Neighborhood Spotlight: The Vineyards at Lake Wylie

Located 20 minutes from Uptown Charlotte, The Vineyards on Lake Wylie seem like a vacation destination. Resort style amenities and a premier community make this neighborhood top notch. Come enjoy the lake lifestyle with an existing construction home, or with a new construction home.

The Vineyards on Lake Wylie began in 2008 and there are still new construction homes being completed in the neighborhood. There are single-family homes as well as townhomes so there are options for many different sizes of families. Homes have between 3 and 6 bedrooms and 2.5-5 bathrooms with between 1,700 and 4,000+ square feet of living space.

Neighborhood amenities in The Vineyards on Lake Wylie include a cabana, clubhouse with fitness area, dog park with two areas for larger and smaller dogs, two outdoor pools (one geared towards kids and kids at heart, and one geared for lap swimming), secured playground, sidewalks, street lights, tennis courts, and groomed walking trails. There are also pickleball courts, bocce courts, canoe and kayak dock, community boat docks, a deep water boat launch, and a parking area for cars and boat trailers. At the lakeside, there are decks, picnic areas, and a boardwalk along the mile of waterfront. Homeowners Association fees are low, and residents are close to all of the shopping, dining, and entertainment you need.

In the last year, 43 homes changed owners in The Vineyards on Lake Wylie. They ranged from a townhome for just over $300,000 to a 5 bedroom executive home for $730,000. There are currently 18 homes offered for sale ranging from a townhome for around $350,000 to a 4,000+ square foot estate home for just over $1,250,000. All except for three of these homes are already under contract, so if you want to get in this community you need to act quickly.

Neighborhood Spotlight: Watertrace

To have the best of everything, Watertrace is the place to be. This amazing neighborhood has executive homes with a variety including waterfront homes on Lake Wylie in Tega Cay. They have private wooded lots and are zoned for top rated Fort Mill schools.

Watertrace is located off of Tega Cay drive right near Turner Field, between Tega Cay Golf Club and Trailhead Park. This great location is close to shopping, dining, and entertainment. A trip to Uptown Charlotte takes around a half hour with nearby highway access. It is also about a half hour to Charlotte Douglas International Airport.

Homes in Watertrace range in size from about 2,000 to over 5,600 square feet of living space. Some homes have fully finished basements. They include great features like open floor plans, chef’s kitchens, home offices, and luxurious primary suites. They have between 3 and 7 bedrooms and between 2 and 9 bathrooms. This wide variety means there is a home in Watertrace for every size family.

In the past year, just seven homes sold in Watertrace with only one waterfront home selling. They ranged in price from $500,000 to $835,000 which is low compared to many waterfront homes on Lake Wylie. There is currently one home listed for sale in Watertrace, and it went under contract the day it was listed. This is a great time to purchase a home before interest rates rise any further, but if you want a home in Watertrace, you have to be ready to put in an offer as soon as it becomes available.

Lake Wylie New Large Projects Underway 3/2022

Charlotte City Council will meet tonight to discuss rezoning of many properties, but the two largest projects are both in the Lake Wylie area. It could be exciting to have new large projects in the area, but it can also cause traffic so many residents have mixed feelings about these big projects.

The first project up for a vote by the City Council is also the largest. At 184.9 acres, this Steele Creek project is expected to be approved as the Zoning Committee approved it with a vote of 7-0 in favor. The petition for rezoning was filed by Steele Creek, LLC and involves property just south of I-485 and east of Steele Creek Road. Based on the filing, developers want a mixed use development with homes, offices, retail, and greenspace.

The next project before City Council is 102 acres located north of Mount Holly Road east of the Catawba River. This rezoning petition was filed by DHIC, LLC and Reventure Park Investments North, LLC. The proposed zoning change would make the land suitable for mixed-use, and innovation. The builders plans outline townhomes, apartments, community amenities, and a community boat dock. Staff recommendation is to approve the petition as long as transportation, environmental and site and building design issues are resolved.

Both projects have to go through the zoning approval process before they can get plans approved and break ground. It could be some time before units are available for sale or rent, but we will keep our eyes on the projects.

January 2022 Market Report – Greater Lake Wylie Area

As things are starting to return to normal on the Covid front, many people are wondering if everything else is going to return to normal as well. When we look at the real estate numbers for January, we can say that the real estate market is not quite normal yet. Prices are still much higher than expected and inventory is still close to an all time low.

When you look at the Canopy Realtor Association report for the entire Charlotte region for January, you see that prices are rising, inventory is low, and homes are selling quickly. Average sales prices are still over 100% of list price meaning that there are still bidding wars and some multiple offer situations happening. And this is typically the slowest part of the yearly cycle.

When you look at the numbers for Lake Wylie, you see that there were 69 homes on the market, down from 165 in January of 2021. Due to lack of supply, the pandemic, and a host of other factors, prices have risen to a median home price of $504,833. This is up 37.8% in only one year. Homes are selling for an average of 101.1% of list price and going under contract in an average of 25 days.

New listings, pending sales, and closed sales were all down in January when compared to the previous year. This indicates that many sellers are waiting for the typically busy spring season to list their homes. This strategy may backfire this year as interest rates are on the rise which can price many buyers out of the market. We may not see as many multiple offer situations if there is a flood of new listings and fewer buyers able to purchase them.

What this means for buyers is they need to bring more money to the table and be prepared for a little less competition for homes. What it means for sellers is they need to be ready for a sale to be quick, but maybe not as quick as last year. We are still seeing homes selling quickly and for sellers to insist on leasing the home back for a month or two after closing so they have time to purchase their next home. Both buyers and sellers need to be aware of this trend, so they can prepare.

Neighborhood Spotlight: Cooks Cove Lake Wylie

If you are looking for a custom home in a gated community on the shores of Lake Wylie, look no further than Cooks Cove. This exclusive enclave of homes has a great location, great schools, and wonderful homes that are rarely listed for sale.

Cooks Cove is located right off Lake Wylie Road in the heart of Lake Wylie. The neighborhood is in commuting distance to Uptown Charlotte, and highway access to I-485 and I-77 are convenient via Highway 49. There are many options for dining, shopping, and entertainment nearby, as well as parks and of course, the lake.

Cooks Cove was built in the early 2000’s and features all custom homes with stunning features. Some of those features include wine cellars, sports courts, libraries, home theaters, and salt-water pools. Homes have at least 4 bedrooms and 4 bathrooms, and have 4,000 to over 8,000 square feet of living space. Included in that space, expect spa-like primary suites, secondary suites, and open entertaining spaces. Most homes have home offices, but why work from there when you can work from your dock, boathouse, or floating dock? Many homes have extensive outdoor living spaces to take advantage of lake views.

In the past year, only one home and one lot changed owners in Cooks Cove. In the last 2 years, only seven properties were sold showing the desirability of the community and how reluctant anyone is to leave. Homes on wooded interior lots typically sell in the $500,000’s to $600,000’s while waterfront homes sell for well over $1 million.

Neighborhood Spotlight: Adams Bluff

If you are looking for a sweet craftsman or bungalow style home in Belmont, North Carolina, look no further than Adams Bluff. Homes here are priced just right for a starter home or for downsizing. These vintage homes have unique charm and character and are located close to everything you need.

Adams Bluff is located on the east side of Belmont and is close to shopping, dining, and community events. There is plenty of green space close by with Kevin Loftin Riverfront Park, Ebb Gantt Park, and Crescent Park all within walking distance.

Homes in Adams Bluff were built between 1905 and 2001, though many have been remodeled since they were built. Most of the newer homes mimic the style of the older homes in keeping with the character of the neighborhood. Homes have between 2 and 3 bedrooms and 2 to 2.5 bathrooms. Square footage ranges between 1,000 and 1,500 with easy to maintain lots with mature trees and landscaping.

In the past year, just 6 homes sold in Adams Bluff and all were under contract in a week or less. There is a lot of competition at this price point and most homes sold for over list price, some as much as 109% of list price. The average sales price was just over $250,000.

There are currently two homes for sale in Adams Bluff and both of them went under contract less than 2 days after they were listed. Lake Wylie Neighborhood Spotlight: Southern Trace

Just down the road from Palisades Country Club off of Youngblood Road, you’ll find a charming neighborhood called Southern Trace. Located in the rapidly growing Steele Creek region on the North Carolina side of Lake Wylie, Southern Trace is in the perfect location for a quick Uptown commute and a weekend at the lake.

Southern Trace is filled with newer construction homes with all of the bells and whistles. They were built between 2014 and 2018, so they look brand new. These grand homes have between 2,700 and 4,500 square feet with 4 or 5 bedrooms and 2.5 to 5.5 bathrooms. Two or three car garages are standard on each home, and most have outdoor living spaces including pergolas, fire pits, water features and more. Homes have chef’s kitchens, butler’s pantries, home offices, flex spaces, and much more.

In the past year, 17 homes in Southern Trace changed ownership. Most of them went under contract in just one day showing just how desirable these homes are. They sold for between $365,500 and $540,000 with an average sale price of $448,731. There are currently two homes for sale in the neighborhood and they are both already under contract. One got a contract in two day and the other in four days showing that the neighborhood is still highly sought after.

Neighborhood Spotlight: Masons Bend

If you want a new construction home but don’t want the hassle of dealing with a builder, Masons Bend in Fort Mill may be the place for you. The neighborhood is in close out mode with just a few homes and some townhomes still under construction. Masons Bend is located just south of the southern tip of Lake Wylie on the Catawba River. This thoughtfully planned neighborhood has amazing amenities, fantastic homes, and a thriving community.

All are single-family homes, though one builder has unbuilt townhomes for future purchase.
