If you are looking for an exclusive waterfront community in York, it’s hard to get more exclusive than Aragon Beach. Over the many years that the Canopy Realtor Association has been tracking Real Estate data, only one home has ever been listed in Aragon Beach and now is your chance.

Aragon Beach is located on the very south shore of Lake Wylie. To get there, take Handsmill Highway to Mt. Gallant Road. From there, head north on Aragon Beach Road. The neighborhood winds through wooded areas and then covers a small peninsula on the Lake.

On Crowder’s Creek Cove, you will find a hidden gem of a neighborhood called Riverfront. Owners love these homes and they are rarely available for sale. In fact, since 2018, only four homes have changed ownership in the entire neighborhood. Neighborhood Spotlight: Copper Cove

Allison Creek Access Re-Vamp To Begin Soon

If you are a frequent user of the Allison Creek Access Area and boat ramps, you will need to find an alternate access point starting next month. The two boat ramps and fishing access will be closed for improvements.

The area is scheduled for a much needed upgrade which will feature RV and tent camping, picnic area, trails, canoe/kayak launch, and ranger station spaces. York County recently rezoned 165 acres as part of the project.

The work is slated to begin in August of 2021 with a reopening planned for late in 2022. In the meantime, you can use access points at Buster Boyd, Ebenezer Park, Nivens Creek, or South Point. All of these areas have boat ramps, but there are many other public access points for the lake that do not have boat ramps.

This project is part of the requirements for Duke Energy as part of their federal license to continue operations of hydropower plants on the Catawba River. They have many other improvements in the area including restrooms at the Buster Boyd Access Area, a new riverfront park in Rock Hill, and the restoration of Great Falls. There are many other improvements that have been completed already, are in the works, or have been planned.

Neighborhood Spotlight: Handsmill on Lake Wylie

If you’re looking for a great waterfront neighborhood in Lake Wylie, South Carolina, look no further than Handsmill on Lake Wylie. Handsmill is just 30 minutes from the center of Charlotte, North Carolina, has lower York County taxes, and coveted Clover schools. There are great neighborhood amenities and new construction homes available as well as a few lots left to build your dream home.

Handsmill on Lake Wylie is located off of Handsmill Highway on the South Carolina side of the Lake. It is just a few minutes away from downtown Lake Wylie and close to highway access. There are many nearby restaurants, places to shop, state parks, recreation and all of the conveniences you need.

In the last year, 13 homes sold in the neighborhood and 5 lots also sold. Sale prices ranged from $460,000 to $1,700,000 for existing homes and $55,000 to $400,000 for lots depending on if they have lake frontage or not.

Important Information for Buying Lake Property

The Charlotte Business Journal recently published an article entitled “What to consider when buying lakefront property in the Charlotte area”. This is a great reminder of all that goes into a lake purchase that may not apply to properties not on the waterfront. This is especially important when there is not much inventory so homes are selling quickly. This means that you have less time to make important decisions so you want to make sure you have considered every angle.

Price is first and probably most important. Main channel properties which typically have the best views, command a premium on price, even over other lakefront properties. Cove properties typically have less boat traffic so that can be a consideration for buyers as well.
Riparian Buffer – this is a 50-foot buffer from the water that has to remain in a vegetated state. This is mostly to counteract erosion and protect animal habitats. Property owners cannot remove trees on the first 30 feet and there are minimal changes that are allowed by law.
Docks and Boathouses – there are many properties that already have a dock or boathouse, but this does not mean that you can build one on your new property. There is a permitting process through Duke Energy and only homeowners are allowed to apply for a permit. This means that if a dock is a must have for you, you can ask a current homeowner to apply for a permit as a condition of a sale. Boathouses are typically grandfathered in and have regulations of upgrading, typically limited to fixing but not over-improving.
Insurance can be a factor as well. You need to make sure your policy covers your property as well as watercraft and retaining walls if they are present. This is an additional consideration that you typically don’t have if you don’t have a waterfront property.

November Market Report

Once again, the trend is continuing that there is not much inventory, and prices are climbing higher. In all of Charlotte, there is just a one month inventory of homes for sale, just 4,554 homes. This is down 52.4% from last year at this time when we thought it was historically low inventory. This year we are really seeing the inventory crunch and when homes are listed, they are practically flying off the market.

The same is holding true when you look just at Lake Wylie. There are just 171 homes on the market in the area, down from 361 at this time last year. This is a reduction of 52.6%. These homes are selling quickly, with just 32 days on average before a sale, down from 55 days last year. This means that homes are selling 41.8% quicker than last year at this time. This is great news for sellers, but is harder on buyers.

Sales prices are climbing as well with the average home selling for $446,518. This is up 10.9% from last year’s average sale price of $402,663. Climbing prices are harder on buyers as well which means if you are in the market to purchase a home right now, you need to be as prepared as possible and could still end up in a bidding war with another buyer.

Realtor.com has ranked the Charlotte area the 3rd best market in the country for 2021 in their predictions. This means that there will probably not be a price correction in the near future, however analysts predict that there will be more homes on the market in the spring as people who delayed listing in 2020 will list in 2021 which could ease some of our inventory woes.
