Maybe you are the type of person who wants a lake to enjoy, but you don’t want to share it with many other people. If this sounds like you, check out Boshamer Estates in Clover. Boshamer Estates is located on the west side of Clover, off of State Highway 55 just a few minutes from town. Residents are close to shopping, dining, and community events. It takes approximately 45 minutes from Charlotte Douglas International Airport and about 50 minutes from Uptown Charlotte. A 20 minutes trip will have you at Lake Wylie for motorized water sports.

Homes in Boshamer Estates vary greatly as they were built between the 1970’s and 2016. Coltex Mills Park Project In The Works Clover/Lake Wylie

March 2022: Another mill conversion project is in the works right now in Clover. This time it is the mill site at 602 Old North Main Street. It used to be the Coltex site, aka Clover Spinning Mill. It has had other owners in its long history as well, but the documents filed with Clover Town Council list the new project as Coltex Mills Park.

Still in the planning and zoning change part of the process, Coltex Mills Park is expected to have around 52 townhomes, 3 single family homes, 3 duplex homes, and some commercial space. Plans state that the site is more than 6 acres in size.

This project is currently surrounded by homes, commercial properties, and some vacant land. The plans show the townhomes having two-car garages and driveways. There would be private streets, sidewalks, and on-street parking inside the property as well. The developer has also outlined plans for pocket parks, a playground, and outdoor grilling area, park benches, and outdoor seating.

Now that the project is before Clover Town Council, the council will need to approve zoning changes and approve the plans. After that, the construction could face other hurdles like utility connections, and traffic studies before it can finally break ground. This is one to watch for sure.

Neighborhood Spotlight: Camburn Lake Wylie

March 2022 Just a few miles from the Buster Boyd Bridge is a recently completed neighborhood called Camburn. Though officially in Clover, this neighborhood still has the feel of a Lake Wylie community. This exclusive enclave has just 32 estate sized homes zoned for award winning Clover schools, with lower South Carolina taxes.

Builder Taylor Morrison completed building Camburn in 2021. This means that you get a home that is as good as new, with none of the noise and hassle of new construction. Camburn is located off of highway 557 in walking distance to Oakridge Elementary and Middle Schools. This location is ideal for getting away from it all, but being close enough for an uptown commute.

Lots in Camburn are all around an acre in size, perfect for these generously sized homes. Homes have traditional styling and are all over 3,000 square feet of living space. All have open concept with great areas for entertaining, home offices, flex spaces and ample storage. Most homes have between 3 and 5 bedrooms, and 3-4.5 bathrooms. Neighborhood Spotlight: Ridgewood

If you’re looking for a great home with acreage in the Clover school district, you can’t go wrong with Ridgewood. This small neighborhood has everything you are seeking. Large lots with plenty of privacy are located right off Ridge Road between Clover and Lake Wylie.

With just a few streets and no through streets, Ridgewood is very private. Lots are typically at least half of an acre and up to an acre and a half. This gives residents plenty of room for decks, patios, fire pits, and boat and RV storage. Many homes have outbuildings and still have plenty of yard for lawn games and sports courts. Most have fenced yards with large trees, and there is no HOA.

Neighborhood Spotlight: Brookfield

In the last few years, home builder Lennar Homes has constructed an amazing boutique community a few minutes from Lake Wylie called Brookfield. This amazing spot has a small town feel, but is close to every convenience you need, and zoned for coveted Clover schools.

Brookfield is located off of Bethel Street (Highway 55) near the intersection with Highway 557 on the east side of Clover, South Carolina. Lake Wylie is a few minutes to the east, and Gastonia is just 10 minutes to the North. Residents are also near the quaint town of Clover. This charming town has just over 5,000 residents and is rich in Scots-Irish history.

There are 80 homes in Brookfield , and all were built between 2019 and 2021. They are energy efficient with modern home designs ranging from 2,490 to 4,041 square feet. They have 4 to 6 bedrooms and 2.5 to 4.5 bathrooms. You have your choice of ranch plans or two-story plans, many with a master suite on the first floor. All homes have two car garages, cute front porches, and are fully wired for the internet. Lennar Homes prides itself on the “everything is included” package so all homes have all options Lennar offers.

In the past year, 24 homes sold in Brookfield, but we don’t expect that to be a typical sales figure since it was the closeout year for construction. They sold for an average price of just over $340,000. That puts the average price per square foot between $130 and $137. There are currently no homes on the market in Brookfield showing that once people get into one of these great homes, they are reluctant to leave.
