Neighborhood Spotlight: Belmont’s Eagle Park

Eagle Park is a charming community in the town of Belmont in Gaston County, located just minutes from the interstate yet featuring a welcomed sense of seclusion. The community offers small-town living with big city amenities and allows residents to take advantage of the slower pace and laid-back vibe of Belmont.

The neighborhood features parks, a playground, a tot lot, and a dog park. Residents can also enjoy a community pool and fitness club as well as the tennis courts, playgrounds, picnic tables and athletic fields at Davis Park. Furthermore, Eagle Park is conveniently located near major interstates, near Uptown Charlotte, and near the Charlotte Douglas International Airport.

Eagle Park has nine homes on the market, which represents 18 months of inventory, and thus we are looking at a buyer’s market. Belmont as a whole has six months of inventory making it a perfectly balanced market, neither favoring the buyers nor the sellers. Specifically in this neighborhood, however, buyers seem to have the upper hand.

Furthermore, there has been almost no change in the average price per square foot over the last year. There has, though, been a slight increase in the average sales price of homes.

Homes currently on the market range in size from almost 1,700 square feet to over 3,000 square feet and range in price from $248,000 to $414,900. you can expect plenty of curb appeal and charming front porches in this beautiful neighborhood.

Belmont is a historic Mill town that features fantastic shopping and dining, and with Eagle Park’s walkability to downtown Belmont, the community has everything you could ask for.

Neighborhood Spotlight: Regency at Palisades

Regency at Palisades is a luxurious resort-style, active-living community located in southwest Charlotte. Conveniently situated in the Lake Wylie region right off of Highway 49 and just minutes from I-485, the community is only a half hour drive from Uptown Charlotte.

This neighborhood features beautifully maintained grounds, stunning homes and a country club lifestyle. Homes range in size from approximately 2,000 square feet to over 4,000 square feet and include 10-foot ceilings, hardwood floors, granite countertops, stainless steel appliances and upgraded cabinetry. These new construction homes offer customizable design for a truly personalized living space.

The neighborhood amenities are still underway will ultimately include a country club with an exquisite 18-hole golf course and New England inspired clubhouse, which will include a swimming pool, tennis courts and more.

Regency at Palisades currently has 28 homes on the market representing nine. Nine months of inventory. This level of inventory indicates a buyer’s market, which is not the norm for the area, where the overall Charlotte region has only 3.7 months of inventory, thus representing a seller’s market.

The average price per square foot has remained fairly consistent and has not strayed far from approximately $186 over the past year. Furthermore, home sales have also been fairly consistent, averaging approximately three sold per month over the last year.

Neighborhood Spotlight: Oaks of Broadway

The Oaks of Broadway is a new construction community of single-family homes conveniently located just minutes from downtown historic York and the great shopping, dining and entertainment that tithe town has to offer. The local elementary school and high school is close by as is the York Recreation Complex, a Walmart Supercenter and more.

Homes in the neighborhood range in size from approximately 1,300 square feet to just over 2,000 square feet, and offer three or four bedrooms and 2 1/2 baths. Many homes feature two-car garages, vaulted ceilings, open floorplans, patio space, tree-lined backyards and more. Brand new construction homes are slated to be completed in the Spring of this year.

There are currently 13 homes on the market in the Oaks of Broadway representing a whopping 39 months of inventory. Thus, we are definitely looking at a buyer’s market here. York overall has only 4.7 months of inventory, indicating that it favors the sellers. In this neighborhood, however, buyers have the upper hand given the level of inventory. Plus, with an average list price of approximately $136,000, this moderately priced neighborhood is a desirable option for buyers actively looking to purchase.

It is worth noting that there has been a steady although slight increase in the average price per square foot over the last nine months, and the average sales price has jumped a bit in the last six months.

Neighborhood Spotlight: Retreat at Sunset Ridge

The Retreat at Sunset Ridge is conveniently located in the Lake Wylie/Clover area of South Carolina. This desirable, tucked away neighborhood features beautiful new construction estate homes that are completely customizable.

Homes in the neighborhood range in size from 2,600 square feet to over 4,400 square feet and can feature anywhere from three to six bedrooms, two master suites, gourmet kitchens, media rooms and more. Residents of the community can take advantage of not only the great school district here, but also of the lower York County taxes.

There are currently six homes on the market here representing 14.4 months of inventory. Thus, the Retreat at Sunset Ridge is definitely a buyer’s market. York County and Lake Wylie as a whole have 4.3 months and 5 months of inventory respectively, indicating a slight favor towards the sellers. However the ample inventory in this neighborhood gives buyers the advantage.

That being said, there has been very little change in the average price per square foot over the last year, with only a slight increase. The current average list price is $447,242.

The community offers easy access to the local public library as well as to great healthcare. Plus, it is conveniently located near Carolina Place Mall, Baxter Village, Rivergate Shopping Center and more.

Let’s check in with Heron Cove on Lake Wylie, a private residential community that features beautiful custom homes on a quiet peninsula. Lot sizes here are generous and the neighborhood focuses on preserving the serene quality of the area. Homes average approximately 4,000 square feet and are new-construction masterpieces. They are beautifully charming and immaculately designed with so much attention to detail.

Many homes include impressive features such as arched windows, coffered ceilings, hardwood flooring, recessed lighting, and gourmet kitchens with stainless steel appliances, granite and more.

The neighborhood features a community pool as well as a waterfront park on Lake Wylie where residents can enjoy swimming, fishing, camping, kayaking or picnicing along the shore. The neighborhood is conveniently situated right off of Highway 160 and approximately one mile from I-77. Many home sites are still under construction here, but when completed, the community will feature 317 beautiful new homes.

The neighborhood features a community fire pit, pool and cabana as well as tree-lined sidewalks. There is a wide selection of floorplans including two-story homes, ranches and townhomes that feature two-car garages Homes in the neighborhood range from 1,550 square feet to 3,200 square feet.

Cameron Creek is great for families with children given the fantastic schools in the area. Plus, residents here can take advantage of the lower South Carolina taxes as well as wonderful retail and recreational options nearby, including RiverGate, Charlotte Premium Outlets, Baxter Village and more.

Cameron Creek currently has eight homes on the market representing 8.7 months of inventory. With six months of inventory representing a balanced market, Cameron Creek tends to favor the buyers, especially compared with the inventory in Tega Cay and York County as a whole which have 5.1 months and 4.1 months of inventory, respectively.

The average list price of homes currently available is $372,831. It is worth noting that there has been a decrease in the average price per square foot over the last three months here, as well as a decrease in the average sales price over the last year.

If you are looking for a new construction home in a lovely York County subdivision, Lauren Pines might just be the perfect fit. It is a quiet community that offers tranquil country living surrounded by hundreds of acres of farmland and woodlands. Home prices currently listed range from $282,900-$347,900 and offer large lots with plenty of privacy and space.

There is no lack of biking and hiking trails throughout the community, and there are limitless opportunities to view the wildlife in the area. And while Lauren Pines offers a relaxed, country lifestyle, it is still conveniently located just minutes away from I-85, which provides direct access to Charlotte. Gastonia is also just a 20-minute drive and offers lots of fantastic shopping and other conveniences. Plus, Lauren Pines residents can take advantage of South Carolina’s low taxes.

If you are looking to buy, Lauren Pines currently has six homes on the market representing 18 months of inventory. This level of inventory is notably high as home sales have been slow, especially compared with the inventory in York County as a whole, which has five months of inventory.

While we definitely have a buyer’s market in Lauren Pines, there has been a slight uptick in the average price per square foot of homes in the past three months. The average sales price however, has seen a slight drop.

Market spotlight: Clover’s Catawba Crest

Let’s check in with Catawba Crest, located in the town of Clover in the beautiful Lake Wylie area. Catawba Crest offers prestigious lake living at its best with plenty of waterfront properties. Homes are generously sized, with current homes on the market averaging over 3,000 square feet and having at least three bedrooms and two and a half bathrooms.

Furthermore, the community features large lots with plenty of space for entertaining, as well as gorgeous water views. The neighborhood requires no HOA fees and is part of the fabulous Clover school district.

There is not a whole lot of movement on the market here, indicating that people are happy to stay. There are currently five homes on the market representing 15 months of inventory. Such a high inventory count indicates that we have a buyer’s market on our hands. Comparatively, Lake Wylie has six months of inventory, which is a perfectly balanced market, where neither a buyer’s market nor a seller’s market is present. York County as a whole has 5.5 months of inventory, which is also fairly balanced. Catawba Crest’s buyer’s market is the exception lately, as most markets in the area are skewing more towards a seller’s market, with not enough inventory available and plenty of buyers searching for homes. Those interested in purchasing waterfront property in a prestigious and beautiful community should definitely consider Catawba Crest.

Furthermore, given the little amount of movement on the market, there has been practically no change in the average sales price or average price per square foot of homes sold over the past year.
