Two New Neighborhoods Could Come to York County

Two new projects are going before York County planning commission next week. One is for the fourth phase at Sanders Landing, and the other is for a new development called Savana Oaks. Both of them will be great additions to the Clover area.

The fourth phase of Sanders Landing will add 33 additional homes to the neighborhood. These homes will have large lots ranging between one and 3.85 acres. The development began in 2019 and is a project by May Green Properties, a company local to York County.

Many of the homes currently under construction look like modern farmhouses in the style popularized by Chip and Joanna Gaines. There are still a few lots available in the current sections, and a few of the homes currently under construction are available as well if you can’t wait for the new section to be approved and opened.

The new development of Savana Oaks is located on Tart Road on the west side of Clover. The developer is Colttis LLC, based in South Carolina. They want to build 20 homes on a 30-acre site with an average lot size of 1.3 acres. This would leave space for grand homes and plenty of privacy and space for outdoor living. Nothing is known yet about the style of the homes or any potential amenities.

A Look Ahead

The real estate market has been booming lately in the Charlotte region. Supply is low and demand is high. Interest rates are low spurring many people to enter the market. The pandemic shifted the market moving the spring surge into the summer and early fall instead. So what comes next?

With interest rates so low, first time homebuyers are driving much of the demand in the market right now. In a typical year first time homebuyers represent around 30% of the market. Right now, they represent 38% of the market. If interest rates remain low, they could keep driving growth, but if they rise, we may see many buyers drop out of the market for now.

Supply remains low, but we are already seeing the first indications of a slow down in the market. Condos are staying on the market a few days longer on average which is typically the first indicator of a slow down. We may next see this trend in townhomes, then eventually to single-family homes.

Many people have stayed in their homes during the first months of Covid and may list their homes next spring. If this happens, we could see a larger than usual spring season with fewer buyers for more homes. This could balance the market somewhat as we have had historically low inventory.

The thing to remember is that people always need homes, and the population in the Charlotte region is still growing so our market is likely to stay healthy for years to come. Neighborhood Spotlight: Glenmoor

Just South of the city of York, there is a gem of a neighborhood with large lots, custom built homes, and plenty of privacy. This charming spot is Glenmoor, located near the James Ross Wildlife Reservation. The neighborhood is located off of State Route 46-35 for a quick trip into York.

Homes in Glenmoor were built in between 2015 and 2016, but occasionally a new lot is available for a custom built home. Lots are at least an acre with some lots over 2 acres for plenty of privacy and outdoor living. Many of the homes have private pools, decks, patios, and playscapes.

These homes have a variety of floor plans as well as at least 3 bedrooms and 2 bathrooms. Homes typically have at least 2,500 square feet of living space, but some also have rocking chair front porches or screened in porches to add additional living space.

Last year just 3 homes went on the market in Glenmoor. They sold for an average of just under $350,000. There was also one lot that sold last year for $47,500 for over 2 acres. Currently there are two homes for sale in Glenmoor, but they are both already under contract. Both of them went under contract in less than a week, showing the desirability of the neighborhood.

September Market Report

The numbers are out once again from the Canopy Realtor Association. They show the trend once again of low inventory, prices inching up higher, and homes selling quickly. When you look at the entire Charlotte Region, you see that despite more homes being listed than at the same time last year, that inventory has hit a historical low of just a 1.1 month supply. That means that just barely over 5,000 homes are on the market down from just under 10,500 last year.

When you look just at the Lake Wylie area, you see that inventory is down to just a 1.3 month supply, this means that 181 homes are on the market versus 430 last September. This typically means that the seller will have the upper hand in negotiations as there is limited supply so they can command a premium when they do sell.

Average Sales Prices are up 5.5% year over year to $440,675. Sellers are receiving on average 99.4% of list price when they sell. This means that most homes are selling at or above list price so buyers can’t expect any discounts right now.

Homes are selling quickly as well. Last year the average home went from listing to the closing table in 106 days, this year they are selling 10 days quicker at 96 days. This shows that there is high demand for the few homes that are listed right now.

New Listings and Pending Sales are both up, but they aren’t able to overcome the low inventory. The pandemic has exacerbated the already low inventory we have been tracking for the last few years. It remains to be seen if the market will recover quickly or slowly once there is a vaccine.

Pandemic Organization

One trend that has emerged out of the Covid-19 pandemic is home organization. There are many books about organization, professionals you can hire, and there are shows on Netflix that will show you amazing before and after transformations. Neighborhood Spotlight: The Landing

Right on the shores of Lake Wylie, you’ll find a serene neighborhood called The Landing. This great community is close to Charlotte, but has lower South Carolina taxes, and is in the top rated Clover school district. This should be enough to entice most people, but then you add on great amenities, community events, and wonderful homes and it’s no wonder these homes don’t last long on the market.

The homes in The Landing are estate style homes with large lots of at least a half acre and plenty of space. Many of the homes have over 3,000 square feet of living space and some have over 6,000 square feet. These homes were built in the early 2000’s and have open floorplans, home offices, and waterfront homes have docks and boathouses.

In addition to these amazing homes, there are great amenities in The Landing. There are 25 boat slips for residents without direct water access. There is also a neighborhood park, clubhouse, and pool. There are around 2 miles of paved walking trails and sidewalks encouraging residents to take advantage of the outdoors. There is a competitive swim team for the kids, and many community events throughout the year.

There are currently 7 homes on the market in The Landing representing 5.6 months of inventory, but of the seven four are already under contract. Typically having 5.6 months of inventory represents a balanced market between buyers and sellers, but with the broader trend of low inventory in the region, sellers may still have the upper hand in negotiations.

In the last year, homes sold for between $365,000 and $1,060,000. This shows the difference between a small interior home and a large waterfront home.

Many markets across the United States are showing an interesting trend during the time of Covid-19. People are buying larger homes. New Development on the Horizon

A new development is in the works on Lake Wylie and Little Allison Creek. The proposed project is being put together by Fielding Homes which is a local builder working in the Fort Mill and Lake Wylie areas. Their previous projects include Mason’s Bend and Paddler’s Cove just to name a few.

The new project is called Lakeside Glen and the plans show that it will be a 425-lot single-family residential project. The site sits on 305.7 acres located between Highway 274 and Allison Creek Road.

This project has been in the works for some time, with a preliminary plat originally filed in March of 2015. There have been changes and revisions since the original filing, the most notable has been increasing of minimum lot size.

There are not many more details available at this time so we still don’t know the size or price range of the homes yet. The York County Planning Commission will continue to work with Fielding Homes as this project comes to fruition.
