Neighborhood Spotlight: The Bluffs

If you are looking for a luxury neighborhood in the Lake Wylie area, be sure to explore The Bluffs. This community was completed recently with all homes less than six years old so they show like brand-new. Builder Essex Homes designed and built the homes in The Bluffs and nearby neighborhoods of Tullamore and The Conservancy at McLean.

Neighborhood Spotlight: Tioga Point Lake Wylie

If you are looking for a home with a large yard right on the shores of Lake Wylie, South Carolina, Tioga Point could be the place for you. This great neighborhood boasts executive style homes with all of the features you could need or want. They are located on the South Carolina side of the lake so they have lower taxes, but still feed to award winning Clover schools.

Tioga Point is located Just off Lake Wylie Road near the intersection where Highway 49 and Handsmill Highway intersect. Just to the North is Lake Wylie proper with restaurants, public lake access, and shopping. Just across the Buster Boyd Bridge, you will find Rivergate with many more options for shopping, dining, and entertainment.

Homes in Tioga Point don’t come up for sale very often. In fact, just three homes sold in the last 12 months. They sold for an average of $605,000 and all three were interior wooded lots with mature landscaping. Homes with lake frontage command a premium and can sell for substantially more, but rarely come on the market.

The typical home in Tioga Point has 4 or 5 bedrooms, 3 or 3 ½ bathrooms, and between 2,800 and 3,500 square feet of heated living area. Most of the homes were custom built and have features like gourmet kitchens, home offices, in-ground salt water pools, and custom decks to enjoy the out-of-doors. These homes were built between 2002 and 2006 and many have been upgraded since they were built.

If you are looking for a unique home in a highly desired community, look no further than Sunset Ridge. This amazing spot is located along Lake Wylie Road near Highway 49 in the heart of Lake Wylie. Properties rarely change owners in Sunset Ridge with only 11 homes selling in the community since 2017.

There are currently no homes for sale in Carolina Coves, but if you want to get in on this luxurious neighborhood, you need to plan ahead and be ready when one comes on the market. You should have a couple of months as many people wait until spring time to list homes so they are clear of the holidays and close to the end of the school year. In the meantime, as a buyer, the best thing you can do is get pre-qualified for a loan, and start working with your Realtor so you can be ready as soon as the home of your dreams is listed for sale.

Carolina Coves are located off Pole Branch Road, just down the road from Daniel Stowe Botanical Gardens. The neighborhood is on the South Carolina side of Lake Wylie and is zoned for award winning Clover schools. This great location is close to everything you need, yet is in a picturesque and serene setting. The neighborhood features walking trails and green space to relax at the end of the day.

Homes in Carolina Coves are generously proportioned with most homes well over 3,000 square feet with some homes over double that. Most homes have at least 4 bedrooms and up to 6 full bathrooms. Last time we wrote about Cypress Point, it was starting construction. Now the construction phase is over and Cypress Point has become a great addition to the heart of Lake Wylie. Cypress Point is located just off Highway 49 near the Buster Boyd Bridge, just minutes from everything you need, from restaurants, to fitness, to shopping, to highway access for a commute.

Built by Nationally recognized home builder D.R. Horton, Cypress Point features single family homes in addition to a Townhome community within the neighborhood called Ivy Ridge. The community features amenities including a clubhouse, fitness center, outdoor pool, and playground. The streets are lit at night and there are sidewalks perfect for kids riding bikes, strollers, or just walking by yourself, with a friend, or with a pet.

Homes in Cypress Point range in size from 2,300 to 4,367 square feet and are mostly two stories, but there are a few ranch style plans as well. Homes are elegantly appointed with gourmet kitchens with large islands. There are great details like hardwood flooring, crown molding, and custom tile work. Many of the homes feature 3-car garages, lofts, butler’s pantries, home offices, and much more.

New Tax Values Coming for Mecklenburg County

For those of you at the lake that are within Mecklenburg County, you need to be aware that another tax valuation is in the works. The last time this happened was in 2019, so you can bet that values will go up again since the market has been robust in the last few years.

In 2019, the median home price in Mecklenburg County was $270,000. As of September 2022, the median home price is $349,150. This is an increase of $79,150. This means that we could probably expect the valuation for the median priced home to rise almost $80,000 when your tax bill arrives.

In 2019, the median home price in Lake Wylie was $349,900. As of September 2022, the median home price is $427,678. This is an increase of $77,778. Keep in mind that the Lake Wylie numbers also include homes not in Mecklenburg County, but they do show that homes near the lake have values typically higher than the whole of Mecklenburg County, but that prices have risen around the same amount.

The real thing we need to know is what will the tax rate be? Mecklenburg County could keep the tax rate the same. The effect of this could be that your property taxes will go up since the valuation is expected to go up. Another option is that the rate would go up, this is unlikely since the property valuations will be going up and the county budget is not expected to rise dramatically. The last option is probably the most likely that the tax rate would go down. Values for homes have gone up significantly, but costs for government goods and services have not gone up dramatically so the tax rate will most likely go down.

Even if the tax rate goes down, that doesn’t mean that you will see a smaller tax bill. Costs have gone up, so you will probably see just enough reduction in your tax rate that taxes will go up, but not dramatically.

If you are looking for a totally unique neighborhood, keep your eye on Harbor Oaks. This small enclave of homes sits near the shores of Lake Wylie but has its own private pond. No two homes look alike, and each has unique features. They don’t come on the market often, so you have to be ready when one is listed for sale.

Built back in the 1980’s, homes in Harbor Oaks are mainly 3 bedroom, 2.5 bathroom homes with around 2,500 square feet. Homes that border the pond take advantage of the amazing views with large outdoor living spaces and decks to make the most of the surroundings.

Harbor Oaks is located on the North Carolina side of Lake Wylie just off Shopton Road. This great location has residents close to shopping, dining, and entertainment. This makes Harbor Oaks the perfect spot to work from home or to commute to the office.

In the past year, just one home sold in Harbor Oaks for $465,000. Since 2019, just six homes and one lot changed ownership in the neighborhood so you can see that owners are reluctant to part with these amazing homes. It could be the park-like setting with mature trees, or the proximity to the Copperhead Boat Landing on Lake Wylie. In any case, you need to be prepared if you want to own one of these gems.

Neighborhood Spotlight: Saybrooke Lake Wylie

There are a few homes already listed for sale, and additional homes will be released soon in the new construction neighborhood of Saybrooke. Builder Evans Coghill Homes through BSI Builders is offering 9 different floor plans, in styles ranging from traditional to modern farmhouse. Six custom homes are currently up for sale in the neighborhood, tucked next to the shores of Lake Wylie, with an additional 56 homesites coming soon on the 21.15 acre neighborhood.

These luxury homes are located just off Bankhead Road near SC-160 and SC-98 (Gold Hill Road), both of which will connect you quickly to the highway for an easy commute to Uptown Charlotte. Saybrooke is also close to McDowell Nature Preserve and Walkers Branch Greenway.

Homes in Saybrooke have all of the features buyers want now including home offices and lofts. Many of the homes have basement lots which could double your square footage if fully finished. This is ideal for anyone wanting a home gym, guest quarters, home theater, gameroom, or additional bedrooms and bathrooms. Homes feature large open floor plans perfect for entertaining.

The six homes currently listed for sale include 4 bedrooms and 2.5 bathrooms ranging from 2,000 to 3,600 square feet of living space. They all have at least a 2 car garage. Prices for these homes range from $451,000 to $990,013. This wide swing is due to size, features, and lot size and location. Some of these homes sit on waterfront lots on Lake Wylie so they will command a premium over interior lots.
