Neighborhood spotlight: York’s King’s Grove

New YMCA set to open in Lake Wylie

If you are a Lake Wylie resident, get ready to break out your sneakers and your workout pants.

Lake Wylie is getting a brand new, 73,500 square foot YMCA near Crowder’s Creek Elementary School that will be opening in mid October. The $17.8 million Clover School District Community YMCA is one of five projects that comprise a $99 million Clover School District construction plan.

The facility will feature a stunning pool and fitness center that will be a part of what will possibly be considered one of the nicest Y’s in the country. In addition to two indoor pools, there will also be a 50-meter Olympic sized outdoor pool, two racquetball courts, a basketball gym with a second-level walking track, several weightlifting rooms and plenty of exercise space, as well as a multi-purpose function room.This new facility’s pool will be home to the Clover High School swim team as well as the Kicking With Confidence program that aims to provide swimming lessons to every 4th-grader in the district. After-school care will be offered, as well as plenty of activities for kids and adults alike.

The official ribbon cutting ceremony for the Clover School District Community YMCA will take place from 5 to 7:30 PM on October 12, and community tours are planned for October 13-16 before the official opening of the facility at 5 AM on October 17.

Market Report: August

August’s numbers are in for the local market update from the Charlotte Regional Realtor Association, and inventory is still down while prices climb. There are more new listings, but they can’t keep up with demand.screen-shot-2016-09-24-at-4-39-20-pm

Stats for the entire CarolinaMLS area for August show signs of a very strong and active market. Year over year numbers indicate an increase in new listings, pending sales, closed sales, median sales price and average sales price. Plus, the total time that homes are spending on the market until sale has dropped. Furthermore, the months supply of inventory has dropped as well as the inventory of homes for sale.

The same trends are present in Lake Wylie, where, for example, new listings are up 12.4% from 2015 and the months supply of inventory is down 23.2% from 2015.screen-shot-2016-09-19-at-9-09-48-pm
Fort Mill is seeing similar market trends, however new listings are up a dramatic 41.1%, and pending sales are up a whopping 74.5% from 2015. Furthermore, the months supply of inventory in Fort Mill is down 19.4%, which is not nearly as significant of a drop as what we are seeing in the CarolinaMLS area as a whole, where the percentage change was approximately 30%.screen-shot-2016-09-24-at-4-48-45-pm

In general, the decreasing inventory has created a seller’s market where the average sales price continues to rise and the market is more and more active. Buyers are going to be forced to act more quickly as inventory continues to move and demand continues to grow.

We will keep an eye on the numbers and the trends with the expectation and hope that the region’s real estate market and housing landscape continue to thrive.

Fort Mill’s new Trinity Ridge features beautiful homes in idyllic setting

Trinity Ridge, a beautiful new development in Fort Mill, has just opened its third and final phase of the neighborhood by JPOrleans, a Philadelphia-based homebuilder. The firm purchased approximately 100 acres of land from the developer and has created 63 homesites.

The lots will all be generously sized, averaging over an acre, and  they feature an idyllic mountain-like setting. These homes will start at around $700,000 and some will top out at $1.3 million. These unique estate homes Will be nestled among trees and along a scenic creek for the ultimate peaceful setting. Homes will average between 3,500 and 4,500 square feet. The pricier and higher end homes in the community along Sugar Creek will potentially be built by custom homebuilder New Old of Fort Mill who would create 14 Southern Living Home Collection houses.

Trinity Ridge is located off of old Springs Road in the southeastern quadrant of Fort Mill. It’s a great community for families, not only because of the neighborhood itself, but also because Fort Mill boasts some of the best schools in the nation. Plus, Fort Mill is one of the fastest growing communities in the region and features plenty of southern hospitality and charm. It is conveniently located near the bustling metropolis of Charlotte with an easy 30-minute drive, and it is also close to beautiful Lake Wylie.

New residential community is underway in Lake Wylie

The ever-growing lake town is getting a new community of single-family homes from leading developer Crescent Communities with the addition of Paddlers Cove and Summerhouse. Paddlers Cove will feature 550 homes built by Fielding Homes, and the adjacent neighborhood, Summerhouse at Paddlers Cove, will have Lennar as it’s featured home builder for the 170 homes there.

Both communities will feature beautiful homes as well as neighborhood amenities, plus all the perks of living near Lake Wylie, such as boating, canoeing and kayaking. Paddlers Cove is designed for families and will feature a community pool and playground and is conveniently located next door to Crowders Creek Elementary School and it is within walking distance of the new Clover Aquatic Center.

Home sales for Paddlers Cove Will begin in October, and home sales for Summerhouse are already underway, and construction is slated to begin in late August.

Market spotlight: Clover’s Catawba Crest

Catawba Crest offers prestigious lake living at its best with plenty of waterfront properties. Homes are generously sized, with current homes on the market averaging over 3,000 square feet and having at least three bedrooms and two and a half bathrooms.

Furthermore, the community features large lots with plenty of space for entertaining, as well as gorgeous water views. The neighborhood requires no HOA fees and is part of the fabulous Clover school district.

There is not a whole lot of movement on the market here, indicating that people are happy to stay. screen-shot-2016-09-11-at-8-47-37-pmThere are currently five homes on the market representing 15 months of inventory. Such a high inventory count indicates that we have a buyer’s market on our hands. Comparatively, Lake Wylie has six months of inventory, which is a perfectly balanced market, where neither a buyer’s market nor a seller’s market is present. York County as a whole has 5.5 months of inventory, which is also fairly balanced. Catawba Crest’s buyer’s market is the exception lately, as most markets in the area are skewing more towards a seller’s market, with not enough inventory available and plenty of buyers searching for homes. Those interested in purchasing waterfront property in a prestigious and beautiful community should definitely consider Catawba Crest.

Steele Creek gets a new apartment community

The shopping center will be anchored by the new Harris Teeter that is scheduled to open in October.  The 53,000 square-foot grocery store will be a big addition to the community and will certainly help to accommodate the new residents that will be moving in once the new apartment community of Solis Berewick  is completed.

The site of Solis Berwick is 13.8 acres and was purchased for $4.7 million this summer by Terwilliger Pappas, and the apartment development company has finally broken ground on the new Steele Creek 275-unit community.

Residents here will be able to take advantage of fantastic amenities, including a clubhouse, a poolside pavilion with a fire pit, a fitness center, a pet park, and more. Initial apartment homes and amenities are slated to be completed by the middle of 2017, with the entire community finished by early 2018.

Market Spotlight: York’s Shiloh Farms

Let’s check in with the neighborhood of Shiloh Farms, located in York, South Carolina in the Lake Wylie region. However, with not a whole lot of sales activity here, inventory is skewing high. There are currently five homes on the market in Shiloh Farms, representing 10 months of inventory. This much inventory indicates a buyer’s market in this neighborhood. Comparatively, the town of York has 5.9 months of inventory and York County as a whole has  5.4 months of inventory, both of which are numbers that represent almost a perfectly balanced market, where we have neither a buyer’s nor seller’s market.Screen Shot 2016-09-02 at 3.37.48 PM

Shiloh Farms offers lovely homes on expansive lots as well as a great community. Plus, the town of York is a great place to live, conveniently located between the I-77 and I-85 corridors. This charming town has an intimate character with a small friendly community. There is a strong sense of history here as well as a quieter, slower pace, which offers a desirable alternative to living in a large metropolitan area like Charlotte. However, if you need to get your big city fix, Charlotte is only a little over an hour drive away. And, if you need to feel like you are on a lake vacation, beautiful Lake Wylie is only a 25-minute drive from Shiloh Farms.

Four out of the five homes currently on the market in Shiloh Farms are at least 3,250 square feet and have no less than four bedrooms and two baths. They are gorgeous properties on beautiful lots.
