Neighborhood Spotlight: Tioga Point Lake Wylie

If you are looking for a home with a large yard right on the shores of Lake Wylie, South Carolina, Tioga Point could be the place for you. This great neighborhood boasts executive style homes with all of the features you could need or want. They are located on the South Carolina side of the lake so they have lower taxes, but still feed to award winning Clover schools.

Tioga Point is located Just off Lake Wylie Road near the intersection where Highway 49 and Handsmill Highway intersect. Just to the North is Lake Wylie proper with restaurants, public lake access, and shopping. Just across the Buster Boyd Bridge, you will find Rivergate with many more options for shopping, dining, and entertainment.

Homes in Tioga Point don’t come up for sale very often. In fact, just three homes sold in the last 12 months. They sold for an average of $605,000 and all three were interior wooded lots with mature landscaping. Homes with lake frontage command a premium and can sell for substantially more, but rarely come on the market.

The typical home in Tioga Point has 4 or 5 bedrooms, 3 or 3 ½ bathrooms, and between 2,800 and 3,500 square feet of heated living area. Most of the homes were custom built and have features like gourmet kitchens, home offices, in-ground salt water pools, and custom decks to enjoy the out-of-doors. These homes were built between 2002 and 2006 and many have been upgraded since they were built.

Clover Schools Move to Modified Calendar

Students in Clover Schools will have a different school calendar next year. They will officially start the school year earlier in August, the 8th 2023, and will be on a year-round modified calendar. This means additional breaks and a few early release dates. This was adopted last week by the Clover School District Board of Trustees.

In addition to the school year starting earlier, there will be days that students head home for early release. These days are so teachers can have additional planning time. These early release dates are all on Fridays, September 1st, November 17th in 2023, and February 9th and April 26th in 2024.

In addition to the current breaks for Thanksgiving and winter holidays, there will be two “inter-session” breaks. These “inter-session” breaks will each be for a week, one October 9-13 and one February 19-23. The end date for the school calendar and graduation will be May 30, 2024.

State law enacted in 2006 states that the school year for public schools in South Carolina can’t begin before the third Monday in August. The only way around that law is if a school operates on a year-round modified calendar. Clover School District had a lot of community conversations before making this change. They sent out surveys and found that most of the respondents agreed with the change.

There will be some concerns that will have to be dealt with before the change occurs. Many parents were concerned about sports schedules, and most importantly, childcare during breaks and early release days. The school system is already planning to provide childcare for the early release days so one worry is already taken care of. District leaders are working on the other concerns and plan to release more information in January.

Home Prices Holding/Charlotte Lake Wylie

For many parts of the country, we have seen prices go up with no end in sight to the growth. Charlotte has been one of the cities where we have seen consistent growth in prices for homes. This growth has been fueled in recent years by lack of supply of homes. With fewer homes available and more people moving to the area, we were at a critical point where homes were seeing multiple offers for over list price and buyers foregoing inspections and more to win contracts.

Experts are saying that many parts of the country are due for a correction. This would stabilize the market and keep consumer confidence high. But, those experts are saying that the Charlotte market won’t see a dramatic price decline that other places may see. This retention of prices is great for sellers, but will continue to stretch buyers. For people staying put, it can stretch them when it comes time for tax reassessments.

Existing home sales have been falling nationwide for the past nine months. The trend we are seeing in the Charlotte area is that pending home sales have declined. This shows buyer demand has slowed. Homes are staying on the market longer before going under contract. There is also more inventory of homes for sale.

These conditions usually coincide with prices coming down, but they are still rising in the area. In fact, the Canopy Realtor Association reports that the median sales price grew 16.9% up from $325,000 to $379,990 when you compare January through November of 2021 to the same period in 2022.

Job growth in the region should keep the area desirable, but with more inventory of homes for sale, buyers don’t just have to get the first home available, and they are less likely to lose out on homes due to multiple offers. Hopefully inventory will continue to rise and a price correction could follow.

November Market Report – Greater Lake Wylie Area

The real estate market in the Charlotte area is seeing a rise in inventory, but have not yet seen a corresponding fall in prices. The homes that are for sale are staying on the market longer before going under contract, and are now averaging 95.7% of list price received. This is down 4.5% from 100.2% at this time last year. What this means is that we are seeing fewer homes receiving multiple offers and homes are no longer expecting to sell for above list price. This is a great relief for buyers.

When you look at the numbers for the Greater Lake Wylie Area, you see most of the same trend. We are seeing a rise in inventory, from 149 homes for sale last November to 185 homes this November representing an increase of 24.2%.

Homes are staying on the market longer before going under contract. Last November they averaged 21 days, but this November we are sitting at 37 days. This can feel like an agonizingly long time to sellers who were used to the crazy market we saw last year, but homes are still selling even with higher interest rates on loans.

Homes are selling for less than list price on average. Last November, we were seeing many multiple offer situations driving prices to an average of 100.8% of list price. This November we are seeing fewer homes getting multiple offers and the average is now 94.5%. This can mean a big savings for buyers as a $500,000 home could have cost them $504,000 last year could cost only $472,500 this year, a savings of $31,500.

Prices however are still climbing, with the average year-to-date up 19.3% from last year. This increase was from $495,143 last year up to $590,523 this year, or an increase of $95,380. This still puts sellers in a great position even if they are not getting above list price, they are still selling their homes for more money overall.

Lake Wylie, Clover Neighborhood Spotlight: Vanderlakes

If you want to live near Lake Wylie, but have always wanted a home with acreage, you can have both if you come to Vanderlakes. This amazing neighborhood feeds to award winning Clover schools and enjoys lower South Carolina taxes. Homes have between one and two and a half acres of land, and feel like retreats. There are even stocked ponds in the neighborhood perfect for a relaxing morning fishing.

Vanderlakes is located just off South Paraham Road south of Highway 49. This great location is away from the traffic of the lake, but is close to public boat ramps and private yacht clubs perfect for enjoying the lake lifestyle. Right down the road you will find restaurants, shopping, and entertainment. Uptown Charlotte is right about a half-hour away making an easy commute or a quick trip in to see a show or catch a game.

Custom built homes in Vanderlakes were built in the early 2000’s. Most homes have near or greater than 3,000 square feet of living space. Many of the homes were upgraded in the last few years to include home offices, in-ground pools, outdoor kitchens, and/or sports courts. The work Chateau evokes visions of elegance and that’s just what you will find in the Chateau neighborhood in the Steele Creek area near the shores of Lake Wylie. Homes have moderate price points, and are conveniently located near shopping, dining, and highway access.

Located off Smith Road, Chateau is walking distance to River Gate Elementary school. This family friendly neighborhood features resort style amenities including a clubhouse, swimming pool with splash zone for smaller children. There are tennis courts, and sidewalks connecting to walking trails perfect for a morning run, dog walk, or bike ride.
