Neighborhood Spotlight: Derby Farm Lake Wylie Area

The small enclave of Derby Farm is a perfect spot for people who want a newer construction home close to Lake Wylie without a homeowners association. These homes were finished in the early summer of 2022 so have the newest and best features, but are already built so you don’t have to put up with construction.

Knotts Builders were responsible for the construction of homes in Derby Farm. They are currently working on Due West Heights close by, and Nims Village in Fort Mill. Homes in Derby Farm are in the Modern Farmhouse style. This style is a timeless classic, but the interiors are anything but a throwback. Homes are meticulously appointed with gourmet kitchens with large islands and quartz countertops, 8 foot solid doors for sound dampening and privacy, and fabulous primary suites with ample storage.

In the last year, five two-story homes sold in Derby Farm for a range of between $546,000 and $650,000. Neighborhood Spotlight: Windward Cove Lake Wylie 9/8/22

Windward Cove is a gem of a neighborhood in the Steele Creek area of Charlotte, North Carolina near the shores of Lake Wylie. With gated access to the lake and a community boat ramp, residents can take full advantage of watersports and everything the lake lifestyle has to offer.

Windward Cove is located off of Shopton Road with easy highway access. Residents are close to shopping, and dining. They have an easy commute to Uptown Charlotte, and are close to Carowinds Amusement Park for fun throughout the year.

Homes in Windward Cove were built between the mid-late 1990’s and the early 2000’s. Most of these homes have 3-5 bedrooms and 2-3.5 bathrooms. Square footage is typically around 1,800-4,000. Many of these homes have been improved and remodeled in the years since they were built. Some of them have amazing additions that were built in recent years such as in-ground salt water pools, fully finished basements, home offices, and much more.

In the past year, three homes sold in Windward Cove. Neighborhood Spotlight: Paradise Point Lake Wylie

A little bit North of Daniel Stowe Botanical Garden, just off Lake Front Drive, sits Paradise Point. This serene spot is one of the best kept secrets in a deep water cove of Lake Wylie. With a Belmont address, it feeds to top rated schools, and is close to everything you need, but still feels secluded.

Homes at Paradise Point are a variety of sizes and styles. Some homes were built in the 1970’s and some were built as recently as 2017. This leads the neighborhood to feel eclectic and unique. There is no HOA, so no additional regulations beyond the city of Belmont which means that you have more latitude for outbuildings, boat storage, and additions on homes.

Most homes in Paradise Point have between 2 and 3 bedrooms, and between 2 and 4.5 bathrooms. The range in size is from about 1,400 to 4,900 square feet. Many of the homes have water frontage with docks and boathouses.

In the past year, 8 homes in Paradise Point changed owners. Prices ranged between $290,000 and $652,500. These prices vary depending on the size of the home, the size of the lot, and water frontage. There is currently one home listed for sale in Paradise Point. It went under contract in 31 days and is a unique property because it has a separate guest house that can be converted to an income producing property. The original list price on this one-of-a-kind waterfront home was $799,999.

June Market Report – Greater Lake Wylie Area

The real estate market appears to be headed for a slight correction. According to the monthly data from the Canopy Realtor Association, the supply of homes in the Charlotte Region was up slightly in June, the first time in many months. This signals that the market may be slowing down from the furious pace it has sustained for the last few years. The supply of homes rose from 4,732 last June, to 5,334 this June, an increase of 602 homes or 12.7%.

Closed sales were also down year over year, with a decrease of 13.6%. New listings were up 4.1% year over year. These factors together signal that homes are spending longer on the market, and more people are listing their homes. Prices have yet to fall in accordance with the increased supply, we will have to wait to see if there is a corresponding price correction.

When you look at the numbers for Lake Wylie, you see a much smaller rise in inventory, just two homes more this year than last. It is not unusual for trends in smaller areas not to match the overall trend due to the small sample size. New listings, pending sales, and closings were all down year over year, 8%, 26.6%, and 26.9% respectively. Homes are still going under contract quickly, with the average of 16 days from list to contract.

Prices in the greater Lake Wylie area are still on the rise, with the average sales price coming in at $698,709 in June. This is up 36.1% from $513,455 last June. Sellers can also expect to get at or above list price with the average home selling for 102.3% of list price. This means that the market is still favoring sellers and will continue to do so until the supply of homes reaches a 4-6 month supply when the market is considered to be balanced between buyers and sellers. This shows that higher interest rates have not slowed buyers in our area yet.

Neighborhood Spotlight: Liberty Hill Lake Wylie SC

It’s spring again and what better time to dream about living at the Lake than right now. With the weather warming up heading us towards the hot days of summer, cooling off at Lake Wylie is a great way to keep you cool all year. If you have been thinking about doing just that, don’t forget to check out Liberty Hill. This desirable spot has no HOA, is zoned for award winning Clover schools, and has lower South Carolina taxes.

Liberty Hill is located off Handsmill Highway south of Highway 49 in York, South Carolina. This location is far enough away from everything that you can be relaxed and serene, but close enough that you can pop out to a favorite local restaurant or a grocery shopping trip. A trip into Uptown Charlotte is easy from nearby highway access. A trip out of town is easy as well due to the proximity of Charlotte Douglas International Airport.

February Market Report – Greater Lake Wylie Area

Once again, inventory is low, prices are on the rise, and homes are selling quickly. These monthly numbers have been published by the Canopy Realtor Association based on data from the Canopy Multiple Listing Service. They confirm the trend that has persisted in the market for the last few years and there seems to be no relief in sight at this time.

In the Charlotte Region, which includes 12 counties in North Carolina and 4 counties in South Carolina, there is just a half-month supply of homes. This means that if no more homes were listed, the supply of homes for sale would last about 2 weeks. A balanced market is when there is a 6 month supply of homes on the market which we have not seen in years. These homes are selling for a median price of $360,000, up 22% from the same time last year. Homes are selling after an average of just 23 days on the market, down 28.1% from last February.

When you look at the numbers for Lake Wylie, you see the same trend playing out. There is just a 0.4 month supply of homes, only 57 homes on the market, down 57.5% from the 134 homes last February. These homes are selling for a median price of $520,000, up $123,000 from last February representing a 31% increase. They are selling in an average of 22 days which is 14 days quicker than last year at this time.

Closed sales, pending sales, and new listings are all down from the same time last year as well, 14.7%, 16.8%, and 8% respectively. This could mean that many people are holding off listing their homes until the typically robust spring market, but it can also signal that many people are holding off on purchasing a home due to inflation of prices in combination with the rise in interest rates. Lack of supply has chased some buyers from the market as well as they can become discouraged after making offers on many homes and not winning against stronger or all cash offers. March is typically the start of the spring sales boost so we will keep an eye out to see if the trend continues or if we see some relief in the chronically low inventory.
