Neighborhood spotlight: Tega Cay’s Cameron Creek

Let’s let’s check in with Cameron Creek, a stunning community of new construction single-family homes and townhouses located in Tega Cay, South Carolina. The neighborhood is conveniently situated right off of Highway 160 and approximately one mile from I-77. Many home sites are still under construction here, but when completed, the community will feature 317 beautiful new homes.

With six months of inventory representing a balanced market, Cameron Creek tends to favor the buyers, especially compared with the inventory in Tega Cay and York County as a whole which have 5.1 months and 4.1 months of inventory, respectively.

The average list price of homes currently available is $372,831. It is worth noting that there has been a decrease in the average price per square foot over the last three months here, as well as a decrease in the average sales price over the last year.

New Fort Mill development will include gourmet grocer

There has been a lot of buzz surrounding the 12-acre site on N.C. 49 that is bordered by Steele Creek Road and Hoover Creek Boulevard. While the details on this development site have yet to be confirmed, rezoning efforts and city planners are working towards establishing a gourmet grocery store here.

The new development aims to be a focal point for shoppers of both Steele Creek and Lake Wylie, and design plans intend to create a walkable environment featuring a variety of retail.

While the name of the new gourmet grocery store seems to be a bit of a secret, there has been confirmation that it will not be a Whole Foods market. The new grocery store would be part of a 90,000 square-foot development project that would include office as well as retail space. The site is located between RiverGate Shopping Center and Carolinas HealthCare System Steele Creek–a location that has seen some major activity in recent years.

Neighborhood spotlight: Oaks at Clover

The Oaks at Clover is an upscale community in Clover, South Carolina that features beautiful homes on oversized lots, as well as a “one-of-a-kind play area nestled into the woods that backs up to the fishing pond and one of the communities preservation areas,” making it a wonderful community for families. The neighborhood is located in the heart of Clover, giving families the advantage of the Clover school district and low South Carolina taxes.

Homes in the neighborhood range from 1,600 square feet to 3,600 square feet, and feature anywhere from two to five bedrooms and two to  three and a half bathrooms. These new construction homes feature many options and upgrades, including specialty lighting, trim detail, granite countertops, stainless steel appliances and so much more.

Even though there has been an increase in the average price per square foot over the past six months, the average sales price has remained almost unchanged over the past year. Fort Mill is having an apartment boom of its own

The newest residential rental addition to Fort Mill will be Fox Hunt Farms, an upscale apartment community that is slated for completion on January 12, with leasing already underway. The development is located off of S.C. 160 near Interstate 77 on Amistead Avenue. The property will feature amenities such as a community game room with billiards, community outdoor grills and a swimming pool, a 24-hour gym with a yoga and aerobics studio, and a dog park that will include a dog washing station. Units will include stainless steel appliances and 9-foot ceilings with pendant lighting, among other desirable features.

Rental prices will range from $995 for a one-bedroom, 844-sqaure-foot unit, up to $1,499 for a three-bedroom, 1,100 square-foot unit.

Fort Mill continues to have a thriving and  developing local economy, making it an ever more desirable place to live. Market update: November

screen-shot-2016-12-18-at-6-48-40-pmNovember’s numbers are in from the Charlotte Regional Realtor Association, and Charlotte’s housing market continues to boom with lots of activity. Home sales soared with a jump up 19.7% from November 2015. Inventory continues to struggle to keep up with demand, and prices are on the rise. Furthermore, mortgage rates are also on the rise, so buyers were moving quickly last month to close on their homes to avoid the increasing rates.

The near 20% increase in year-over-year numbers for homes sold in November meant an additional 522 properties closed last month .

In addition to the number of home sales jumping, sales prices also rose by 8.1% as compared with November’s numbers from 2015. Rising home prices can certainly be attributed at least in part to low inventory. November’s inventory for Charlotte as a whole dropped to a 2.6 months supply represented by 9,770 properties for sale. Lake Wylie’s year-over-year months supply of inventory dropped to 3.3 from 5.2, which is a 36.5% drop in inventory. The average sales price of homes in Lake Wylie is up 16.6% for November from 2015. York County’s inventory is also down this year with 2.3 months of inventory in November, and so is Fort Mill’s inventory, down to 2.1 months.

Nationally, mortgage rates are on the rise, and local trends reflect a steady drop in inventory as well as an increase in home prices. Stay tuned for what’s to come in December, when market activity is expected to stay active.

Belmont’s Nellie’s Southern Kitchen gets national attention

screen-shot-2016-12-18-at-4-39-19-pmBelmont’s dose of celebrity, in the form of a pop star-owned restaurant, is about to get some national attention. Nellie’s Southern Kitchen, the new and popular downtown Belmont restaurant opened by the Jonas family, is “southern hospitality done right,” and the Food Network is about to debut a special that documents the restaurant’s opening.

The Jonas brothers, as well as their family, are no strangers to both individual and group success as well as bold career moves. But, opening their southern-style restaurant whose inspiration came from Nellie Jonas, the brothers’ great grandmother who lived in Belmont until she passed away in 2011, was no easy feat. Now, you can watch a behind-the-scenes thirty-minute special that will air on the Food Network called “Jonas Restaurant: Family Style.” The show will give viewers a glimpse of what it took for the family to open their restaurant that showcases home-cooked comfort food in a fun, welcoming and friendly environment. The special really showcases the family’s passion for entertaining with food.

Charlotte’s River District is its biggest new development in decades

screen-shot-2016-12-11-at-3-51-33-pmJust east of Belmont, between Charlotte Douglas International Airport and the Catawba River, lies Charlotte’s River District, the newest, massive, mixed-use master-planned development to hit Charlotte in decades. The potential for such a project, conveniently located right near the airport and only eight miles from Uptown Charlotte, is huge.

This new development aims to create a walkable, urban environment that showcases a variety of housing in a community that really connects with nature. Developers plan to take advantage of the unique topography, woodlands, streams and creeks that the area is home to. While developers plan to build housing, retail space, office space and more, the plan for development also calls for preserving approximately 500 acres of land and using that land for mountain biking, walking and hiking trails with a walkable community laid out around them.

Approximately 10,000 people will occupy the new homes here, which will range from very moderately priced homes all the way up to luxurious estate homes. With the hopes of having some of the trails open to the public possibly as early as the summer of 2017, as well as completing construction on the first stage of the residences in the next two years, final completion of the entire project, which is slated to be as big as Ballantyne occupying approximate 1,400 acres, is not expected for about 30 years. Shop local for the holidays at this new Lake Wylie retail spot
