If you love The Palisades, but don’t need a huge home or are looking for a 1-story floor plan, The Meridians may be just the right neighborhood to find your next home. Low-maintenance homes are the feature, with the homeowner’s association taking care of much of the exterior and yards. This is perfect for anyone needing extra assistance or low on time.

Neighborhood amenities are shared with The Palisades and includes membership to the Palisades Country Club (monthly dues required with membership). This includes resort-style swimming facilities, tennis complex, and state-of-the-art fitness center. Additionally there is a PGA worthy golf course, banquet facilities. The Meridians also has a clubhouse, fitness center and pool specifically for their section of the neighborhood.

Homes in The Meridians contain craftsman style detailing built in the last few years. They are under 3,000 square feet with 2-4 bedrooms and 2.5-3.5 bathrooms. Interiors are full of great style and detailing. There is garage space for 2 or 3 cars. Many of the homes back to woods for additional privacy, and have patios, porches or decks to enjoy our great weather.

In the past year, 14 homes sold in The Meridians with an average sale price of almost $370,000. This was the close-out of the new construction homes so a typical year may not see that many homes change owners. There is currently one listing available, but it has only been listed for a few days and won’t last long.

Neighborhood Spotlight: Misty Waters

Picture yourself relaxing in a hammock under the shade of an old growth tree with the sound of the lake lapping gently at the shore behind you. This daydream could be yours if you purchase a home in Misty Waters on Lake Wylie. Located in Belmont in a gated enclave, Misty Waters is in a wonderful location to enjoy all the best Lake Wylie has to offer, from boating to fishing, to water sports of all types.

Misty Waters was developed in the early 2000’s and features large executive style homes with at least 4,000 square feet of living space. Many of the homes include full finished basements with additional living quarters perfect for house parties, multi-generational living, or an income suite. Some homes also feature a first floor guest suite. Large kitchens and open floor plans round out the first floors of most of these homes.

Additionally most of these homes have multiple other bedrooms with access to full bathrooms. Many also have bonus spaces used for home offices, school rooms, home theaters, or extra bedrooms. Neighborhood Spotlight: Catawba Crest

Catawba Crest has long been a coveted neighborhood for people who want to live on or near Lake Wylie. In the past, around 6 homes changed owners per year. The pandemic halved that figure with just 3 homes sold last year. There is one new construction home currently for sale and one lot for sale and they are both under contract. This demand shows that you have to be ready when one of these amazing homes comes on the market.

Catawba Crest is hidden away on one of the deepest coves on Lake Wylie. Homes here have been designed to take advantage of the lake views with decks, docks, floating docks, boat lifts, and more. For homes without lake frontage, they have two story great rooms, decks, patios, or screened in porches to take advantage of sweeping views from abundant windows.

Most homes were built between 2001 and 2010 but occasionally a lot becomes available for a new construction build. Homes were custom built and typically have well over 3,000 square feet of living space. Many of these homes contain features that are desirable such as home offices, chef’s kitchens, custom storage solutions, sumptuous owner’s suites, media rooms, home gyms and more.

Catawba Crest is zoned to desirable Clover schools, has lower South Carolina taxes, and is conveniently located to be close to everything you need. March Market Report Greater Lake Wylie Area

Real estate inventory has been at historic lows for a while now, but for the first time in the Charlotte area, homes are on average selling over asking price. The new report from the Canopy Realtor Association shows that in March, the percent of original list price received was at 100.1%. We are seeing multiple offers on listings driving prices higher than list price.

The average list price in the Charlotte Region is now up to $370,706, up $55,719 from last March, or 17.7% higher. Despite the rise in prices, homes are spending only 24 days on average before a sale. This is down from 46 days last March.

When you look at the numbers for Lake Wylie, you see the same trend. Inventory is down 72.5% from 374 last March to just 103 this March. This represents 0.7 months supply of inventory which is far below the 4-6 month supply needed for a balanced market between buyers and sellers. New listings were up 21.8% from last year, but it is not enough to keep up with demand.

Prices are up in Lake Wylie as well with the average sales price up to $448,731, up 6.4% from last March. In Lake Wylie we are also seeing sellers receive 100.9% of list price on average. This means that we are also seeing multiple offers on listings with homes selling above list price.

If you’re looking for a great waterfront neighborhood in Lake Wylie, South Carolina, look no further than Handsmill on Lake Wylie. Handsmill is just 30 minutes from the center of Charlotte, North Carolina, has lower York County taxes, and coveted Clover schools. There are great neighborhood amenities and new construction homes available as well as a few lots left to build your dream home.

Handsmill on Lake Wylie is located off of Handsmill Highway on the South Carolina side of the Lake. It is just a few minutes away from downtown Lake Wylie and close to highway access. There are many nearby restaurants, places to shop, state parks, recreation and all of the conveniences you need.

Community amenities include a community clubhouse with outdoor pool, playground, and fitness center. The neighborhood is gated and also has streetlights for safety. In addition there are walking trails leading to a lake access with community dock and boat slips for lease to residents.

There are currently 7 homes for sale in Handsmill on Lake Wylie and all of them are under contract. There is one lot for sale. In the last year, 13 homes sold in the neighborhood and 5 lots also sold. Sale prices ranged from $460,000 to $1,700,000 for existing homes and $55,000 to $400,000 for lots depending on if they have lake frontage or not.

Neighborhood Spotlight: Lake Crest

Along the banks of Lake Wylie, with rolling hills and abundant hardwood trees, you’ll find the newer construction neighborhood of Lake Crest. Built by Mattamy Homes, Lake Crest has a wide variety of homes with welcoming rocking-chair front porches. Residents enjoy lower South Carolina taxes, coveted Clover schools, and the laid-back Lake lifestyle.

The neighborhood is in close out mode, with no more properties available for new construction. This means that the noise of construction is almost at an end so residents can relax in their fabulous homes. These homes feature 9 foot ceilings on each floor with 8 foot doors making them feel grand and accommodating even the tallest people. Oversized gathering spaces are connected to thoughtfully designed kitchens with multiple eating areas. There are one and two story plans available for these homes, some with side load garages and some have front load.

The neighborhood is boutique style with great amenities. Amenities include pool, playground, walking trails, and sidewalks. Many homes have lake views for at least part of the year. There are nearby marinas for boat storage and lake access. Also close by are restaurants, shopping, and entertainment.

In the past year, 27 homes in Lake Crest sold for between $343,000 and $495,000 with the average sale price coming in at $418,526.

There are currently six homes on the market with four of them being the last of the new construction homes. This represents a 2.7 month supply of homes. All homes are currently under contract.

February Market Report Greater Lake Wylie Area

As expected, the February numbers from the Canopy Realtor Association from the Canopy MLS system are yet again showing low inventory and rising home prices. Homes are selling quickly and new listings can’t keep pace with demand from buyers. This trend looks to continue for at least another month, but with vaccine rates rising, people will soon feel confident to change where they live so we should see a rise in new listings in the coming months.

When you look at the Charlotte Region (which includes 12 counties in North Carolina and 4 counties in South Carolina) you see that we are now down to just 2,958 homes for sale. This is down 64.2% from the 8,267 homes last February which was considered at the time to be historically low inventory. Median home price rose 11.7% from $262,640 to $293,495. New listings were down year over year by 6.2% representing just 4,481 new listings this month. Homes are going under contract on average in 31 days, even including new construction which typically pushes that number much higher.

When you look just at the numbers for Lake Wylie, you see that there are only 83 homes on the market, down 76.2% from the 349 homes last February. This represents just a 0.5 month supply of homes making it an extreme seller’s market.

Many sellers are commanding high prices for their homes, up to and in some cases over list prices. In fact, the average price a seller is getting on their home right now is 101.1% of the list price. The average home is now selling for 20.9% more than last February, up to $445,902.

There were just 119 new listings in February, down 14.4% from the year before. Pending sales were up 19.5% showing that there is still high demand. These homes are selling on average 34 days after listing.

Explore the Retreat at Sunset Ridge

Another great Lake Wylie neighborhood is The Retreat at Sunset Ridge. The neighborhood is located off of Lake Wylie Road near the intersection of Hands Mill Highway. This great spot is close to the Buster Boyd Bridge and the heart of Lake Wylie. This means community events, shopping, dining, and entertainment are all close by.

Homes in The Retreat at Sunset Ridge are newer, built between 2009 and 2021. There are some lots still available. Homes are typically large with between 3,000 and 4,000 square feet of living space. They have 2 car garages and full brick exteriors. Many homes have home offices, chef’s kitchens, custom cabinetry, and outdoor living areas.

Residents are zoned to coveted Clover schools, and enjoy lower York County taxes. Community amenities include a pool, clubhouse, and walking trails. In addition, nearby Lake Wylie has fishing, boating, and kayaking in addition to other watersports just a few minutes away.

There are currently four homes on the market in The Retreat at Sunset Ridge which represents 8 months of inventory. Compared to York County’s 2.4 month supply, it appears like a buyer’s market, but with two of the four homes currently under contract, sellers still might have an edge in negotiations.

In the last year, homes sold for an average of $550,407. Currently the average list price has risen to $686,265. There are also a few lots available in the neighborhood so you can build your dream home. They are listed between $85,000 and $90,000 and range from ¾ to just over an acre.
