New Homes Set for Final OK in Gastonia 3/2022

When a new development is proposed in Gastonia, it has a few milestones to meet before construction can begin. A new project in the area is now one step closer to becoming a reality. The project is being put together by an Arizona-based real estate company called Suncrest Real Estate and Land.

The plan calls for more than 700 single-family homes, and 160 townhomes on 325 acres of former farmland, what used to be Howe Dairy Farm. The parcel is located off Neal Hawkins Road on the Southeast side of Gastonia near Martha Rivers Park.

The Gastonia Planning Commission met to discuss the proposition and have approved the plan. The next step is the final decision that will go before the Gastonia City Council. It is not a sure thing as there is some opposition to the plan. Some nearby residents are concerned about the potential impact to traffic in the area.

When opposition of this kind occurs, it can delay or stop a project, or City Council can decide to approve a project despite the opposition. Residents are most concerned about an increase of traffic on Neal Hawkins Road, so there could be a future city project to address any congestion that results. With the potential of over 860 new homes, that would be a substantial uptick in the number of cars on the surrounding roads.

The next step for developers is to appear before City Council at the April meeting. Council members will decide on the annexation and rezoning of the land at that time.

Lake Wylie Waterfront | Rock Island Point

On the North Carolina side of Lake Wylie, you’ll find an amazing neighborhood called Rock Island Point. It has great waterfront homes, close to Charlotte, but still feeling like you’re on vacation every day.

Rock Island Point is located off of Shopton Road, just down from the Charlotte Premium Outlets. Residents are also close to Charlotte Douglas International Airport, and a quick commute to Uptown Charlotte. There are lots of options nearby for shopping, eating out, and entertainment including Carowinds Amusement Park.

The community was built in the mid-1990’s and the homes range between 2,000 and 4,000 square feet. Some of the homes have in-ground pools, spa-like bathrooms, home offices, and fully finished basements. Homes have between 3 to 4 bedrooms and 2.5-3.5 bathrooms. Many of the homes have been updated since they were built.

In the past year, just two homes sold in Rock Island Point. Neither of the homes was on the waterfront. Prices ranged between $370,000 to $519,000. Both homes sold after just 3 days on the market. There is currently one waterfront home on the market, but it went under contract the same day it was listed for sale. Lake Wylie’s Derby Farm

March 2022. If you still haven’t found the home of your dreams, maybe a new construction home is for you. Knotts Builders are in the process of building a great new neighborhood called Derby Farm. Located on the North Carolina side of Lake Wylie, Derby Farm is next to The Palisades Country Club and is close to shopping, entertainment, and much more.

Homes in Derby Farm are all in process of being built though some of the homes are nearing completion. Neighborhood Spotlight: Camburn Lake Wylie

March 2022 Just a few miles from the Buster Boyd Bridge is a recently completed neighborhood called Camburn. Though officially in Clover, this neighborhood still has the feel of a Lake Wylie community. This exclusive enclave has just 32 estate sized homes zoned for award winning Clover schools, with lower South Carolina taxes.

Builder Taylor Morrison completed building Camburn in 2021. This means that you get a home that is as good as new, with none of the noise and hassle of new construction. Camburn is located off of highway 557 in walking distance to Oakridge Elementary and Middle Schools. This location is ideal for getting away from it all, but being close enough for an uptown commute.

Lots in Camburn are all around an acre in size, perfect for these generously sized homes. Homes have traditional styling and are all over 3,000 square feet of living space. All have open concept with great areas for entertaining, home offices, flex spaces and ample storage. Most homes have between 3 and 5 bedrooms, and 3-4.5 bathrooms. Some homes have first floor guest suites or primary suites. All have three car garages. The community also features a pond, hiking trails, and streetlights.

In the past year, just four homes changed owners in Camburn. They sold for an average of just over $550,000. Most homes sold quickly, with one going under contract the day it was listed. Neighborhood Spotlight: Catawba Heights Belmont NC January 2022

If you want to be near the lake, but not on the lake, consider Catawba Heights in Belmont, North Carolina. This community is close to Lake Wylie, but has so much more than just the lake. For instance, Belmont Abbey College, the US National Whitewater Center, a quaint downtown with shopping, dining, and community events, and the Catawba River within walking distance. Catawba Heights is a great neighborhood to explore in the Belmont – Mt. Holly area, close to everything you need, and a quick commute to Uptown Charlotte.

Catawba Heights is located just North of Belmont Abbey College. It contains an eclectic mix of homes of all shapes and sizes so there is sure to be a home perfect for any family. These homes range from 672 to over 2,600 square feet of living space with 1-4 bedrooms and 1-3 bathrooms. Styles range from bungalow, to ranch, to split-level. Original homes in the neighborhood were built in the late 1940’s to the 1950’s. Additional homes were built in the 1960’s and 1970’s with a few homes built in the early 2000’s. This helps give the community unique character. Many of the homes have been remodeled since they were built, but retain one-of-a-kind features.

In the last year, fifteen homes changed owners in Catawba Heights. Prices ranged between $90,000 – $383,000 with an average sales price of just over $250,000. There are currently three homes and one lot for sale in the neighborhood with two of the three homes already under contract. The lot is three parcels all together for a total of 1.3 acres on a corner lot on Belmont-Mt. Holly Road.

This year, we could see a robust spring market as many people who held off listing homes flood the market with homes for sale. This means that both buyers and sellers need to be ready. The buyers who act early in the season should have an advantage as well because mortgage rates are expected to start rising in March.

The best way for a buyer to get prepared is to get prequalified for a loan. This helps you to determine how much house you can afford and will help you to narrow down neighborhoods that will work for you. Knowing what kind of house you want and where you want it is the next step to narrow your home search. After that, check available listings and create a custom search so you can know the minute a matching home is listed for sale.

The best way for a seller to get prepared is to get started on the process of staging your home. This means de-cluttering and de-personalizing your home so a buyer can imagine themselves living there. It is also a great idea to fix anything that is wrong with the home for instance leaky faucets or peeling paint. If you are looking for a custom home in a gated community on the shores of Lake Wylie, look no further than Cooks Cove. This exclusive enclave of homes has a great location, great schools, and wonderful homes that are rarely listed for sale.

Cooks Cove is located right off Lake Wylie Road in the heart of Lake Wylie. The neighborhood is in commuting distance to Uptown Charlotte, and highway access to I-485 and I-77 are convenient via Highway 49. There are many options for dining, shopping, and entertainment nearby, as well as parks and of course, the lake.

Cooks Cove was built in the early 2000’s and features all custom homes with stunning features. Some of those features include wine cellars, sports courts, libraries, home theaters, and salt-water pools. Homes have at least 4 bedrooms and 4 bathrooms, and have 4,000 to over 8,000 square feet of living space. Included in that space, expect spa-like primary suites, secondary suites, and open entertaining spaces. Most homes have home offices, but why work from there when you can work from your dock, boathouse, or floating dock? Many homes have extensive outdoor living spaces to take advantage of lake views.

In the past year, only one home and one lot changed owners in Cooks Cove. In the last 2 years, only seven properties were sold showing the desirability of the community and how reluctant anyone is to leave. Homes on wooded interior lots typically sell in the $500,000’s to $600,000’s while waterfront homes sell for well over $1 million.

Affordability Crisis, Charlotte and Lake Wylie

If you live in the Charlotte area, it’s no surprise to you that there is starting to be an affordability crisis. According to Axios Charlotte, you now need to make $70,000 per year to be able to afford the median priced home in the Charlotte region.

That median priced home has climbed dramatically in the last few years from $190,000 in December 2015 to $335,000 as of October 2021. That’s a rise of $145,000 in just under 6 years. To put that in terms of a monthly payment, at 3.61% interest that’s $660/month more on the same home six years later.

That means that you could have financed a $190,000 home at 3.61% interest and had a mortgage payment of $865 per month before taxes and insurance. Today that would cost you $1,525 per month at the same 3.61% rate.

Many people have not seen their wages increase at the same rate as home prices so they are not able to afford a home in this market. This is keeping many people renting that would otherwise already have bought a home.

There can be a disconnect as well when the bank says you can’t afford a home, but your rent is more than the payment on a purchase. More and more people are finding that to be the case because the bank uses more than just the monthly payment to see if you are eligible for a mortgage.

We are starting to see a correction in wages for many industries, but without more supply of homes available for purchase, we are unlikely to see the prices for homes come down anytime soon. It will be interesting to see what the spring brings as we expect many more listings.
