Homes in Tioga Pointe don’t come up for sale often so you have to be ready when one comes on the market. These amazing homes are grand in scale and reside on large lots right on the shores of Lake Wylie, South Carolina. This means lower South Carolina taxes, highly sought after Clover schools, and great proximity to Uptown Charlotte.

Tioga Pointe is located just off of Lake Wylie Road close to the junction with Highway 49. This gives residents great access to highways leading to shopping, dining, and entertainment. It also means a quick trip to Charlotte Douglas International Airport, or a straightforward commute to Uptown Charlotte.

In the past year, just three homes sold in Tioga Pointe ranging from $460,000 to $628,000. These homes sit on lots of at least an acre in size and range from 3,050 to 3,849 square feet. Three or four bedrooms are the most common with 2.5 to 5 full bathrooms. Many of these homes were custom built and have all of the features you could ask for. Some have gourmet kitchens, home offices, second living quarters, in-ground salt water pools, and much more. There is no HOA for the neighborhood.

Take a Closer Look: Masons Crossing

Right on the waterfront of Lake Wylie you will find a wonderful community of Masons Crossing. This spot is great as highway access is just 15 miles away. This means that you get a waterfront retreat within commuting distance to Uptown Charlotte. There are also great options nearby for shopping, dining, and entertainment. Also convenient are Carowinds, Fort Mill, Rock Hill, and Charlotte Douglas International Airport.

Homes in Masons Crossing are grand in scale and have estate sized lots. These custom homes are stunning and have amazing features making each home unique. Waterfront lots command a premium, but are worth every penny with amazing year round views in addition to boat houses, floating docks, stunning decks and porches to capture the lake lifestyle.

Masons Crossing is currently zoned for award winning and desirable Clover schools. Residents get all of this and lower South Carolina taxes. In the past year, homes in Masons Crossing sold for between $442,000 and $1,275,000. Homes typically have between 2,500 and 7,300 square feet of living space.

With five homes currently on the market, Masons Crossing currently has a 15 month supply of homes. This is compared to the 6.4 month supply for the whole of Lake Wylie and the 4.8 month supply in York County. This means that Masons Crossing is in a buyers market at the moment.

A Crowders Creek park plan will be voted on by Lake Wylie residents later this year. June 20th, the York County Council received and finalized a petition to allow a special district vote on the proposed sports complex in Lake Wylie. The special tax district vote will occur with the general election ballot on November 8th. If the plan is approved by the voters, it will result in paying for half of an $8 million sports complex on land owned by York County. The land is along Crowders Creek.

The cost is estimated by park supporters to come in at $16/year on $100,000 home value, or $24/year for $100,000 of commercial property value.

The park would include baseball/softball fields and multi-purpose fields for hosting outside tournaments. It would also include trails and more.

LakeWylieBikeTrailLindsayAdditionally, a community workshop will be held June 27th to come up with a plan to improve bicycle and pedestrian connections throughout the Lake Wylie area. The workshop is hosted by the Rock Hill-Fort Mill Area Transportation Study. It will be a drop-in meeting hosted at the Lake Wylie Public Library.

RFATS hopes the meeting will help identify gaps that could connect existing bicycle or pedestrian paths to encourage people to reduce vehicular traffic on roadways.

These projects could potentially help support current businesses and residents and draw more into the area. Lake Wylie is all about outdoor living and these projects line up with those goals.

It remains to be seen if residents are willing to help fund the park. It will also be interesting to see what the community would like to see out of the bicycle and pedestrian plan. It would be nice if Lake Wylie could be connected by trails to the larger community like is happening in many other cities around the country.

The New York Times ran a story today stating that houses keep getting bigger even as families get smaller. New construction homes have more square footage, more bedrooms, and more bathrooms than they did in 1980. However, the average size of a household has shrunk to 2.58 people.

Chapel Cove in Lake Wylie is a fantastic master planned new construction community where you can get a larger home you desire with all of the features you want.

Misty Waters is a gated, waterfront community located along Lower Armstrong Road just before the bridge leading to South New Hope Road and the Daniel Stowe Botanical Garden.

The neighborhood, developed in the early 2000s, gives residents the best of both worlds being located along the waterfront of beautiful Lake Wylie and still officially in Belmont and part of Belmont’s great school system as well as Gaston County’s lower taxes.

Currently, there are 4 properties listed for sale in Misty Waters. None of the properties is under contract as of March 27.

There are also 2 interior homes listed in the $600,000s.

Neighborhood spotlight: York’s Bethelfields

The mature neighborhood of Bethelfields located in York has great amenities, location and school zoning.

Homes in Bethelfields were built in the early 2000s by a variety of builders such as Lennar Homes, Don Galloway and K. Hovnanian Homes.

The neighborhood is on the western shore of Lake Wylie near the intersection of highways 55E and 274 (Hands Mill Highway). A small farm separates the neighborhood from the roadway and gives the majority of the homes in Bethelfields some setback from road noise.

It is about 45 minutes to both the airport and Uptown depending on the route and traffic and is convenient to both Rock Hill and Gastonia. Just north of Bethelfields at Highway 557 are many dining and shopping options, a Wal-Mart Super Center and Lowe’s. The local coffee shops, Crowders Creek Coffee Co., is just a 1.5 miles down the road for a cup of fresh-roasted fair trade coffee.

Inside Bethelfields, the amenities include a pool, 3 playgrounds, picnic tables and sidewalks throughout. There is also storage available to residents for boats, trailers and RVs. Lake access is conveniently located 5 miles south at the Allison Creek ramp.

Homes are reasonably priced in the high $100,000s to mid- to high-$200,000s. Most of the homes are size from 2,100 to 3,100 square feet.

The average sales price of a Bethelfields home during the last 12 months is $227,512 and about $86 per square foot.

Approximately 1.4 homes sold each month in the neighborhood during the last year. Currently, there are 4 homes listed for sale in Bethelfields, which given market data for the last year, is 2.8 months inventory.

York has nearly 11 months of inventory, and York County has nearly 7 months of inventory. Bethfields is still very much a seller’s market at its current inventory.

Home sales average just over 97% of list price in the neighborhood.

Bethelfields is zoned in the desirable Clover School District for Bethel Elementary, Oak Ridge Middle School and Clover High School.

If you are looking for lakeside new construction in Belmont then look no further than The Peninsula on Bayshore. There are floor plans and price points to suit most families.

The neighborhood is located off South New Hope Road just north and across from Daniel Stowe Botanical Garden.

When you are ready to move into your new lakeside home, you will find the location is convenient to many nearby amenities. Downtown Belmont is convenient across the Armstrong Road bridge, and from there the Charlotte metro area is just about 25 minutes away.

If you happen to live and work in Belmont or the area then the beautiful, historic downtown area has plenty of local shops and businesses to keep you busy.

In the summer, the lake will be calling and you will be steps away from its shores. Based on the information from builder LiveWell Homes, there are water view lots but no waterfront lots. There are established homes not part of The Peninsula neighborhood that occupy the shoreline lots.

LiveWell did not provide information regarding community boat storage plans or water access/docks. Should there be no neighborhood access, the nearest public boat ramp is just down the road across the Armstrong Road bridge at the Allen Fishing access area.

Only new homes and lots are currently available in The Peninsula on Bayshore.

There are 14 home styles to choose from and customize on one-acre partially wooded lots. The builder offers 4 levels of homes – Cafe, Classic, Cottage and Estate series. Sizes range from 2,288 square feet to more than 3,700 square feet. Prices start in the $290,000s and go up to the high $300,000s.

One completed home sale has closed in the last 12 months. According to LiveWell’s web site, there are 13 other lots also sold as of Feb. 21.

The neighborhood is zoned for New Hope Elementary, Cramerton Middle and South Point High School.

LiveWell is one of the builders in Lake Wylie’s Palm Tree Cove II and The Retreat at Sunset Ridge. This is the company’s first community in Belmont.

Builder buys hundreds of acres on Lake Wylie

Bonterra Builders has purchased a large tract of land near Lake Wylie in southwest Mecklenburg County, according to a report in the Charlotte Observer.

Bonterra, whose homes are also in Lake Wylie’s Heron Cove and Belmont’s Morgan Branch, purchased a 213-acre tract off York Road for approximately 6 million, the report said.

The land is southwest of McDowell Nature Preserve just before the bridge. The southern border of the land purchased abuts the waterfront homes on the north side of Boyd’s Cove.

The report did not give a timeline or a plan from Bonterra for the land.

Bonterra lists 29 communities in and around the Charlotte region it has planned or completed.

It builds homes in all price points from the $100,000s to near $900,000. The homes in Lake Wylie’s Heron Cove are large in size and are priced in the $400,000s.

With Bonterra’s development likely coming to the Boyd’s Cove area, now is the time to get in on a beautiful waterfront home there.

Six miles south of downtown Belmont on a peninsula of land between the Catawba River and the northernmost finger of Lake Wylie lies Forest Bay subdivision. The enclave of luxury homes offers lakeside living without giving up proximity to metro Charlotte.

Forest Bay is easily accessible from downtown Belmont via Highway 273 and a short drive from the beautiful Daniel Stowe Botanical Garden.

The majority of established homes were built in the early 2000s, however, there are  2 lots available for sale in the subdivision as of Dec. 26.

The average sales price for the last 12 months is $739,500 and average price per square foot at just over $157. Because so few homes are sold in the neighborhood annually, the average sales price and average price per square foot data for the last 12 months is not enough to draw conclusions about overall trends for the neighborhood. The data appear to show a downward trend, however, it represents only 3 home sales.

The real estate market tends to cool with the weather and pick up in the spring.  Forest Bay has fantastic options for finding a dream home near the lake or building it from the ground up on one of its available lots.
