Lake Wylie Home Project May Have To Be Put On Hold

There have been recent plans by a developer for a 178 home project at a new subdivision called The Vista at lake Wylie. This subdivision would be located at 457 Highway 274 near Pole Branch Road. Although the plans fit land-use criteria, some county staff is recommending the request be denied when the planning commission meets August 14th.

The reason for this recommendation is traffic. A traffic analysis cannot be completed until two major road improvements are completed, both of which have yet to happen. The first is a signal and road relocation of S.C. 24 and Pole Branch Road and the second involves intersection changes at three points.

The first is estimated to be completed in a reasonable amount of time because the entire plan has already been funded and approved by a Pennies for Progress campaign. The second part is up for another Pennies for Progress referendum in November. The $7.4 million project would have no other funding and there are no guarantees at this time that it would be approved.

According to current traffic reports, levels of service on nearby roads are receiving failing grades. With the new neighborhood, developers would pay for new access points to S.C. 274 and Pole Branch Road

York City Councilwoman Allison Love has said she wouldn’t support this new development in the area no matter what the outcome of a traffic study is. She has said that Pennies projects currently being finished will fix traffic problems and adding new neighborhoods would increase traffic again, negating and progress or improvement. She also supports recommending denial for now in this matter.

Conveniently located near countless recreational opportunities as well as city amenities, Kings Grove Manor is the perfect place for your next family home. This neighborhood is located on the shores of Lake Wylie which means residents have access to the many outdoor activities the lake has to offer from boating to fishing to hiking. In the last year the average price per square foot has increased but the average sale price of homes has decreased. Homes are listed from around $240,000 to just under $300,000.

With so many things to do both locally and in Charlotte itself, Kings Grove Manor is definitely worth checking out!

New Belmont Grocery Store Begins Hiring

The newest grocery store in Belmont will not open until the fall but the hiring process has already begun for its potential new employees.

A new Harris Teeter is being built at the Belmont Town Center shopping complex located on South Point Road. Construction started a year and a half ago and the store is finally moving towards completion. Danna Robinson is a spokesperson for the store and has stated that they do anticipate opening in the fall. When the store opens, it will include many amenities such as a Starbucks coffee, pizza bar, sub shop, floral gallery, and Express online shopping.

Hiring has begun for the anticipated 120 new employees for the store, although some will be transfer employees from existing stores. There are full and part-time opportunities in many capacities like stock clerk, baker, and barista.

The actual date of opening will be announced about two weeks before. The company also plans to host an event called “Taste of Teeter” at the Belmont location one day before the grand opening. This will be a pre-opening sample event featuring many of the store’s best products.

In addition to the new store, a 12,000 square foot building next to the new store will also feature restaurants and retailers. These businesses are also planning to open in the fall

Neighborhood Spotlight: Handsmill on Lake Wylie

Handsmill on Lake Wylie is a beautiful gated community that combines natural beauty with resort-style amenities. Homes are right on the lake offering exclusive access to all the activities Lake Wylie has to offer. These activities range from fishing to boating to hiking. The neighborhood even has two private marinas and boat ramp solely for residential use.

Hndsmill also offers many amenities within the neighborhood. For nature-lovers, there are many walking trails and green space to spend time in. But the centerpiece of the neighborhood is the luxurious Handsmill Club complete with a state of the art kitchen, two gathering areas, and a large outdoor patio perfect for entertaining. There are also amenities like a junior olympic swimming pool and fitness center only available to residents. For children, there is a separate playground. But while Handsmill offers seclusion and natural beauty, it also has the advantage of being within half an hour of all the activities Charlotte has to offer.

There are currently 3 homes on the market in Handsmill which represents 6 months of inventory. This means that right now there is a balanced market in the area, which is comparable York County as a whole, which also leans towards a balanced market.

Company given stop order for home project in Lake Wylie

Mattamy Homes has been working on a project in Y0rk County, by Lake Wylie. Lake Crest, the site of the project was originally zoned for 175 homes on 85 acres of land and is one of many ongoing residential developments in Lake Wylie under the company. However, a stop order has just been issued for the project, halting any construction.

Stop orders are issued to halt construction until certain environmental standards are met but the exact cause of this order has not been released. This is not the first time this has happened in Lake Crest. Back in 2015, a notice of violations was issued to the site citing that the company disturbed land outside the delineated zone. A notice of violations is issued before further actions are taken in the form of a stop order.

This 2015 incident was when Allison Love first decided to run for York County Council. Her campaign cited runoff and over development as causes for concern for the health of the lake. Now, as a current member of council, Love has the same goals. She has participated in ongoing committee work to keep sediment out of Lake Wylie in an effort to protect it. She also plans on meeting with environmentalists and state legislators later in the week to further discuss these issues.

Heron Cove is a beautiful neighborhood on a quiet peninsula of Lake Wylie, offering all the peacefulness of the lake along with many neighborhood amenities and local activities. The neighborhood has large plots of land to fully take advantage of the surrounding woodland and lake.

One of the best amenities of Heron Cove is its Waterfront Park. There, residents can swim in the lake or fish from the shore. There is even a storage rack for residents’ canoes. In addition to activities on the water, the park is the perfect place for picnics or barbecues and even has a fire pit. For children, there is a separate park filled with many family friendly options for kids. The Heron Park Swim Club is also a popular option for residents to socialize and swim.

Heron Cove is in Clover School District, one of the best districts in South Carolina which is also a big plus for families. Residents are able to enjoy the lower taxes of South Carolina while the city life of Charlotte is just minutes away.

Neighborhood Spotlight: Patrick Place

Patrick Place is a beautiful private community made up of large, brick, single family homes. Residents in this neighborhood enjoy privacy by being in a quiet wooded area while still being close to local activities and amenities. Each home in the neighborhood is custom built on lots ranging from half an acre to one acre.

Amenities in Patrick Place include wooded paths, picnic pavilions, ball fields, and a basketball court. Patrick Place residents also have access to “The Cabin”, a historic building that hosts monthly activities and events. The Cabin is also available for private use by residents.

Besides the many amenities within the neighborhood, Patrick Place is also only minutes from places like Lake Wylie and Charlotte. Lake Wylie is a hub for boaters, kayakers, and swimmers in South Carolina and is only five minutes from Patrick Place. Meanwhile, downtown Charlotte is just half an hour away and offers nightlife, theaters, museums, and many other activities.

Patrick Place currently has around 2.4 months of inventory which means it leans more towards a sellers market. This is comparable to York County as a whole which is also currently a seller’s market.

While the average price per square foot of homes in this neighborhood has increased slightly over the last year, sales prices have actually decreased. Homes in Patrick Place tend to be priced between $300,000 and $400,000.

Riverbend Development discusses plans for Belmont neighborhood

For nearly 10 years, Riverbend Development has owned nearly 6 acres of land within walking distance of downtown Belmont. With this prime location, there has been much discussion over what to do with the land. The developers are open to discussion from neighboring parcels of land over what kind of homes or businesses they want but the current plan is to build a mixed-use development including apartments and businesses.

The way the neighborhood is zoned means that Riverbend has a lot of flexibility with what they choose to build on the land. The company is proposing a mix of one and two bedroom apartments and over 10,000 feet of commercial space. They are looking into getting a permit for higher density but that has not been completed yet.

One thing that many residents have become concerned about is a plan to construct two roads within the development. No traffic solution to this has been proposed, which is what is concerning residents. They say that the streets in the town are narrow and increasing traffic on them could inconvenience many commuters. Riverbend has addressed traffic as a problem they are actively working to solve.

Another thing neighborhood leaders are adamant about is that Belmont retains is historical aesthetic. The historical nature of Belmont is very important to residents and leaders and while they welcome change and development, it is important that the neighborhood maintains this aspect.
