Neighborhood spotlight: York’s Vanderlakes

There are plenty of charming communities throughout York County, and one that is particularly noteworthy is Vanderlakes–a quaint neighborhood comprised of stately homes that are situated on generously-sized lots averaging at least one acre. This is anything but a cookie-cutter neighborhood, where homes have individual character and charm. The neighborhood features plenty of greenery and privacy, with many homes featuring expansive hardwood floors, beautiful trim work, granite countertops, and lovely outdoor porches.

Furthermore, residents of Vanderlakes get to take advantage of Clover’s award-winning school district, making this a great neighborhood for families.

There are currently two homes on the market in Vanderlakes representing six months of inventory. Thus, the market here is perfectly balanced, not favoring buyers nor sellers.

However, it is certainly notable that there has been a steady climb in the average sales price of homes here, as well as in the average price per square foot. Over the last 12 months, the average price per square foot was $122.34 compared with over the last three months, where the average price per square foot was $147.10. Furthermore. The average sales price over the past year was $425,625, as compared with the average sales price over the last three months which was $475,000.

If these trends continue, it is to the buyer’s advantage to act sooner than later when considering purchasing a home here.

Neighborhood spotlight: The Bluffs

Let’s check in with The Bluffs, a new-construction neighborhood located just minutes from the beautiful Lake Wylie in the town of Clover. This charming community is an ideal blend of natural beauty and luxurious single-family homes. Stately and architecturally diverse homes are situated on generously-sized lots that are as large as an acre. Homes here feature optional side-entry garages, stunning granite countertops in the kitchen and bathrooms, tankless water heaters, hardwood floors and architectural shingles on the roof. Plus, The Bluffs is conveniently located near local restaurants, great shopping and plenty of recreational activities.

The market here is fairly balaned, with 7.2 months of inventory represented by three homes currently on the market. While this number does not indicate a strong buyer’s nor seller’s market, inventory here is still significantly higher than that of York County as a whole, where there is only 4.7 months of inventory.

There has been a steady uptick in the average number of homes sold per month, and this increased activity tends to favor the sellers.

However, while there has been little change in the average price per square foot of homes, there has been a steady drop in the average sales price of homes, which favors the buyers.

If you are looking for a new construction home in a lovely York County subdivision, Lauren Pines might just be the perfect fit. It is a quiet community that offers tranquil country living surrounded by hundreds of acres of farmland and woodlands. Home prices currently listed range from $282,900-$347,900 and offer large lots with plenty of privacy and space.

There is no lack of biking and hiking trails throughout the community, and there are limitless opportunities to view the wildlife in the area. And while Lauren Pines offers a relaxed, country lifestyle, it is still conveniently located just minutes away from I-85, which provides direct access to Charlotte. Neighborhood spotlight: York’s King’s Grove

Let’s explore King’s Grove, an “exclusive enclave of distinctive new homes” in a neighborhood that features community trails, a beautiful community pool and a fun playground. King’s Grove is great for families and conveniently located just minutes away from Lake Wylie and features easy access to everything the metropolis of Charlotte has to offer. There is also plenty of dining, shopping, entertainment and marinas close by. Homes here range from 2,100 to 3,900 square feet and have three to four bedrooms and feature two to two and a half bathrooms.

The big news for this neighborhood in terms of market stats is the inventory here— with eight homes on the market, King’s Grove has 8.7 months of inventory, which is above the “perfectly balanced” six month mark, and above York’s overall 5.8 months of inventory. There is more inventory here than in many other neighborhoods in the Lake Wylie region, so if you are on the hunt for your perfect Carolina home, this neighborhood may be a great fit.

It is also notable just how stable the market is here, with no fluctuation in the average sales price of homes or in the average price per square foot until the last three months, where there has been a very slight, almost negligible dip in the numbers.

Market Spotlight: York’s Shiloh Farms

Let’s check in with the neighborhood of Shiloh Farms, located in York, South Carolina in the Lake Wylie region. The market here is stable, with very little fluctuation in the average price per square foot of homes and little change in the average sales price.

However, with not a whole lot of sales activity here, inventory is skewing high. There are currently five homes on the market in Shiloh Farms, representing 10 months of inventory. This much inventory indicates a buyer’s market in this neighborhood. Comparatively, the town of York has 5.9 months of inventory and York County as a whole has 5.4 months of inventory, both of which are numbers that represent almost a perfectly balanced market, where we have neither a buyer’s nor seller’s market.

Shiloh Farms offers lovely homes on expansive lots as well as a great community. Plus, the town of York is a great place to live, conveniently located between the I-77 and I-85 corridors. This charming town has an intimate character with a small friendly community. There is a strong sense of history here as well as a quieter, slower pace, which offers a desirable alternative to living in a large metropolitan area like Charlotte. However, if you need to get your big city fix, Charlotte is only a little over an hour drive away. And, if you need to feel like you are on a lake vacation, beautiful Lake Wylie is only a 25-minute drive from Shiloh Farms.

Lake Wylie, Fort Mill has tons of commercial development on the horizon

Development projects are on the rise in York County, as all different types of businesses are looking to set up shop there. Fort Mill, in particular, has a lot on the horizon, including a new veterinary hospital that would take over an old nursery that wasn’t able to become a landscaping business. Permitting and building plans are in discussion, but no formal plans have been put into motion. Current zoning of the more than six-acre property allows for a variety of land uses, with animal hospitals and veterinary clinics at the top of the list.

Furthermore, a new Fort Mill office or warehouse building is being considered for the corner of Steele Creek Drive and Pleasant Road. Plans are in the works, and the 27-acre property would be the third office park close to the Pleasant Glen subdivision.

There is also a possible national tire and auto shop for the one-acre site at Charlotte Highway and Carroll Cove Road, where there is also a Taco Bell and a Dunkin’ Donuts on the way. Another Dunkin’ Donuts is also planned for Gold Hill Road half way between Pleasant Road and I-77.

County staff also recently met with developers to discuss a proposed preschool in Lake Wylie on a corner lot in the Shoppes at the Landing, which is located at Nautical Drive and Mill Pond Road.

In one of four rezoning requests by the county, a 1500-square-foot grocery store would be rezoned for use as an office and retail outlet for an appliance and repair company. Another of the four rezoning requests would transition 37 acres from residential to business use for the tract of land west of S.C. 160 across from Brayden between Dave Gibson Boulevard and Len Patterson Drive.
