Fall Pumpkin Patches

It used to be that you would go to visit a pumpkin patch in the fall and it would be a bunch of pumpkins on the side of the road or in the yard of a church. You can do that, or you can have a much more inclusive experience with hayrides, corn mazes, arts and crafts and much more. If you are taking the whole family, it can be an expensive venture, but also a delightful day. Here are a few of the ones closest to the Lake Wylie area.

Bush-N-Vine Farm – 1650 Filbert Hwy, York, SC 29745 – Open Monday through Saturday, 8am to 5 pm until October 31st. Has a cafe with apple cider and blueberry donuts, hot dogs and slushies. Pick your own pumpkins and pay by the pound. Enjoy a one-mile walking trail. Free admission.
Cherry Place Farm – 1922 Oakdale Rd, Rock Hill, SC 29730 – Open 10 am – 6 pm Saturdays and 1 pm – 6 pm on Sundays through October. Go on a self-guided tour of the farm, get lost in the 2-acre corn maze, see and pet farm animals, lots of activities for the kids, and free popcorn. $10 admission per person with kids under 2 free. Pumpkins are $9 each.
Shelby Corn Maze and Pumpkin Patch – 120 Broadway Dr, Shelby, NC 28152 – Open 4-10 pm Fridays, 10 am – 10 pm Saturday, 2 pm – 8 pm Sundays through October 30th. Admission includes pumpkin picking, 8-acre corn maze and 40+ other attractions. Haunted corn maze is after dark on Fridays and Saturdays. Pumpkin patch closes at 7 pm Friday and Saturday. Admission is $13 per person and includes corn maze, hayride, and 4 activity tickets. Pumpkins vary in price depending on size.

Neighborhood Spotlight: Due West Heights Lake Wylie

Knotts Builders is at it again, they are building a beautiful new construction neighborhood in Steele Creek in Charlotte, North Carolina near Lake Wylie. Due West Heights is located to the southwest of the city of Charlotte next to The Palisades Country Club. This great location has residents close to everything they need, hospital, grocery stores, shopping, dining, and the Steele Creek Library.

Currently children in the neighborhood are zoned to Palisades Park Elementary School, Southwest Middle School, and Olympic High School. However, in the fall, they will feed to the new Olympic Relief High School set to open for the new school year. This new school is located right next to Palisades Park Elementary School.

Homes in Due West Heights are all single family homes with 3-5 bedrooms, 2.5-3.5 bathrooms and 2700-3800 square feet of living space. Each has a 2 or more car garage, and outdoor living areas in the form of a deck or patio or covered porch in the rear, some with built in outdoor fireplaces. Catawba Riversweep Canceled Lake Wylie

If you live in or around the Lake Wylie area, you know that occasionally it seems like the debris in the lake starts to get out of control. What you may not know is that it takes a tremendous effort from the community as well as the Catawba Riverkeeper to keep the lake in pristine condition. The annual event called The Catawba Riversweep has been canceled this year due to conditions expected due to Hurricane Ian.

Catawba Riverkeeper announced on their website that “Out of concern for the well-being and safety of our volunteers, site captains, and staff around the uncertainty of the weather impacts of Hurricane Ian across the entire region, we have decided to CANCEL The Catawba Riversweep on October 1st, 2022.”

The Catawba Riversweep event brings together many different organizations, partners, and volunteers for community-wide stewardship. Many of these efforts will still happen, though in smaller ways. There are still many other ways you can also help to keep Lake Wylie and the surrounding waterways litter-free. There are additional monthly events listed on the Catawba Riverkeepers website, one as early as October 22nd. In addition, you can host your own cleanup. Catawba Riverkeeper will provide supplies if you can supply the people-power. Volunteers will also receive Riversweep t-shirts.

This annual Catawba Riversweep event will return on October 7, 2023. Anyone who has a vested interest in the Catawba-Wateree River Basin should come and help out so be sure to save the date.

Scarowinds Open Now

Once again, a Halloween tradition is open to the public. Scarowinds, or the scary Halloween version of Carowinds Amusement Park is open on select nights to scare you and thrill you with mazes, rides, attractions, shows, food, and more.

The park will be open for limited hours for the event with rides and attractions in the dark for some extra spooky adventure. The scary event is not recommended for patrons under 13 years old. The park is open Fridays, Saturdays, and Sundays through the end of October, but be sure you have the correct ticket, the park is open during the day, but you need separate admission for the Scarowinds event after dark. Season pass holders can get some extra perks as they can bring in guests for a discounted admission price.

On opening night, real world scares got in the way of the imaginary ones at the park. Unfounded rumors of shots being fired at the park quickly led to the park closing early. This prank is the cause of some new rules at the event including a brand new chaperone policy. Be ready to bring your ID and know that anyone under 18 has to be with an adult that is at least 21 years old. One chaperone can only be responsible for up to 4 other people so plan your group accordingly.

In addition, there is a no bag policy. You cannot bring in a bag or purse or backpack. If you have a medical necessity, you are allowed to bring in that medically necessary equipment in a small bag which is subject to a search. New Restaurant Coming to Belmont

For those of you who live in the Lake Wylie area, you know that there are some tried and true choices for eating out. We are about to get another option that is sure to be a fun night out. Belmont is about to have a new pizza parlor and arcade sure to bring nostalgic vibes.

106 North Main Street in Belmont is the new home of Stone Fired Social, a pizza place taking the spot where Johnny B’s Pizza used to be (it closed in 2021). It is right next to sister restaurant The String Bean.

The menu is still being refined, but we know for sure that the pies will offer a selection of toppings, and customization options. There will be appetizers, wings, salads, sandwiches, pizzas with red sauce, pizzas with alternative sauces, and a kids menu. There will also be more interesting offerings with fun names like the Hulk Smash Pistachio and the Red Corvette Red. All pizzas will be available in 12 inch, 16 inch, or grandma style. The grandma style is a rectangular Sicilian style.

The restaurant, once open, will be available for lunch and dinner six days per week. They will be closed on Mondays. Patrons can eat, play arcade games, order 12 different flavors of gelato, or make use of the full bar.

The restaurant should open in the next couple of weeks. They are hiring for all positions right now and are finishing all of the final details. Stone Fired Social will soon be hosting families, happy hours, team celebrations, parties and much more.

Neighborhood Spotlight: Saybrooke Lake Wylie

There are a few homes already listed for sale, and additional homes will be released soon in the new construction neighborhood of Saybrooke. Builder Evans Coghill Homes through BSI Builders is offering 9 different floor plans, in styles ranging from traditional to modern farmhouse. Six custom homes are currently up for sale in the neighborhood, tucked next to the shores of Lake Wylie, with an additional 56 homesites coming soon on the 21.15 acre neighborhood.

These luxury homes are located just off Bankhead Road near SC-160 and SC-98 (Gold Hill Road), both of which will connect you quickly to the highway for an easy commute to Uptown Charlotte. Saybrooke is also close to McDowell Nature Preserve and Walkers Branch Greenway.

Homes in Saybrooke have all of the features buyers want now including home offices and lofts. Many of the homes have basement lots which could double your square footage if fully finished. This is ideal for anyone wanting a home gym, guest quarters, home theater, gameroom, or additional bedrooms and bathrooms. Homes feature large open floor plans perfect for entertaining.

The six homes currently listed for sale include 4 bedrooms and 2.5 bathrooms ranging from 2,000 to 3,600 square feet of living space. They all have at least a 2 car garage. Prices for these homes range from $451,000 to $990,013. This wide swing is due to size, features, and lot size and location. Some of these homes sit on waterfront lots on Lake Wylie so they will command a premium over interior lots.

August Market Report

This month, we are starting to see some more signs of the Real Estate market slowing down somewhat. For the first time in months, we are starting to see homes sell for a little bit less than list price. The average home sold for 98.5% of list price. These prices are still higher than last year by 16.3% representing $62,315 more this year than last. We are also starting to see homes stay on the market for longer with the average home going under after 19 days on the market. Inventory has also gone up with a 1.5 month supply of homes on the market which is 1,381 more homes than last August.

When you look at this data, from the Canopy Realtor Association, just for the Lake Wylie area, you see that the numbers reflect the same trend that the Charlotte Region shows. The average sales price is up to $613,732, up 17.5% year over year. These homes are selling for an average of 99% of list price and are going under contract in an average of 17 days after listing. Lake Wylie now has a 1.5 month supply of homes or 181 homes on the market, up 7.1% from 169 homes last August.

New listings, pending sales, and closed sales are all down from last August. This is likely a result of inflation and rising interest rates. The full effects of which we will likely see over the next few months. We will likely see inventory rising still higher, but prices could take a long time to come down if they do at all.

Neighborhood Spotlight: Mill Creek Falls

Now that school is back in, you have time to reflect on the best bits of summer. For many of us, those times are on the water. If you want to be close to Lake Wylie, the master-planned community of Mill Creek Falls brings you the best of everything.

This great neighborhood has a very active homeowners association which organizes events and activities throughout the year. Many of these events center around the Junior Olympic sized pool or the Clubhouse. They range from a chili cook-off to an Easter egg hunt and are perfect for residents of all ages. In addition, amenities include tennis courts, gazebo, picnic area, walking trails, children’s pool, and a six-acre lake.

Outside of Mill Creek Falls, you are close to highway access, outlet malls, restaurants, grocery stores, entertainment venues, sports venues, and the town of Lake Wylie. Public boat launches and parks are nearby so you can take full advantage of the lake lifestyle. The neighborhood is located off of highway 274 on the South Carolina side of Lake Wylie which means you get the advantage of lower taxes and highly desirable schools.

Homes in Mill Creek Falls were built between 2005 and about 2015. They are single-family homes with semi-custom details. Many of them have been remodeled and updated since they were built. The average sales price for these homes is right around $450,000. They range between a 3 bedroom, 2 bath with just over 1,500 square feet for $320,000 all the way to a 5 bedroom, 3.5 bath with almost 3,500 square feet for $620,000.

Currently there are 5 homes for sale in Mill Creek Falls which represents a 1.8 month supply of inventory. This is compared to a 1.9 month supply for the whole of Lake Wylie and a 3 month supply in York County. In the past year, around 3 homes per month sold in Mill Creek Falls showing that there is a very stable market in the neighborhood.
