New Lake Wylie projects are underway!

Several commercial projects have been in the planning stages in the charming Carolina town, and at the Shoppes at the Landing, more construction is finally getting underway.

The largest tenant by far, occupying almost 87,000 square feet, will be Morningstar Mini-Storage. With plans to open in the fall, the building will be two to three stories tall and will include interior access to storage units averaging 100 square feet. This new Morningstar Lake Wylie location may also include boat or vehicle parking that would be covered or screened.Located at 574 Nautical Drive, Morningstar is taking up a large portion of the 52 acres that make up the Shoppes at the Landing.

There are also smaller tenants, though, that are also going to be major players, including Cunningham Waters, which will be 3,500 square feet initially and then followed by another 3,200 square feet at a later phase. Heartland Dental is going to begin construction on a 5,500 square-foot office building, and Wylie Commons is approximately 9,000 square feet. Lake Wylie Pediatric Dentistry, as well as Moe’s Southwest Grill, Sports Clips and TK Nails Spa and Waxing are also moving in.

Furthermore, 9Round Fitness Lake Wylie will also be coming soon and will offer a 30-minute kickboxing classes with plans to be open by July 25, just in time for all those anticipated summer workouts.

There is also talks of a restaurant moving in to the Shoppes as well, but details have yet to be confirmed.

Fort Mill furthers commercial development plans

Screen Shot 2016-07-24 at 9.11.30 PMThe Fort Mill Town Council recently approved the first of two readings that will allow  the town to move forward with commercial projects that would occupy more than 40 acres, adding a significant amount of new commercial tax revenue within town limits.

Two projects are in the works—a medical building at Tom Hall Street and Fort Mill Parkway, and an assisted living facility, Haire Village, that will be located on Haire Road.

Both projects will have a commercial tax rate, which is higher then a residential tax rate and will therefore help to offset the cost of providing public services. Neither business anticipates adding to the rush-hour traffic, so residents and roadways should not be inconvenienced by these new buildings.

The future site of the medical building is currently a county-run trash and recycling collection center, which will close, pending the property sale to Carolinas Healthcare.

The Haire Village assisted living facility would have approximately 200 age-restricted units as well as anywhere from 10,000 to 36,000 square feet of retail and office space.

Furthermore, the Fort Mill Town Council also approved plans for a wastewater plant improvement contract of $8.1 million. Another plan was also approved for an engineering design that will increase the wastewater treatment facility’s capacity to 6 million gallons per day. This is a major step in planning for community growth in Fort Mill.

June’s numbers reflect a steady drop in inventory

Screen Shot 2016-07-24 at 8.05.27 PMA sellers market continues to prevail in Lake Wylie as well as in the entire Carolina MLS area.  June’s market update from the Charlotte Regional Realtor Association indicates a massive drop in the month’s supply of inventory, down 31.8 percent  from the 2015 June numbers. There was also an 8 percent  increase in the average sales price of homes, and an increase in sales price is a typical result of low inventory. Furthermore, the median sales price of homes has been steadily on the rise since 2012 and the trend is continuing.Screen Shot 2016-07-24 at 8.04.04 PM

Fort Mill’s inventory is also down from June of the previous year, however only by 13 percent. Lake Wylie’s inventory is down 29 percent, and York County’s inventory as a whole is down 28.9 percent.

Closed sales in York County, Lake Wylie, Fort Mill and the entire Carolina MLS area were down for June. However, Lake Wylie saw a lot of activity last month, with pending sales up over 52 percent from the year prior.  Fort Mill’s pending sales were up over 34 percent , and York County’s pending sales were up 32 percent. There was definitely a lot more action in June 2016 than there was in June 2015, also indicating a strong seller’s market.

With strong sales as well as a steady drop in inventory in the region, the average sales price continues to rise and sellers are seeming to have the upper hand.

June’s regional stats are fairly indicative of national real estate numbers. Inventory is low in many major markets across the country and housing prices are climbing.

Fort Mill’s Main Street is getting another revamp

Screen Shot 2016-07-17 at 5.05.53 PMA lot of commercial real estate development is about to be underway in Fort Mill on Main Street. Definitive plans are still in the works and there is no confirmation as to the details of the storefronts, however significant change is on the way.

The corner of Main Street and Confederate Street is home to six parcels of land, as well as a parking lot, all on three quarters of an acre.

Current storefronts include the former Knife Shop, Halcyon Hills Photography and Dave’s Comics. The 8,000 square feet of retail space and has been for sale for a while now, and three of the four properties listed are currently under contract.

The owner of the Knife Shop unfortunately passed away earlier this year, thus the store is closed and not reopening. Dave’s Comics is still open and has not received notice of needing to vacate, however the store’s s website discusses closing and talks about a new comic book store that will be potentially opening nearby. Another comic shop is also opening off Main Street this fall, called Nikelspot Comics.

In recent years, Main Street in Fort Mill has seen the addition of restaurants and retail space, as well as new businesses and apartments within walking distance. The sale of and construction on the property at the corner of Main and Confederate Streets would mark the beginning of the next wave of redevelopment here. Plus, earlier this summer, Old Center Theatre on Main began undergoing a major conversion that will ultimately become more than 6,000 square feet of loft style offices and nearly 7,000 square feet of either retail or restaurant space.

Copper Premium Pub opening in Lake Wylie

The demand for more options and gourmet offerings continues to grow, and now even more fantastic food and great beer are coming to Lake Wylie. A confirmed opening date is still to be determined, but plans for Copper Premium Pub are in the works for an August opening.

The former site of Café 49 at 4516 Charlotte Highway will soon be the new location for this exciting pub opening. The site has been under construction for many months, with a focus on expanding the outdoor seating area so diners can maximize warm weather dining.

Copper Premium Pub is bringing the long awaited top notch pub experience to Lake Wylie. The focus of the establishment is on a family friendly environment aimed at serving great food and drinks “artfully crafted by hand” by a professional staff with service that cannot be beat. There will be 30 craft beers on tap and a fantastic food menu offering a fun casual dining experience for the whole family.

Downtown Belmont’s dining scene just keeps getting better

Downtown Belmont is getting another new restaurant. Rivermen Brewing, which is currently located in a brick warehouse complex near the Catawba River marina in Belmont, is moving to a larger space in the former WM Hall & Sons mill building at 52 Ervin Street in downtown Belmont near the String Bean and the new Nellie’s Southern Kitchen. The space will not only house the brewery but also a restaurant run by Cassie Parsons as the executive chef, who currently owns Harvest Food Grille in Lincolnton and who got her start at the restaurant at The Dunhill in Charlotte.

Parsons will focus on local, fresh and clean cooking using ingredients with a global twist. The dining room will be communal style with shared tables and will seat 110 guests inside, as well as 100 guests outside on the patio. The restaurant is zoned to seat up to 400 people.

As many local vendors and purveyors will be used as possible to source ingredients. As for the space’s interior design and layout, the brewery tanks will share space with the dining room, and the kitchen will be in full view from the dining room, as well, creating a very open feet. This, coupled with the communal family-style dining room serves to emphasize

The brewery and restaurant are slated to open by August, with hopes of having things completed even sooner.
