Neighborhood Spotlight: Berewick

In North Carolina, just 10 minutes away from public Lake Wylie access, you’ll find the large community of Berewick. The neighborhood has great amenities, is zoned to award winning schools, and is close to many options for shopping, dining, and entertainment.

At the heart of Berewick is a 5,200 square foot manor house which serves as a gathering space as well as clubhouse, fitness center, catering kitchen, children’s activity center, and has an activities director overseeing community events. Additional amenities include a Junior Olympic swimming pool, splash pool and lounge areas. There is a large event lawn, community playground, picnic shelter, and baseball fields in Berewick Park. Additionally there are 300 acres of green space with hiking trails and a pond.

Berewick was built by four main builders between 2005 and 2020. There are townhome and single-family homes in the neighborhood in 8 distinct villages, each with a Scottish name. One and two story plans are available ranging in price from the $220’s to the low $400’s.

In the last year, 160 homes sold in Berewick with an average sale price of $345,914. There are currently 17 homes on the market in Berewick all under contract except for the newest listing which has been active for one day. Explore the Peninsula at Bayshore

For a great newer neighborhood with large homes on large lots, look no further than The Peninsula at Bayshore. This small community is nestled on the shores of the Catawba River in Belmont, North Carolina right around the corner from the Daniel Stowe Botanical Gardens.

Homes in the Peninsula at Bayshore have private wooded lots with many sized over an acre. The exteriors of the homes are full brick with two or three car garages and courtyard style garages on some homes. Builder LiveWell developed the community with homes built between 2009 and 2018. High ceilings are a hallmark of these homes making them feel grand. Chef’s kitchens are standard with stainless appliances, gas ranges, and granite counters.

Most homes have between 4 and 5 bedrooms and 3 or more bathrooms in at least 3,000 square feet of living space. Many homes have flex spaces, game rooms, bonus rooms, home offices, and much more.

Since 2018, only 7 homes and one lot have sold in the Peninsula at Bayshore, with only one of the 7 homes selling in the last year. There is currently one home for sale in the neighborhood that went under contract after only one day on the market. These homes are desirable and don’t last long once they are listed. The motto of Tega Cay is “The Good Life” and Anchorage in Tega Cay is a great place to live that motto. Anchorage has abundant neighborhood amenities, convenient highway access, and feeds to award winning Fort Mill schools.

This amazing neighborhood is located on a peninsula close to many parks, from pocket parks to sports facilities. It is just down the road from Tega Cay Marina and Boat Rentals. It only takes a few minutes to get to shopping and dining options, and an Uptown commute is a breeze.

Amenities in Anchorage include a clubhouse, fitness center, golf course, playground, pool, recreation area, tennis courts, walking trails, and Lake Wylie of course.

Look no further than Windswept Cove for a great waterfront neighborhood with large lots, custom homes, and fantastic amenities. Children in Windswept Cove mostly attend coveted Clover schools, though there are many private and charter options nearby. Residents enjoy lower South Carolina taxes, but enjoy the best of lakeside living. Environmental covenants in the neighborhood ensure that this natural paradise will remain a haven for people and wildlife for years to come.

Windswept Cove is located on Big Allison Creek with views of the creek and the main channel of Lake Wylie. There are 119 custom homesites in the 224 acres of Windswept Cove with an average lot size of 1.6 acres. Lots are sometimes available for custom building, though many have been built already saving you the hassle of new construction.

Homes can vary in size from 2,300 to over 7,600 square feet. Prices can vary as well due to the size of the home and location of the lot. In the last year, just one home sold for $522,000, but prices can approach and even go over $1 million for a large home with lake frontage. Homes are loaded with luxury features such as 3 car garages, home offices, custom cabinetry, fully finished basements, and chef’s kitchens.

Neighborhood amenities include a pool and clubhouse for resident’s use. There is also neighborhood lake access. There is public lake access nearby as well with a boat ramp for larger watercraft. Sidewalks connect the two parts of the neighborhood and allow residents to safely walk, bike, or run on the streets which are not a cut through for traffic.

There is currently one lot in Windswept Cove for sale where you can bring your builder to create the custom home of your dreams on a 1.65 acre lot. The one home for sale is already under contract.

Neighborhood Spotlight: Chapel Cove

If you want to be a part of a new lakefront community with great amenities but don’t want the hassle of new construction, check out Chapel Cove. This community has new homes, but is in the last phase of construction so the vehicles and noise will be gone soon. This gives you all the time in the world to enjoy the peace and quiet of the lake lifestyle.

Chapel Cove is located just off Shopton Road West on the North Carolina side of Lake Wylie in the Steele Creek area. Residents can quickly get on the highway for an Uptown commute, head to a sporting event, concert, or shopping trip. There are many nearby options for shopping, dining, entertainment, and outdoor recreation.

Three builders developed the neighborhood, Pulte, Taylor Morrison, and Fielding Homes. This means that there are many different floor plans, options, and styles of homes to choose from. Homes range from 3-5 bedrooms, 2.5-5.5 bathrooms, and 2,800 to over 6,000 square feet. In the past year homes sold for between $325,000 to $725,000 with the average sale price coming in at $460,000.

Neighborhood amenities include a clubhouse with kitchen, fitness rooms, and multi-use club room. Outside you’ll find a swimming pool with splash area, basketball courts, tennis courts, and pickleball courts. There are walking and biking trails winding through the neighborhood with both hard and soft surfaces. Pocket parks are throughout the community as well as a playground. One of the trails will wind through and take you to a kayak and canoe launch with kayaks provided by the neighborhood.

January Market Report

Well, as expected, the market has gotten even tighter before hopefully a spring thaw. There is now just a 0.7 month supply of homes on the market in the entire Charlotte region, or 3,370 homes. Prices are still on the rise as well with the median home price up 12.9% from last year to $285,000. The average price is up 13.6% to just under $340,000. They are selling quickly as well, with the average days on market before a sale at 26. Listing to closing is happening in an average of 83 days, down 17% from 100 days last January.

When you look at the Lake Wylie numbers, you see the same trend. There are only 118 homes on the market representing a 0.8 month supply of homes. This is down 66.9% from the 357 homes on the market last year at this time.

Homes are selling quickly here as well with the average of 31 days on the market before a sale. This includes new construction homes which are hard to come by as well right now.

Prices are climbing in Lake Wylie with the average sale price up to $415,785 in January. Homes are, on average, selling for 99.1% of their list price as well. This means that buyers can’t expect any kind of discount and in many cases we are seeing multiple offers on a home and sales prices above list price.

Closed sales and pending sales are up year over year. 104 sales closed in January 2021, up 48.6% from 70 sales last January. 187 homes were pending this January versus the 117 last January, up 59.8%.

New listings however, are not keeping up with demand. Even being up 3.8% over last January, demand is far outstriping supply. Analysts are predicting a rise in supply when people who have stayed in their homes during the pandemic will list this spring.
