Neighborhood Spotlight: Crescent Land and Timber Lake Wylie

If you are interested in a waterfront home on Lake Wylie with few to no neighbors, check out Crescent Land and Timber. This amazing neighborhood has no homeowners association so you won’t have to pay any fees. Many of these home sit on large lots with close to ½ to 5 acres of wooded property. Crescent Land and Timber is right next to McDowell Nature Preserve so you are not going to get any new neighbors.

Crescent Land and Timber is located just off Shopton Road 9 minutes away from shopping at Rivergate including groceries, restaurants, and personal services. Highway access is convenient for a morning commute, and public lake access is nearby as well. Many of these homes have private lake access with docks, piers, or boat houses.

Homes in Crescent Land and Timber have many different styles of architecture. They were custom built to work with the landscape to take advantage of the lake views. Some of them even have multiple levels so you have views from every room. Homes were built between 1949 and 2014. Airport Delays Likely

Due to construction at Charlotte Douglas International Airport delays in security lines will be longer for the entire summer. More people travel over the summer making it the busiest time for the airport. This will inevitably lead to shorter tempers which means that travelers will need to be patient.

The airport has done some things to help mitigate the delays. Checkpoint B will be closed, but the airport has an app that will show you wait times at all of the checkpoints so you can find the shortest wait time. In addition, they are saying that you should arrive 2 hours early for domestic flights and possibly earlier for international flights.

Expected wait times should go from an average of 10-20 minutes to an average of 35-45 minutes. Since you can plan for this, make sure to eat and use the facilities before you jump into the line. You can have activities for young children to keep them entertained during the wait. If you have the means and the time, it is worth it to invest in TSA pre-check which can shorten wait times as well.

This renovation is part of the $608 million terminal lobby expansion project. This five year project is already about halfway done. Part of the project involves going from 5 checkpoints down to just 3, but they will be more technologically advanced and should shorten wait times going forward. The entire project is expected to be fully completed in 2025.

Spotlight: Kings Grove Manor Lake Wylie Area

Near Lake Wylie and the McDowell Nature Preserve sits a great family neighborhood called Kings Grove Manor. There are great community amenities, lower South Carolina taxes, and kids are zoned for top rated Clover schools. They have easy to maintain small lots, and were built in the last few years so they look brand new.

To reach Kings Grove Manor, take Highway 49 across the Buster Boyd Bridge to the split at Handsmill Highway. Follow Handsmill Highway, and Kings Grove Manor will be on the left just after it splits from 49. This convenient location has you close to restaurants, shopping, and entertainment. Public boat ramps are nearby so you can enjoy all that Lake Wylie has to offer. Nearby highway access will connect you quickly with the Charlotte metro area.

Builder Mattamy Homes was the developer on Kings Grove Manor. They offered seven floor plans ranging from 1,700 to 2,700 square feet with 3-5 bedrooms and 2-3.5 bathrooms. Homes have two car garages and different architectural styles ranging from tudor to craftsman. These homes are bright and open with gourmet kitchens, flex spaces, home offices, and much more.

Community amenities in Kings Grove Manor include an outdoor pool, cabana, and walking trails. There is also a picnic area, recreation area, playground, and street lights.

In the past year, 10 homes sold in Kings Grove Manor for an average sales price of $411,840. There are currently no homes for sale in the neighborhood, but we can help you to be ready as soon as one of these homes is offered for sale.

January Market Report – Greater Lake Wylie Area

Inventory is on the rise, homes are staying on the market longer before they sell, but prices are still climbing. This is the story for yet another month in the Charlotte region. Inventory is up a whopping 55.8% from last January to this January, from 3,702 homes for sale to 5,768. The average days on market until sale rose from 23 to 46, or 100% increase. Median sales price rose from $349,700 to $375,000. That $25,300 increase represents an increase of 7.2% from last year to this year.

These numbers are provided by the Canopy Realtor Association from their Canopy Multiple Listing Service. When you zoom in to look at just the Greater Lake Wylie Area, you see that the same trend is holding true. Inventory rose from 103 homes last January up 43.7% to 148 homes this January.

Average days on market before a sale rose from 26 last year to 43 this year, an increase of 65.4%. Median sales price rose from $496,500 last year to $517,000 this year. This increase of $20,500 is up 4.1% from last year.

Closed sales are down year over year (43.4%) as are pending sales (19.8%) showing that we are behind the boom of the last year. We are seeing signs of the market picking back up with what looks like our typical seasonal trend with new listings climbing from 85 last January to 90 this January, a 5.9% increase.

As buyers and sellers get used to the new normal of higher interest rates, we are seeing renewed activity in the real estate market. New projects are still being announced and new construction is humming along.

It will be interesting to see if we finally get back to a balanced market where we have 4-6 months of inventory when we have been holding at such low inventory for years. We currently have a 1.5 month supply of homes, up from 0.7 month supply last year. A balanced market means buyers and sellers each have about equal footing in negotiations. Sellers have had the advantage for years with their peak advantage last year when they were getting over list price on most sales.

Neighborhood Spotlight: Sunset Ridge Lake Wylie

Homes in Sunset Ridge rarely come on the market and when they do, they don’t stay on the market for long before a new family is ready to move in. It’s not hard to see why. This great neighborhood is located along Lake Wylie Road near to Highway 49 in close proximity to shopping, dining, and entertainment. Sunset Ridge is zoned for top rated Clover schools, and there are public boat ramps close by so you can enjoy all that Lake Wylie has to offer.

Homes in Sunset ridge were custom made and sit on large lots, some as large as almost two acres. This means that there is plenty of privacy from neighbors, and there is also room for outdoor living spaces like sports courts, pools, outdoor kitchens, decks, patios, terraces, firepits, and much more.

Inside of these homes you will find 4 or 5 bedrooms, with sumptuous primary suites. Each home has 3.5 to 4.5 bathrooms with spa-like features in the primary. Homes have more than 3,000 square feet and include home offices, flex-spaces, bonus or media rooms, and top of the line appliances. Kitchens are large and open, perfect for entertaining. Most of the homes have three car garages.

In the past year, just one home sold in Sunset Ridge. Homes here are a great value in comparison to the sister neighborhood next door. The Retreat at Sunset Ridge, a newer construction community with water frontage. Homes in The Retreat at Sunset Ridge typically sell for over a million dollars, while Sunset Ridge typically sees prices in the $700’s.

Neighborhood Spotlight: Wilson Farm Belmont NC

If you have been looking for the perfect modern farmhouse, Wilson Farm is the neighborhood for you. It features spacious new construction homes with all of the best features of this modern farmhouse trend. The homes were built by local Belmont builders BowerTraust and are of exceptional quality.

Wilson Farm is located off of South Point Road in North Carolina but on the west side of Lake Wylie. This puts it in Belmont and it feeds to top rated and well regarded Belmont city schools. A quick drive will have residents in downtown Belmont for shopping, dining, and community events. Nearby highway access will connect you to Charlotte Douglas International Airport and Uptown Charlotte.

Homes in Wilson Farm were built between 2020 and 2022. They have large wooded lots between half and a full acre in size. The homes are grand in scale with a range from 2,800 to 3,400 heated square feet. Some homes have basements for additional square footage. Most of the homes have the primary suite on the main floor, and a few of the homes have dual primary suites. All of the homes have two car garages and rocking chair front porches.

In the last year, just two homes in Wilson Farm changed owners. They were both new construction homes. In fact, none of the homes has changed ownership since they were bought as new homes. That is a testament to the quality and craftsmanship of these homes. There is currently one home listed for sale and it is the last of the new construction homes, though it is completed so you don’t have to deal with any of the hassles of construction. Homes typically sell in the mid $600’s to the upper $800’s.

Neighborhood Spotlight: McLean Overlake

Another expansion of McLean is underway in Belmont on the North Carolina side of Lake Wylie. This amazing master planned community is offering traditional single-family homes priced from the low $300’s from three different builders: Evans Coghill Homes, Empire Communities, and Tri Pointe Homes. If you are looking for a new home, there are a few more chances to get in and be an original owner.

McLean Overlake is located just across South New Hope Road from Daniel Stowe Botanical Garden. This great location is close to restaurants and public boat ramps in Lake Wylie, and also close to shopping and more services just across the Buster Boyd Bridge. This means that residents are far enough away from it all to feel like a retreat, but close enough for an Uptown Charlotte commute.

Homes in McLean Overlake have craftsman style exteriors, porches perfect for catching up with the neighbors, and open interiors perfect for entertaining. There are one and two story plans with 3-4 bedrooms, 2.5-3.5 bathrooms, and 2 or 3 car garages. There are even a few custom build home sites where you can bring your own vision to life.

Community amenities in McLean Overlake include a pool, pavilion and play park for kids. There are many green spaces in addition to nature trails perfect for exploring and relaxing. The focus is on outdoor living which is perfect for this area of the country where you get 4 distinct seasons.

In the last year, 47 homes sold in McLean Overlake ranging in price from $368,268 to $814,313. Waterfront homes command a premium, but are dockable so you have full lake access. There are currently 8 homes offered for sale including 2 waterfront home sites available for custom building. Four of the homes are already under contract, so you need to act quickly if you want to live in McLean Overlake.

Olde Mecklenburg Brewery Coming to Ballantyne

Next year Ballantyne will have a new brewery. Olde Mecklenburg Brewery is opening a second location in the mixed-use The Bowl at Ballantyne. This new community will be focused on culture, community and sustainability, so the brewery is a great addition. The property is owned and operated by Northwood and they just broke ground.

Olde Mecklenburg Brewery Ballantyne or OMB Ballantyne will be the entrance and anchor of The Bowl. The plan calls for 14,000 square feet of indoor space and 7,000 square feet of patio space and a second-level balcony overlooking a biergarten surrounded by trees. The plan is kid-friendly with a zone specifically for families that includes a playground.

OMB has created quite a name for themselves with many local accolades from Creative Loafing, The Charlotte Observer, and The Charlotte Business Journal. In addition, they have won national awards for their tasty brews. They are truly an old school brewery taking no shortcuts and you can taste the results.

This new project is part of the Ballantyne Reimagined project where an office park is in process of being overhauled. This will be a great place to visit if you live near Lake Wylie as it is much closer than their original location near Woodlawn and I-77. The new location is easily accessible from I-485. The new location is expected to open in 2024.
