Neighborhood Spotlight: Bethelfields

Lake Wylie’s community of Bethelfields features a small town atmosphere in a family friendly community that allows residents to not only take advantage of the beautiful Lake Wylie and all of its conveniences and recreational activities, but also of big city amenities. It is ideally situated between Charlotte, Rock Hill and Gastonia and sits in the Clover school district, which boasts some of the best schools in the entire state.

The neighborhood features a swimming pool, playground, picnic tables and sidewalks, as well as storage for boats, trailers and RVs. There are also regular community events for residents to take advantage of throughout the year.

There are currently three homes on the market representing 2.1 months of inventory, making this neighborhood a clear seller’s market. Inventory is much lower here than in York County as a whole, which features 4.3 months of inventory.

There has been almost no change in the average price per square foot or the average sales price of homes in Bethelfields over the last year, indicating that the market here is very stable and steady.

The average list price is currently approximately $218,000 and homes range in size from 1,983 square feet to 2,348 square feet and feature three or four bedrooms and two and a half bathrooms.

Longlea Estates is a beautiful neighborhood of stately homes located in the desirable town of Clover, which features low South Carolina taxes and one of the best school districts around. This neighborhood of custom-built, newer construction single-family homes is great for families and features a variety of floor plans, and homes are situated on generously sized lots.

There are currently two homes on the market here representing 1.5 months of inventory, which is incredibly low and definitely indicates a seller’s market for this neighborhood. Clover as a whole has 5.1 months of inventory representing a fairly balanced market. Longlea Estates is clearly a desirable neighborhood with homes not staying on the market for long. The current average list price is $219,450.

While there has been a little bit of fluctuation in the average price per square foot, the square footage price hasn’t strayed far from $71 over the last year. There has, however, been a slight increase in the average sales price over the last 12 months.

Clover features a small town vibe but offers easy access to Charlotte’s big city amenities. Furthermore, Clover is conveniently located near all of the recreation of Lake Wylie and also features its own charming shopping, dining and entertainment.

The Oaks of Broadway is a new construction community of single-family homes conveniently located just minutes from downtown historic York and the great shopping, dining and entertainment that tithe town has to offer. The local elementary school and high school is close by as is the York Recreation Complex, a Walmart Supercenter and more.

Homes in the neighborhood range in size from approximately 1,300 square feet to just over 2,000 square feet, and offer three or four bedrooms and 2 1/2 baths. Many homes feature two-car garages, vaulted ceilings, open floorplans, patio space, tree-lined backyards and more. Brand new construction homes are slated to be completed in the Spring of this year.

There are currently 13 homes on the market in the Oaks of Broadway representing a whopping 39 months of inventory. Thus, we are definitely looking at a buyer’s market here. York overall has only 4.7 months of inventory, indicating that it favors the sellers. In this neighborhood, however, buyers have the upper hand given the level of inventory. Plus, with an average list price of approximately $136,000, this moderately priced neighborhood is a desirable option for buyers actively looking to purchase.

It is worth noting that there has been a steady although slight increase in the average price per square foot over the last nine months, and the average sales price has jumped a bit in the last six months.

Much-anticipated McLean development pushes forward

McLean is one of the most talked about and highly anticipated residential developments in Belmont, North Carolina on Lake Wylie. The 670-acre development covers five miles of shoreline along the border between North Carolina and South Carolina. The community will include 800 homes, as well as a marina with a waterfront restaurant, a public park, 10 new miles of trails that will connect to already existing trails, and a pool clubhouse in each of the three primary neighborhoods of the subdivision.

The current breaking news on the development regards the 37 of the 800 new homes that dip into York County in South Carolina. While York County has already approved the plans for this part of the neighborhood, The company behind the new development project has asked for an extension, as currently construction is only allowed to continue through August 10 of this year. County planning staff is recommending a one year extension to guarantee completion within a preapproved time frame. Because these York County homes will have no access from York County, the roads, water and sewer infrastructure will be served by Belmont, as this is where the majority of the development sits.

The three primary neighborhoods of the development are South Shore, the Conservancy, and Overlake. Construction on South Shore homes has already begun and homes in the neighborhood will range from approximately $400,000 to over $1 million. Homes in the Conservancy are slated to be ready this spring and start at approximately $240,000. Home construction in Overlake is not slated to begin until later this year, and the marina will be built as part of a much later phase. The entire McLean project, which includes not only the homes but also the marina, restaurant, park, trails and more is not expected to be completed in its entirety for approximately 8 to 10 years.

The Retreat at Sunset Ridge is conveniently located in the Lake Wylie/Clover area of South Carolina. This desirable, tucked away neighborhood features beautiful new construction estate homes that are completely customizable.

Clover Meadows, located in the charming town of Clover in York County, features quaint community living in a premier school district, with convenient access to historic attractions, antique shopping, dining, grocery, entertainment and more.
