Lake Wylie Waterfront Home Sales from 1/1/2013 to 12/31/2013 in the two State three County Lake area were exactly the same in 2013 as they were in 2012 both coming in at 89 Closings. Sales of existing Waterfront Homes are still below the pre recession sales pace of 109 sales in 2005 which had a average sales price of $533,000.00, median sales price in 2012 was $591,000 compared to the 2013 average closing price of $586,000, prices per square foot are almost equal, median days on the market have improved to 90 from 124 in 2012.
Sales in the River Hills Community were 52 for an average of $330,000 compared to 05 when there were 62 sales with an average of $330,000.
In general the entire Lake Wylie Market has rebounded back to 2007 levels of approximately 520 Closings. It is a excellent time to shop for Homes and Waterfront properties in the Lake Wylie area while prices are still somewhat stable. Call the Lake Wylie Realty Man Team.

As of 11/1/2013, 80 Waterfront properties on Lake Wylie have sold and closed year to date in comparison with 2012’s 74 closings that’s up only about 7.5% Lake Wylie Homes for sale under contract in October were 17 compared to 2012’s 16. Average sales price was $592,000 at a sales price of $186.00 per square foot.
Waterfront Properties for sale have increased to 146 listings as of 9/15/13 further increasing supply of vacant undeveloped waterfront lots. Demand for Waterfront Lots has decreased since the Great Recession started, primarily because of the lack Financing available.
Only 29 lots have sold on the Lake this year in Gaston, Mecklenburg and York Counties. The average sales price was $215,000, and days on the market were over 227.
Realistically the glory days in lots sales are over for now and the near future because of the lack of financing. Prices are declining back to the late 1990’s to early 2000 levels. Its a great Buyers Market for Waterfront Properties on the Lake.
