Neighborhood Spotlight: Reflection Pointe Waterfront Community

Reflection Pointe is a gated community located right on Lake Wylie, ten minutes from historic Belmont and 35 minutes from Uptown Charlotte. There are also currently 64 lots available ranging from $33,900 for an interior basement lot to $349,500 for a premium lake frontage lot. If you are looking for a modern farmhouse in coveted Clover schools, be sure to check out Sanders Landing. This great neighborhood is full of new construction homes on large lots, with all of the modern farmhouse touches including shiplap.

To take advantage of all of the activities at Lake Wylie and great neighborhood amenities, Paddler’s Cove is the place to be. Paddler’s Cove is directly on the lake, is zoned to coveted Clover schools, and enjoys lower South Carolina taxes. With a great location near the Buster Boyd Bridge, a commute into Uptown Charlotte is a breeze as well.

Homes in Paddler’s Cove are new construction with the oldest homes built in 2017 and new construction homes still available. There are one and two story plans as well as townhomes so there is truly a home for every kind of family. Homes have open floor plans, chef’s kitchens, and airy and open owner’s suites.

In the last year, 81 homes sold in Paddler’s Cove with townhomes typically selling in the $200,000’s and single-family homes selling between around $300,000 to around $625,000 with the average sale price around $440,000. Clover, SC has many great communities, but a great one to take another look at is The Oaks at Clover. This amazing neighborhood has beautiful homes with easy to manage lots. There is a play area nestled in the woods as well as a fishing pond and community preservation areas. This neighborhood is desirable for being within the coveted Clover school district and has lower South Carolina taxes.

Homes in the Oaks at Clover were built between 2008 and 2020. These homes have open floor plans, 3-6 bedrooms and 2.5-4.5 bathrooms. Homes have 2 or 3 car garages, rocking chair front porches, and back patios perfect for an outdoor dinner. Many homes have extensive options and upgrades including lighting, trim, granite counters, stainless steel appliances, and much more. Many homes have space for a home office which is desirable right now as many people are still working from home.

In the last year, 24 homes sold in Oaks at Clover with an average sale price of $272,046. There is currently one home on the market in Oaks at Clover that has only been listed for a few days. This means that there is only a .5 month supply of homes in Oaks at Clover. This is in comparison to the 1.3 month supply for the Lake Wylie area. This means that sellers should have the upper hand in transactions here right now.

Just South of the city of York, there is a gem of a neighborhood with large lots, custom built homes, and plenty of privacy. This charming spot is Glenmoor, located near the James Ross Wildlife Reservation. The neighborhood is located off of State Route 46-35 for a quick trip into York.

Homes in Glenmoor were built in between 2015 and 2016, but occasionally a new lot is available for a custom built home. Lots are at least an acre with some lots over 2 acres for plenty of privacy and outdoor living. Many of the homes have private pools, decks, patios, and playscapes.

These homes have a variety of floor plans as well as at least 3 bedrooms and 2 bathrooms. Homes typically have at least 2,500 square feet of living space, but some also have rocking chair front porches or screened in porches to add additional living space.

Last year just 3 homes went on the market in Glenmoor. They sold for an average of just under $350,000. There was also one lot that sold last year for $47,500 for over 2 acres. Currently there are two homes for sale in Glenmoor, but they are both already under contract. Both of them went under contract in less than a week, showing the desirability of the neighborhood.

Pandemic Organization

One trend that has emerged out of the Covid-19 pandemic is home organization. There are many books about organization, professionals you can hire, and there are shows on Netflix that will show you amazing before and after transformations. Marie Kondo made a splash a few years ago with her KonMari method of home organization. She would have clients take out all of their items in a certain category and only keep the items that “sparked joy”. Her method became so popular that she has two bestselling books and a Netflix show.

A new show to hit the scene is The Home Edit. These two women garnered fame on Instagram for their way of making organization beautiful. They have very famous clients and now a Netflix show that can help you to get started on your space.

New Development on the Horizon

A new development is in the works on Lake Wylie and Little Allison Creek. The proposed project is being put together by Fielding Homes which is a local builder working in the Fort Mill and Lake Wylie areas. Their previous projects include Mason’s Bend and Paddler’s Cove just to name a few.

The new project is called Lakeside Glen and the plans show that it will be a 425-lot single-family residential project. The site sits on 305.7 acres located between Highway 274 and Allison Creek Road.

This project has been in the works for some time, with a preliminary plat originally filed in March of 2015. There have been changes and revisions since the original filing, the most notable has been increasing of minimum lot size.

There are not many more details available at this time so we still don’t know the size or price range of the homes yet. The York County Planning Commission will continue to work with Fielding Homes as this project comes to fruition.
