The best kept secret on Lake Wylie has to be Forest Cove. This enclave of homes has the perfect location, on the Lake, secluded, but close to everything you need. These homes don’t come on the market often so you have to be ready to snap one up.

Forest Cove is located just off Armstrong Road within walking distance to Harbortowne Marina & Ship Store and Seven Oaks Cafe. Just around the corner is Daniel Stowe Botanical Gardens. Popular neighborhood McLean is just across Armstrong Road as well. This location is 30 minutes from Uptown Charlotte and 15 minutes to the Airport. Belmont is just a few minutes away for community events, shopping, dining, and more. The Carolina Thread Trails are nearby as well which will eventually network over 1,600 miles of trails and greenway.

Homes in Forest Cover were mainly built in the 1980’s, though many of the homes have been fully remodeled and modernized. Most of the homes have 3 or 4 bedrooms and 2.5 to 4 bathrooms. Some homes have fully wooded lots, and some have water frontage with private docks and boathouses. Many of the homes have basements for additional living space.

If you look at sales for the past 12 months in Forest Cove, homes have been selling for an average price of $470,375 and typically sell in less than two months. Two of the homes sold in less than 10 days. This means that you have to be prepared to act fast to get in on this retreat of a neighborhood.

If you want all of the benefits of living on Lake Wylie, but don’t have the pocketbook to afford a million dollar plus home, check out Autumn Cove. This amazing neighborhood has single family homes and townhomes right across the street from Crowders Creek Elementary School. This spot is on the Lake Wylie Road peninsula, bordering the Crowders Creek tributary not far from the Buster Boyd Bridge.

This established neighborhood has great curb appeal and a strong network of homeowners who take pride in the area. There is a neighborhood pool for residents to enjoy as well as a community playground. For the adults who like to play on the lake, there is dry boat storage available for residents. There is new construction in back of the neighborhood in the sister community Somerset at Autumn Cove.

Autumn Cove is full of traditional style homes starting in the $200,000’s and heading into the low $300,000’s. Homes have between 1,500 and 4,000 square feet of living space. This means that there is a home for every type of family whether you need a 3 bedroom home or a 5 bedroom home. There are many cul-de-sac streets with mature trees and landscaping.

This is in comparison to the 6 month supply when you look at all of Lake Wylie. This means that you have to be ready when one of these homes comes on the market.

July Market Report

Jason Gentry, president of the Charlotte Regional Realtor Association says “Without a doubt, limited inventory continues to pressure prices across the region, while also effectively slowing sales during what’s typically our prime selling season. Demand and pending contract activity remain strong, which means buyers must move quickly to purchase the home they want.” This was in response to the monthly report the association publishes based on data from the Carolina Multiple Listing Services.

When you look at the entire Charlotte region, average sales price is up to $290,486, inventory is down to just a 2.4 month supply, and homes are selling in an average of just 36 days. This means that buyers have to be ready to go quickly and be ready to pay top dollar for a home.

When you look at the numbers just for Lake Wylie, the picture is similar. Average price has risen to $409,133, a rise of 4.5% from July of last year. Inventory is dropping as well to a 3.7 month supply. This is dropping below the 4-6 months supply that typically represents a balanced market between buyers and sellers. Homes have been selling in an average of 50 days. This is down 7.4% from the 54 days last year at this time.

When you look at pending sales and closed sales in Lake Wylie, they are both way up over last year. Closed sales are up 11.3% from 115 to 128. Pending sales are up an amazing 41.1% from 102 to 147. We should see many of those sales close in the next month or two.

New listings on the other hand were only up 0.7% from 145 to 146. Based on the small increase, the inventory could drop again next month. As we have seen in the past, as inventory drops, prices usually creep higher following the laws of supply and demand.

As the Lake Wylie market is a smaller sample from the entire Charlotte region, sometimes what we think will be a trend is just the larger fluctuation of the smaller size. We will continue to watch the market to see what the numbers show. For now, buyers need to be ready to act quickly and will be hard pressed to find any bargains.

Neighborhood Spotlight: Pierpointe

Come and visit Pierpointe, a remarkable enclave of custom homes on the main channel of Lake Wylie. These homes have stunning views both inside and outside and epitomize the lakeside lifestyle. Add close proximity to major employers, an international airport, and Uptown Charlotte and this location is perfect.

You approach Pierpointe from Pine Harbor Road at Shopton Road. This means that Rivergate is just minutes away providing most of the necessities. There are shops, restaurants, and grocery stores in Rivergate. Residents can quickly get to I-77 or I-485 to connect with Charlotte Douglas International Airport and Uptown Charlotte.

Homes in Pierpointe are grand in scale and full of unique features. Many of the homes have two-story plans and some have fully finished basements as well. Some of the homes have extensive formal gardens, some have guest houses, some have media rooms, there are surprises in each home. Most homes have over 4,000 square feet of living spaces with between 3 and 6 bedrooms and 3.5-4.5 bathrooms.

The waterfront homes in Pierpointe have truly stunning views of the lake. Homes take full advantage of the views with terraces, sunrooms, decks, boat houses with lifts, floating docks and lakeside seating areas. Some homes even have pools that overlook the water. All have outdoor living spaces and lush landscaping making a true retreat. The lots are large, most are at least half of an acre with many over an acre, providing privacy.

These homes don’t come on the market very often, in fact in the past year only two homes came up for sale. Prices range from the $700,000’s to over $1 million.

It may be hard to find a reasonable priced home in Lake Wylie, but Harbor Club on the North Carolina side of the lake is just such an enclave. This well established lake neighborhood has walking distance to shopping, reasonable prices, and beautiful grounds.

Harbor Club is located off Pine Harbor Road close to the intersection with Shopton Road. This location means that Steele Creek is close by for shopping and entertainment. Rivergate is also close by for shopping and dining. Easy access to I-77 and I-485 connect residents with Uptown Charlotte, Charlotte Douglas International Airport, and all points around the city.

Homes in Harbor Club were built in the mid-1990’s to 2000 and typically have 3-5 bedrooms and 2-3.5 bathrooms. They range in size from 1,700 to just over 4,000 square feet of living space. Many of the homes have been fully updated in recent years. Many homes have outdoor living spaces with decks, hot tubs, water features, fire-pits, patios and more.

Many of the homes are two story and some have fully finished basements as well. Rooms are large and floor plans are open making entertaining a breeze. Many of the homes come with deeded boat slips, but the Marina & Yacht Club is close by and offers day slips for residents.

Children in Harbor Club currently attend Winget Park Elementary School, Southwest Middle School, and Olympic High School. Please be sure to verify school assignments with the school district as boundary lines can change from one school year to the next and boundaries sometimes run through neighborhoods.

In the past year, homes in Harbor Club sold for between $242,000 and $293,000 with an average sold price of $268,967. There is currently one home on the market in Harbor Club representing a 2 month supply of homes. These homes don’t come up very often as 6 homes sold in 2017 and so far this year only two homes have sold with one currently on the market.
