in the Lake Wylie area, and one of our top picks is The Yachtsman.

This amazing community is right on the waterfront and features a main channel view perfect for watching nature and people watching. Many of the homes have private balconies overlooking some of the most expensive real estate on Lake Wylie.

Some of the units in The Yachtsman are condo units, and some at townhome units. This gives a wide variety of floorplans to choose from. They have 2-3 bedrooms and 2-3.5 bathrooms in 1,100 to 2,000 square feet of living space. Many of the units have been tastefully remodeled since they were built in the late 1980’s – late 1990’s.

The amenities at The Yachtsman include a community boat dock (with slip fees charged separately), a private beach, outdoor pool, and tennis courts. The community is gated with parking for residents and guests inside the gates.

Lake Wylie Waterfront | Rock Island Point

On the North Carolina side of Lake Wylie, you’ll find an amazing neighborhood called Rock Island Point. It has great waterfront homes, close to Charlotte, but still feeling like you’re on vacation every day.

Rock Island Point is located off of Shopton Road, just down from the Charlotte Premium Outlets. Residents are also close to Charlotte Douglas International Airport, and a quick commute to Uptown Charlotte. There are lots of options nearby for shopping, eating out, and entertainment including Carowinds Amusement Park.

The community was built in the mid-1990’s and the homes range between 2,000 and 4,000 square feet. Some of the homes have in-ground pools, spa-like bathrooms, home offices, and fully finished basements. Homes have between 3 to 4 bedrooms and 2.5-3.5 bathrooms. Many of the homes have been updated since they were built.

In the past year, just two homes sold in Rock Island Point. Neither of the homes was on the waterfront. Prices ranged between $370,000 to $519,000. Both homes sold after just 3 days on the market. There is currently one waterfront home on the market, but it went under contract the same day it was listed for sale. January 2022 Market Report – Greater Lake Wylie Area

As things are starting to return to normal on the Covid front, many people are wondering if everything else is going to return to normal as well. When we look at the real estate numbers for January, we can say that the real estate market is not quite normal yet. Prices are still much higher than expected and inventory is still close to an all time low.

When you look at the Canopy Realtor Association report for the entire Charlotte region for January, you see that prices are rising, inventory is low, and homes are selling quickly. Average sales prices are still over 100% of list price meaning that there are still bidding wars and some multiple offer situations happening. And this is typically the slowest part of the yearly cycle.

When you look at the numbers for Lake Wylie, you see that there were 69 homes on the market, down from 165 in January of 2021. Due to lack of supply, the pandemic, and a host of other factors, prices have risen to a median home price of $504,833. This is up 37.8% in only one year. Homes are selling for an average of 101.1% of list price and going under contract in an average of 25 days.

New listings, pending sales, and closed sales were all down in January when compared to the previous year. This indicates that many sellers are waiting for the typically busy spring season to list their homes. This strategy may backfire this year as interest rates are on the rise which can price many buyers out of the market. We may not see as many multiple offer situations if there is a flood of new listings and fewer buyers able to purchase them.

What this means for buyers is they need to bring more money to the table and be prepared for a little less competition for homes. What it means for sellers is they need to be ready for a sale to be quick, but maybe not as quick as last year. We are still seeing homes selling quickly and for sellers to insist on leasing the home back for a month or two after closing so they have time to purchase their next home. Both buyers and sellers need to be aware of this trend, so they can prepare.

It is also a great idea to fix anything that is wrong with the home for instance leaky faucets or peeling paint. This helps you to get top dollar and can save you lots of money when it comes to repair negotiations in a contract.

If both buyers and sellers are prepared as soon as the ground thaws, we should see the spring season off to a great start. We will have to keep an eye on interest rates to see if there is a slowdown in the market in March or April. Neighborhood Spotlight: Cooks Cove Lake Wylie

If you are looking for a custom home in a gated community on the shores of Lake Wylie, look no further than Cooks Cove. This exclusive enclave of homes has a great location, great schools, and wonderful homes that are rarely listed for sale.

Cooks Cove is located right off Lake Wylie Road in the heart of Lake Wylie. The neighborhood is in commuting distance to Uptown Charlotte, and highway access to I-485 and I-77 are convenient via Highway 49. There are many options for dining, shopping, and entertainment nearby, as well as parks and of course, the lake.

Cooks Cove was built in the early 2000’s and features all custom homes with stunning features. Some of those features include wine cellars, sports courts, libraries, home theaters, and salt-water pools. Homes have at least 4 bedrooms and 4 bathrooms, and have 4,000 to over 8,000 square feet of living space. Included in that space, expect spa-like primary suites, secondary suites, and open entertaining spaces. Most homes have home offices, but why work from there when you can work from your dock, boathouse, or floating dock? Many homes have extensive outdoor living spaces to take advantage of lake views.

In the past year, only one home and one lot changed owners in Cooks Cove. In the last 2 years, only seven properties were sold showing the desirability of the community and how reluctant anyone is to leave. Homes on wooded interior lots typically sell in the $500,000’s to $600,000’s while waterfront homes sell for well over $1 million.

April Market Report: Greater Lake Wylie Area

It appears that the trends that have persisted over the past year are still holding strong in the Charlotte Region. Prices are rising and supply is still not enough to meet demand even though new listings are up. This could be an indication that the market is in the first stages of correction as many more people are starting to be comfortable listing their homes.

Canopy Realtor Association reports each month on numbers based on listings in the Canopy Multiple Listing Service. According to the report, the supply of homes is at just 3,018 or just a 0.6 month supply of homes. Last April the supply was at 9,099 or a 2.1 month supply. A balanced market between buyers and sellers is typically considered to be a 4-6 month supply. This is despite 5,711 new listings, up 32.5% from last year.

When you look just at the Greater Lake Wylie area, you see just 109 listings, representing a 0.7 month supply of homes. These homes are selling for 19.4% more than the same time last year. This is an increase of, on average almost $75,000 in just one year. While this is great news for sellers, buyers are feeling the pinch. Buyers are having to bring more money to get the same home and are facing steep competition. Many homes are seeing multiple offer situations and the average home is now selling for 102.4% of the list price.

Hopefully once inventory comes in line with demand we will begin to see prices stabilize. Until then, buyers will need to be resilient as they may have to put in offers on multiple homes before they win the bidding war. Sellers are not immune to difficulty, as they are often having trouble once they become buyers. Neighborhood Spotlight: Handsmill on Lake Wylie

If you’re looking for a great waterfront neighborhood in Lake Wylie, South Carolina, look no further than Handsmill on Lake Wylie. Handsmill is just 30 minutes from the center of Charlotte, North Carolina, has lower York County taxes, and coveted Clover schools. There are great neighborhood amenities and new construction homes available as well as a few lots left to build your dream home.

Handsmill on Lake Wylie is located off of Handsmill Highway on the South Carolina side of the Lake. It is just a few minutes away from downtown Lake Wylie and close to highway access. There are many nearby restaurants, places to shop, state parks, recreation and all of the conveniences you need.

Community amenities include a community clubhouse with outdoor pool, playground, and fitness center. The neighborhood is gated and also has streetlights for safety. In addition there are walking trails leading to a lake access with community dock and boat slips for lease to residents.

There are currently 7 homes for sale in Handsmill on Lake Wylie and all of them are under contract. There is one lot for sale. Homes with lake frontage command a premium of course and typically list for over $1 million. Interior homes are typically in the $400,000-$600,000 range. Homes have been selling quickly after listing with many going under contract in less than a week.

In the last year, 13 homes sold in the neighborhood and 5 lots also sold. Sale prices ranged from $460,000 to $1,700,000 for existing homes and $55,000 to $400,000 for lots depending on if they have lake frontage or not.
