The name of this featured neighborhood gives you a hint of what to expect. Serenity Point is indeed serene, feeds to fantastic Fort Mill schools, and is right on the banks of Lake Wylie in Tega Cay.

This Charming neighborhood is located off of Stonecrest Boulevard, just down the road from the Walmart Supercenter. There are many options for dining and shopping nearby as well as easy highway access via Gold Hill Road.

Homes in Serenity Point were built in the last 10 years and many of them are grand in scale with well over 3,000 square feet. Many of these homes have fully finished basements with second living quarters, game rooms, home theaters, home offices, fitness spaces and much more. With 11 lots selling in the past year, expect a few more of these amazing homes to be under construction soon.

In the past year, 11 lots and 2 homes sold in Serenity Point. The lots sold for between $64,500 and $230,000. Prices varied due to the size of the lot and water frontage. The two homes sold were a 5 bedroom, 3 bathroom with 3,451 square feet on an interior lot for $675,000, and a 6 bedroom 5 bathroom with 4,909 square feet on a waterfront lot for $1,675,000. There are currently no homes for sale in Serenity Point.

To have the best of everything, Watertrace is the place to be. This amazing neighborhood has executive homes with a variety including waterfront homes on Lake Wylie in Tega Cay. They have private wooded lots and are zoned for top rated Fort Mill schools.

Watertrace is located off of Tega Cay drive right near Turner Field, between Tega Cay Golf Club and Trailhead Park. This great location is close to shopping, dining, and entertainment. A trip to Uptown Charlotte takes around a half hour with nearby highway access. It is also about a half hour to Charlotte Douglas International Airport.

Homes in Watertrace range in size from about 2,000 to over 5,600 square feet of living space. Some homes have fully finished basements. They include great features like open floor plans, chef’s kitchens, home offices, and luxurious primary suites. They have between 3 and 7 bedrooms and between 2 and 9 bathrooms. This wide variety means there is a home in Watertrace for every size family.

In the past year, just seven homes sold in Watertrace with only one waterfront home selling. They ranged in price from $500,000 to $835,000 which is low compared to many waterfront homes on Lake Wylie. There is currently one home listed for sale in Watertrace, and it went under contract the day it was listed. This is a great time to purchase a home before interest rates rise any further, but if you want a home in Watertrace, you have to be ready to put in an offer as soon as it becomes available.

It’s spring again and what better time to dream about living at the Lake than right now. With the weather warming up heading us towards the hot days of summer, cooling off at Lake Wylie is a great way to keep you cool all year. If you have been thinking about doing just that, don’t forget to check out Liberty Hill. This desirable spot has no HOA, is zoned for award winning Clover schools, and has lower South Carolina taxes.

Liberty Hill is located off Handsmill Highway south of Highway 49 in York, South Carolina. This location is far enough away from everything that you can be relaxed and serene, but close enough that you can pop out to a favorite local restaurant or a grocery shopping trip. A trip into Uptown Charlotte is easy from nearby highway access. A trip out of town is easy as well due to the proximity of Charlotte Douglas International Airport.

Most homes in Liberty Hill were custom built in the early 2000’s. They sit on large lots with all over an acre, and some over 3 acres. Lake Wylie New Large Projects Underway 3/2022

Charlotte City Council will meet tonight to discuss rezoning of many properties, but the two largest projects are both in the Lake Wylie area. It could be exciting to have new large projects in the area, but it can also cause traffic so many residents have mixed feelings about these big projects.

The first project up for a vote by the City Council is also the largest. At 184.9 acres, this Steele Creek project is expected to be approved as the Zoning Committee approved it with a vote of 7-0 in favor. The petition for rezoning was filed by Steele Creek, LLC and involves property just south of I-485 and east of Steele Creek Road. Based on the filing, developers want a mixed use development with homes, offices, retail, and greenspace.

The next project before City Council is 102 acres located north of Mount Holly Road east of the Catawba River. This rezoning petition was filed by DHIC, LLC and Reventure Park Investments North, LLC. The proposed zoning change would make the land suitable for mixed-use, and innovation. The builders plans outline townhomes, apartments, community amenities, and a community boat dock. Staff recommendation is to approve the petition as long as transportation, environmental and site and building design issues are resolved.

Both projects have to go through the zoning approval process before they can get plans approved and break ground. It could be some time before units are available for sale or rent, but we will keep our eyes on the projects.

Lake Wylie Waterfront | Rock Island Point

On the North Carolina side of Lake Wylie, you’ll find an amazing neighborhood called Rock Island Point. It has great waterfront homes, close to Charlotte, but still feeling like you’re on vacation every day.

Rock Island Point is located off of Shopton Road, just down from the Charlotte Premium Outlets. Residents are also close to Charlotte Douglas International Airport, and a quick commute to Uptown Charlotte. There are lots of options nearby for shopping, eating out, and entertainment including Carowinds Amusement Park.

The community was built in the mid-1990’s and the homes range between 2,000 and 4,000 square feet. Some of the homes have in-ground pools, spa-like bathrooms, home offices, and fully finished basements. Homes have between 3 to 4 bedrooms and 2.5-3.5 bathrooms. Many of the homes have been updated since they were built.

In the past year, just two homes sold in Rock Island Point. Neither of the homes was on the waterfront. Prices ranged between $370,000 to $519,000. Both homes sold after just 3 days on the market. There is currently one waterfront home on the market, but it went under contract the same day it was listed for sale. Drift Restaurant Coming to|Lake Wylie Waterfront

The big story to hit yesterday is Drift on Lake Wylie Restaurant coming to the waterfront of Lake Wylie. Brought to you by the owners of The Pump House, Drift will bring steak, seafood, and pasta to the lake with a dining room, two patios, and drive-up boat access.

Drift will be a contemporary style chophouse located at McLean Marina in Belmont near the Daniel Stowe Botanical Garden. The building is a modern farmhouse/barn concept which harkens back to the farming roots of the surrounding area, as well as looking forward to the modern future. The second floor will be available for events and private parties.

The owners of the restaurant are also known for The Pump House in Rock Hill, and Napa at Kingsley in Fort Mill. If you like those, you’ll love Drift. Besides the seafood, steaks, and pasta, they will feature craft beer, and a selection of over 1,000 bottles of wine.

This exciting new space will be a big draw for the area which currently only has Papa Doc’s as a boat accessible restaurant. Papa Doc’s is in the space that was formerly T-Bones. The feel of the new restaurant will be a little less casual with a more upscale menu than Papa Doc’s so they won’t be direct competition.

The restaurant will open this spring and will initially only be open for dinner service. As the summer comes in, expect them to open for weekend lunches, and possibly more times as needed.

If you are looking for a custom home in a gated community on the shores of Lake Wylie, look no further than Cooks Cove. This exclusive enclave of homes has a great location, great schools, and wonderful homes that are rarely listed for sale.

Cooks Cove is located right off Lake Wylie Road in the heart of Lake Wylie. The neighborhood is in commuting distance to Uptown Charlotte, and highway access to I-485 and I-77 are convenient via Highway 49. There are many options for dining, shopping, and entertainment nearby, as well as parks and of course, the lake.

Cooks Cove was built in the early 2000’s and features all custom homes with stunning features. Some of those features include wine cellars, sports courts, libraries, home theaters, and salt-water pools. Homes have at least 4 bedrooms and 4 bathrooms, and have 4,000 to over 8,000 square feet of living space.
