Neighborhood Spotlight: Sunset Ridge Lake Wylie

Homes in Sunset Ridge rarely come on the market and when they do, they don’t stay on the market for long before a new family is ready to move in. It’s not hard to see why. This great neighborhood is located along Lake Wylie Road near to Highway 49 in close proximity to shopping, dining, and entertainment. Sunset Ridge is zoned for top rated Clover schools, and there are public boat ramps close by so you can enjoy all that Lake Wylie has to offer.

Homes in Sunset ridge were custom made and sit on large lots, some as large as almost two acres. This means that there is plenty of privacy from neighbors, and there is also room for outdoor living spaces like sports courts, pools, outdoor kitchens, decks, patios, terraces, firepits, and much more.

Inside of these homes you will find 4 or 5 bedrooms, with sumptuous primary suites. Each home has 3.5 to 4.5 bathrooms with spa-like features in the primary. Homes have more than 3,000 square feet and include home offices, flex-spaces, bonus or media rooms, and top of the line appliances. Kitchens are large and open, perfect for entertaining. Most of the homes have three car garages.

In the past year, just one home sold in Sunset Ridge. Homes here are a great value in comparison to the sister neighborhood next door. The Retreat at Sunset Ridge, a newer construction community with water frontage. Homes in The Retreat at Sunset Ridge typically sell for over a million dollars, while Sunset Ridge typically sees prices in the $700’s.

Neighborhood Spotlight: Forest Oaks

Right down the road from the Buster Boyd Bridge you’ll find the great family friendly neighborhood of Forest Oaks. This amazing spot is in the heart of Lake Wylie, South Carolina with shopping, dining, and watersports nearby. The public boat ramp is just down the road so you can enjoy all that the lake has to offer. The community feeds to award winning Clover schools, but residents pay lower South Carolina taxes. What’s not to love?

Homes in Forest Oaks were built between 1989 and 2009 with most of the homes built in the early 2000’s. They range in size from 1,100 to 2,300 square feet and most have a 1 or 2 car garage. These homes have 3 to 4 bedrooms and 2 to 3 bathrooms. Many of the homes have been remodeled and updated since the time they were built. Yards are small and easy to maintain.

These great smaller homes have starter home prices. In the past year, 22 homes sold in Forest Oaks with most of them going under contract in less than a week. They ranged from a 4 bedroom, 2.5 bathroom home with 1,730 square feet for $265,000 to a 3 bedroom, 2 bathroom remodeled home with 1,553 square feet and an oversized lot for $370,000.

There are currently just two homes listed for sale in Forest Oaks. One home is already under contract. As the market has slowed we are seeing homes stay on the market longer before a sale so the other home has been listed for 63 days without going under contract yet. This could be your lucky day to get in this amazing neighborhood.

Neighborhood Spotlight: Golden Pond

If you have always wanted to live on the water, but you don’t want the crowds that can form in Lake Wylie, try Golden Pond. Homes in Golden Pond surround a private pond that is large enough for fishing, swimming and non-motorized watercraft so it is quiet and serene. Golden Pond has a Clover, South Carolina address and feeds to award-winning Clover schools.

Golden Pond is located right off Handsmill Highway on the South Carolina side of Lake Wylie. From the neighborhood it is a quick trip to Highway 49 to connect you to highway access. There are many nearby choices for shopping, dining, and entertainment. There are public boat launches nearby as well to enjoy motorized watersports on Lake Wylie.

Lots in Golden Pond are large and homes are varied in size and style. They range from ranch style to split-level to double wide homes. Single-family homes typically have 3-4 bedrooms and 2-4 bathrooms with between 1,200 to 2,000 square feet of living space. Homes fronting the pond have decks, patios, or sunrooms to take advantage of the views.

Many of these homes have outbuildings for workshops, garage storage, or second living quarters. With no homeowners association, if you purchase a home in Golden Pond, you will only have to follow restrictions put in place by the City of Clover.

In the past year, just one home in Golden Pond changed ownership. It sold after just 4 days on the market. This home was a 3 bedroom, 2 bath with 1,290 square feet of new construction that sold for $206,000. There is currently one home listed for sale in Golden Pond. It is a 2 bedroom, 2 bathroom with 1,378 square feet offered for $180,000. This home has almost 2 acres of property, but the home itself is in need of some work.

Neighborhood Spotlight: The Bluffs

If you are looking for a luxury neighborhood in the Lake Wylie area, be sure to explore The Bluffs. This community was completed recently with all homes less than six years old so they show like brand-new. Builder Essex Homes designed and built the homes in The Bluffs and nearby neighborhoods of Tullamore and The Conservancy at McLean.

Homes in The Bluffs sit on large lots with most of them around an acre in size. This allows for stately homes and lots of outdoor living space and plenty of privacy. Many of these homes have decks, terraces, sports courts, pools and more to take advantage of the great weather. Most of the homes have three car garages, many of them side-loaded or courtyard style, perfect for all of the kids’ bikes, cars, and even a golf cart.

Neighborhood Spotlight: Clarendon Estates Lake Wylie

Right across the Buster Boyd Bridge, within easy commuting distance from Uptown Charlotte, you’ll find the amazing community of Clarendon Estates. The neighborhood comprises 74 homes with large lots and plenty of privacy. Residents love that they live in South Carolina so they have a lower tax burden, but are zoned for award winning Clover Schools.

Homes in Clarendon Estates were built between 2004 and 2008. Most of the homes sit on sites between two and four acres in size and some have outbuildings like workshops or second living quarters. The interiors of these homes have between 2,400 and 3,000 square feet with chef’s kitchens, granite counters, custom cabinetry, hardwood flooring, and crown molding. Many of the homes have guest suites, home offices, or bonus rooms with flex-space.

Though there are no community amenities, Lake Wylie is nearby with natural areas, parks, and public boat ramps so you can fully enjoy the lake. In addition, there are many private boating facilities, country clubs, and yacht clubs if you want to join the type of activities you might get in a larger planned community. Or, you can just enjoy the privacy and not having a homeowners association.

In the last year, just two homes and one lot changed owners in Clarendon Estates. The homes both sold in less than four days on the market showing just how in-demand Clarendon Estates really is. They sold for an average price of $572,450. The lot that sold was a 1.136 acre parcel with a creek in the back. It sold for $55,400.

There are currently no homes offered for sale in Clarendon Estates, but that is not unusual for this time of the year. The best thing a buyer can do while they wait for the spring busy season for real estate is to get ready so when the time comes, they can make the strongest offer to secure the home they desire. This is made easier if you do your homework and are pre-qualified for a loan, know exactly what neighborhoods you are interested in, and have your Realtor helping you to know when the perfect home is about to be listed in your dream neighborhood.

Homes in The Glades at Windswept Cove enjoy a true environmental paradise with environmental covenants in place to restrict clearing of trees on home sites. This helps each home to feel secluded. Homes have large lots with an average of 1.6 acres, though some lots are over 2 acres. This leaves plenty of room for outbuildings, outdoor living spaces, and lush landscaping. Waterfront homes have piers and boat docks and some even have private beaches.

Neighborhood Spotlight: Tioga Point Lake Wylie

If you are looking for a home with a large yard right on the shores of Lake Wylie, South Carolina, Tioga Point could be the place for you. This great neighborhood boasts executive style homes with all of the features you could need or want. They are located on the South Carolina side of the lake so they have lower taxes, but still feed to award winning Clover schools.

Tioga Point is located Just off Lake Wylie Road near the intersection where Highway 49 and Handsmill Highway intersect. Just to the North is Lake Wylie proper with restaurants, public lake access, and shopping. Just across the Buster Boyd Bridge, you will find Rivergate with many more options for shopping, dining, and entertainment.

Homes in Tioga Point don’t come up for sale very often. In fact, just three homes sold in the last 12 months. They sold for an average of $605,000 and all three were interior wooded lots with mature landscaping. Homes with lake frontage command a premium and can sell for substantially more, but rarely come on the market.

The typical home in Tioga Point has 4 or 5 bedrooms, 3 or 3 ½ bathrooms, and between 2,800 and 3,500 square feet of heated living area. Most of the homes were custom built and have features like gourmet kitchens, home offices, in-ground salt water pools, and custom decks to enjoy the out-of-doors. These homes were built between 2002 and 2006 and many have been upgraded since they were built.

Clover Schools Move to Modified Calendar

Students in Clover Schools will have a different school calendar next year. They will officially start the school year earlier in August, the 8th 2023, and will be on a year-round modified calendar. This means additional breaks and a few early release dates. This was adopted last week by the Clover School District Board of Trustees.

In addition to the school year starting earlier, there will be days that students head home for early release. These days are so teachers can have additional planning time. These early release dates are all on Fridays, September 1st, November 17th in 2023, and February 9th and April 26th in 2024.

In addition to the current breaks for Thanksgiving and winter holidays, there will be two “inter-session” breaks. These “inter-session” breaks will each be for a week, one October 9-13 and one February 19-23. The end date for the school calendar and graduation will be May 30, 2024.

State law enacted in 2006 states that the school year for public schools in South Carolina can’t begin before the third Monday in August. The only way around that law is if a school operates on a year-round modified calendar. Clover School District had a lot of community conversations before making this change. They sent out surveys and found that most of the respondents agreed with the change.

There will be some concerns that will have to be dealt with before the change occurs. Many parents were concerned about sports schedules, and most importantly, childcare during breaks and early release days. The school system is already planning to provide childcare for the early release days so one worry is already taken care of. District leaders are working on the other concerns and plan to release more information in January.
