At home in historic downtown Belmont

Though there are many wonderful neighborhoods with Belmont addresses, none can quite match living in downtown historic Belmont right off bustling Main Street.

The small-town charm of the area attracts families, young professionals and retirees to the area. Its proximity to Charlotte makes it the perfect place to come home to after a long day in the “big city, ” which, by the way, is a mere 25 minutes away.

In 2013, Belmont joined the Main Street Program, a state and national program that helps historical areas boost economic development. There are many local restaurants and shops in the downtown area, including Rivermen Brewing Co., which is moving to downtown from its 1500 River Drive location. Downtown is also home to Stowe and Davis parks.

In addition to the shops and restaurants, there are a myriad of community activities like the concert series, Friday Night Live and the spring GaribaldiFest. These family-friendly events bring residents and visitors to the downtown area and support the local businesses.

The town’s historic district has been on the National Register of Historic Places since 1996. According to the town Web site, it contains “roughly 264 buildings and 2 structures that were built between 1850 and 1949.”

The average sales price of a home in downtown over the last 12 months is $249,900, with an average price per square foot of just under $130.

A home sells once every 3 months in the downtown area. Currently, there are 2 homes for sale in downtown Belmont, which is about 6 months of inventory.

One of the homes listed is a beautiful, renovated brick home built in 1928 on Central Avenue. The other is a wood-sided home built in 1915 that is located on Main Street. Both reflect the charm of the downtown area.

The homes listed for sale are in the mid-$400,000s. The highest price of a home sold in the downtown area in the last year is $392,600 for a Main Street home that was completely renovated and built in 1948. The lowest sales price was $128,000 for a 2001-built, 1,000-square-foot home on Main Street.

Just like the people this small town attracts, there is a lot of diversity in the homes in Belmont’s Main Street area. Whether you want a home built in the 2000s or early 1900s, Belmont has a home for you.

Builder buys hundreds of acres on Lake Wylie

Bonterra Builders has purchased a large tract of land near Lake Wylie in southwest Mecklenburg County, according to a report in the Charlotte Observer.

Bonterra, whose homes are also in Lake Wylie’s Heron Cove and Belmont’s Morgan Branch, purchased a 213-acre tract off York Road for approximately 6 million, the report said.

The land is southwest of McDowell Nature Preserve just before the bridge. The southern border of the land purchased abuts the waterfront homes on the north side of Boyd’s Cove.

The report did not give a timeline or a plan from Bonterra for the land.

Bonterra lists 29 communities in and around the Charlotte region it has planned or completed.

It builds homes in all price points from the $100,000s to near $900,000. The homes in Lake Wylie’s Heron Cove are large in size and are priced in the $400,000s.

With Bonterra’s development likely coming to the Boyd’s Cove area, now is the time to get in on a beautiful waterfront home there.

This gorgeous ranch built in 2000 has expansive waterfront views throughout and nearly 5,000 square feet of living space.

Sunset Point: Affordable lakeside living

Sunset Point on the shores of Lake Wylie is a beautiful community tucked away on the southeastern corner of the lake near Westminster Park.

Built in 2002, the neighborhood includes single-family detached homes and townhomes. It is one of the more affordable communities on the lake with waterfront homes.

Sunset Point is 20 miles south of Charlotte with convenient access to I-77. It is minutes from Fort Mill and Tega Cay.

Founded in 2002, Sunset Point has many amenities, such as a pool and cabana, grills and picnic area, private beach area with a picnic pavilion and a lakeside boardwalk.

The neighborhood also has a 64-space community boat storage area. Most waterfront homes in the community also have either private backyard docks or private community slips. Public access boat ramps for residents who do not have a boat slip or dock is available at nearby Ebenezer Park.

Interior homes usually range in the $200,000 to $300,000 range, while waterfront homes in Sunset Point can approach high $400,000s.

Currently, there are 2 homes listed in Sunset Point, both waterfront and listed at $450,000. Both homes are around 2,500 square feet.

The average sales price for a home in Sunset Point over the last 12 months was $234,050. There were no waterfront homes sold in the last year. The price per square foot for the homes sold averaged approximately $90.

The highest and lowest price of homes sold in the last year was $277,000 and $189,500, respectively.

Life on the lake attracts all kinds of buyers and Sunset Point is no different. The community is a diverse mix of young, single professionals, couples, families, retirees and empty-nesters.

If you thought waterfront or even water view living would bust your budget, think again. Keep an eye on homes available in Sunset Point!

Sportsplex one step closer to reality

The York County Council on Monday approved a preliminary step to bring an athletic complex to the Lake Wylie area, according to a Rock Hill Herald report.

The council OK’d plans to set up a special tax district to help pay for the nearly $7 million complex that would be adjacent to Crowders Creek Elementary School.

The 50 acres adjacent to the school is owned by York County, however, the council members were split on who would ultimately run the complex, as the country does not want the responsibility.

Lake Wylie Sports Commission is the group behind the drive for the complex, but the commission does not want to run the complex. It is possible the special tax district, once established, would be the entity responsible for the complex, according to the report.

The hope is the complex, with 3 multipurpose and 3 baseball/softball diamonds, would drive more tourism by bringing sports tournaments to the Lake Wylie area. The hope is that local restaurants and lodging would also benefit from the proposed complex.

Signatures and fund-raising are the next step in bringing the facility to fruition.

In December, York City Council approved $2.45 million from its hospitality fund toward construction costs.

Ballots are to be circulated in 11 districts, and 2,751 signatures are needed in order for the sports complex special tax district proposal to be added to the November ballot.

Neighborhoods closest to the proposed complex are Autumn Cove at Lake Wylie and Tullamore, which is still being built out.

Spotlight: Belmont’s Adams Bluff

If you’re in the market for a house and like the idea of small-town living then look no further than Adams Bluff in beautiful downtown Belmont.

Just 3 blocks from the quaint center of town, Adams Bluff is south of Wilkinson Boulevard between Park and Catawba streets.

An average of 1 home has sold per month in Adams Bluff over the last 12 months. Currently, there are 3 homes listed on the market, all of which are under contract. Adams Bluff’s 3 months of market inventory is still well below the average for Belmont and Gaston County, which have 5.2 and 5.4 months, respectively.

Homes have sold for more than list price in the neighborhood during the past year, bringing the average seller discount to just 0.5%. Of the 12 homes sold, only 4 sold for below full list price or more than list price.

The highest and lowest sales prices in the neighborhood were $169,900 and $120,000. Expect to pay an average price per square foot of about $111 in Adams Bluff.

Belmont is rapidly evolving as a standalone destination and not simply a bedroom community for Charlotte’s work force, and Adams Bluff is a perfect place to call home!

The Landing: Lake life & the pursuit of happiness

Currently, there are 8 homes for sale in The Landing, two of which are under contract. None of the homes listed are on waterfront lots. They range in size from 2,800 square feet to 4,700 square feet. An average of 1.1 homes sell per month in The Landing, which puts the current inventory at just under 7.5 months. This is more than the average for Lake Wylie and York County, which each has 6.9 months of inventory.

The average price of a home in The Landing is $436,686 for the last 12 months. Expect to pay an average price per square foot of about $126 for a home in The Landing, which is the average during the last 12 months.

Twelve homes sold during the last year in The Landing for an average of 98% of list price. The highest price of a home sold was $744,000 for a waterfront home and lowest was $323,000.

You simply cannot go wrong living near the water, and The Landing is a fantastic, family-friendly choice!

Market spotlight: Belle Meade

Belle Meade is a 15-yr-old subdivision about 2 miles south of downtown Belmont, featuring homes that are typically around 4-5 bedrooms and 3,000 square feet.

Over the past year, about 1 home has sold every other month in Belle Meade, and prices have been steady, between $280-$300k and just about $100/sqft.

Belle Meade’s proximity to both I-85 and Wilkinson Boulevard make it a great choice for anyone commuting to Charlotte, or who wants easy access to Charlotte-Douglas International Airport. It’s also convenient to McAdenville, famous for its Christmas lights. But proximity to amenities comes at less of a price in Gaston County, where taxes are lower than Mecklenburg, despite being just across the river.

While most of the area is a strong seller’s market right now, Belle Meade has some inventory, with 4 homes currently for sale (though 1 is under contract). Belle Meade & Gaston county both have between 5-6 months of inventory, which suggests a balanced market. Over the past year, sellers in Belle Meade have only had to come off their price about 3%.

So if you’re looking for a convenient location & small-town charm, give Belle Meade & Belmont a try!

There’s no place like home…on Allison Creek Peninsula

Allison Creek Peninsula is surrounded by Big and Little Allison Creek inlets, two recreational hot spots on beautiful Lake Wylie. Palm Cove and Palm Cove II are just 2 of the 4 adjacent communities on the peninsula worth considering if moving to the lake is on your to-do list!

The communities offer a mix of custom homes and production homes. Palm Tree Cove II is still being built out and has only new construction homes for sale, while there are a mix of new construction and resale in Palm Tree Cove.

Palm Tree Cove II homes start in the $200,000s, and Palm Tree Cove homes are a bit pricier, averaging closer to $300,000 on the low end and upper $400,000s on the high end.

Currently, there are 4 homes on the market in Palm Tree Cove, 2 new construction and 2 resale. One of the new construction homes is under contract, as of Jan. 19. The prices range from $576,000-plus to $385,000.

In Palm Tree Cove II, there are 7 new construction homes on the market. The highest list price is nearly $400,000 and lowest is in the $270,000s. None is under contract.

The location of the communities cannot be beat! Access is easy from Highway 274 onto Allison Creek Road. There is a public access point with a boat launch and day dock that many of the peninsula homeowners use. Shaded sidewalks connect all the communities along Allison Creek Road.

The peninsula offers a diversity of homes from custom homes in Mariner’s Bluff or Mariner’s Watch Cove – the other two neighborhoods that share the peninsula – and homes outside the 4 subdivisions that could be a small cabin or a waterfront mansion.

Winter is the perfect time to dream about summer fun on the lake. If you’re thinking of moving then you can’t go wrong with a home on beautiful Allison Creek Peninsula!
