Neighborhood Spotlight: Glenmoor

Just South of the city of York, there is a gem of a neighborhood with large lots, custom built homes, and plenty of privacy. This charming spot is Glenmoor, located near the James Ross Wildlife Reservation. The neighborhood is located off of State Route 46-35 for a quick trip into York.

Homes in Glenmoor were built in between 2015 and 2016, but occasionally a new lot is available for a custom built home. Lots are at least an acre with some lots over 2 acres for plenty of privacy and outdoor living. Many of the homes have private pools, decks, patios, and playscapes.

These homes have a variety of floor plans as well as at least 3 bedrooms and 2 bathrooms. Homes typically have at least 2,500 square feet of living space, but some also have rocking chair front porches or screened in porches to add additional living space.

Last year just 3 homes went on the market in Glenmoor. They sold for an average of just under $350,000. There was also one lot that sold last year for $47,500 for over 2 acres. Currently there are two homes for sale in Glenmoor, but they are both already under contract. Both of them went under contract in less than a week, showing the desirability of the neighborhood.

Pandemic Organization

One trend that has emerged out of the Covid-19 pandemic is home organization. There are many books about organization, professionals you can hire, and there are shows on Netflix that will show you amazing before and after transformations. Keep An Eye Out For Trinity Townes

Coming August 10th, there will be a new townhome development in Tega Cay brought to you by Ryan Homes. Named Trinity Townes, homes will start in the $280,000’s to the $350,000’s. Homes will be part of the highly desirable Fort Mill School District and will have lower South Carolina property taxes.

Homes in Trinity Townes will be three story townhomes with up to 2,300 square feet of living space, and two car garages. There are options which include a first floor bedroom, covered porch, and outdoor fireplace. Kitchens are large and open to living rooms making the space feel even more grand. Bedrooms are generous with ample closet space.

One of the best parts of Trinity Townes is proximity to Lake Wylie and Baxter Village. This means that you have shopping, dining, and recreation all within a few minutes. There are public access points nearby for boat launching at Nivens Creek Landing which is less than a mile away. There is easy access to I-77 for a morning commute as well.

There has been a big trend recently of active communities for adults age 55 and over. Carolina Orchards is a prime example of just such a place done right. It has luxurious homes and resort style amenities in a maintenance-free setting all in Fort Mill, SC, just minutes away from Lake Wylie.

Carolina Orchards is brought to you by Del Webb-Pulte homes and is located on the west side of Fort Mill, SC just off SC highway 460 across from Springfield Elementary School. If you don’t have good curb appeal, it sets the tone for a potential buyer to turn around and not even go inside. If they do come in, it sets them up to think that your home can be had for a bargain price. To make the best first impression on a prospective buyer, you have to stage the outside of your house as well as the inside. Below are some of the best projects you can do to get you top dollar when you sell your home.

The simplest and cheapest upgrade you can do is to clean up your home. Sure, you keep the inside of your home clean, but the exterior probably hasn’t been washed in some time. If you’ve had your eye on the exclusive community of Mariners Watch Cove in York, SC, you’re not alone. This popular spot is part of the Allison Creek Peninsula on the shores of Lake Wylie and is truly stunning. February Market Report

The monthly numbers have been published by the Carolina Regional Realtor Association. They base the report off of numbers from the Multiple Listing Services, Inc. The big story for the Charlotte region is that almost every number is down. From supply of homes to new listings, to days on market from list to close, all of these numbers are down. The numbers that are up are average and median list price.

When you look just at Lake Wylie, the numbers are a little bit different, but keep in mind that the small sample size can make the trends seem extreme. In Lake Wylie, most of the numbers are up from last year at this time. New listings are up 12% over this time last year, from 133 to 149. They are also up when you look at year-to-date, 10.6% over last year from 246 to 272.

This increase is responsible for an uptick in the supply of homes which rose from 3.5 months up to 3.6 months. A balanced market between buyers and sellers is considered to be a 4-6 month supply. This is welcome news for buyers as they have had a harder time in recent years with a rise in multiple offer situations and prices above list. If this trend continues, we could see prices slow in their rise.

Prices for homes in Lake Wylie have increased from an average of $382,147 last February to $393,761 this February. This represents a 3% increase year over year. When you look year-to-date, there has been an 8.4% rise in average sales price which could be the result of a few large sales.

Pending sales were way up year over year from 91 up to 120, a rise of 31.9%. This means that we should see strong sales for the next few months as the homes that are pending head to the closing table. As we head into spring, we should see the market speed up.
