Neighborhood Spotlight: Harbor Oaks Lake Wylie

If you are looking for a totally unique neighborhood, keep your eye on Harbor Oaks. This small enclave of homes sits near the shores of Lake Wylie but has its own private pond. No two homes look alike, and each has unique features. They don’t come on the market often, so you have to be ready when one is listed for sale.

Built back in the 1980’s, homes in Harbor Oaks are mainly 3 bedroom, 2.5 bathroom homes with around 2,500 square feet. Homes that border the pond take advantage of the amazing views with large outdoor living spaces and decks to make the most of the surroundings.

Neighborhood Spotlight: Due West Heights Lake Wylie

Knotts Builders is at it again, they are building a beautiful new construction neighborhood in Steele Creek in Charlotte, North Carolina near Lake Wylie. Due West Heights is located to the southwest of the city of Charlotte next to The Palisades Country Club. This great location has residents close to everything they need, hospital, grocery stores, shopping, dining, and the Steele Creek Library.

Currently children in the neighborhood are zoned to Palisades Park Elementary School, Southwest Middle School, and Olympic High School. However, in the fall, they will feed to the new Olympic Relief High School set to open for the new school year. This new school is located right next to Palisades Park Elementary School.

Neighborhood Spotlight: Saybrooke Lake Wylie

There are a few homes already listed for sale, and additional homes will be released soon in the new construction neighborhood of Saybrooke. Builder Evans Coghill Homes through BSI Builders is offering 9 different floor plans, in styles ranging from traditional to modern farmhouse. Six custom homes are currently up for sale in the neighborhood, tucked next to the shores of Lake Wylie, with an additional 56 homesites coming soon on the 21.15 acre neighborhood.

These luxury homes are located just off Bankhead Road near SC-160 and SC-98 (Gold Hill Road), both of which will connect you quickly to the highway for an easy commute to Uptown Charlotte. Saybrooke is also close to McDowell Nature Preserve and Walkers Branch Greenway.

Homes in Saybrooke have all of the features buyers want now including home offices and lofts. Many of the homes have basement lots which could double your square footage if fully finished. Neighborhood Spotlight: Mill Creek Falls

Now that school is back in, you have time to reflect on the best bits of summer. For many of us, those times are on the water. If you want to be close to Lake Wylie, the master-planned community of Mill Creek Falls brings you the best of everything.

This great neighborhood has a very active homeowners association which organizes events and activities throughout the year. Many of these events center around the Junior Olympic sized pool or the Clubhouse. They range from a chili cook-off to an Easter egg hunt and are perfect for residents of all ages. In addition, amenities include tennis courts, gazebo, picnic area, walking trails, children’s pool, and a six-acre lake.

Outside of Mill Creek Falls, you are close to highway access, outlet malls, restaurants, grocery stores, entertainment venues, sports venues, and the town of Lake Wylie. Public boat launches and parks are nearby so you can take full advantage of the lake lifestyle. The neighborhood is located off of highway 274 on the South Carolina side of Lake Wylie which means you get the advantage of lower taxes and highly desirable schools.

Homes in Mill Creek Falls were built between 2005 and about 2015. They are single-family homes with semi-custom details. Many of them have been remodeled and updated since they were built. The average sales price for these homes is right around $450,000. They range between a 3 bedroom, 2 bath with just over 1,500 square feet for $320,000 all the way to a 5 bedroom, 3.5 bath with almost 3,500 square feet for $620,000.

Currently there are 5 homes for sale in Mill Creek Falls which represents a 1.8 month supply of inventory. This is compared to a 1.9 month supply for the whole of Lake Wylie and a 3 month supply in York County. Windward Cove is a gem of a neighborhood in the Steele Creek area of Charlotte, North Carolina near the shores of Lake Wylie. With gated access to the lake and a community boat ramp, residents can take full advantage of watersports and everything the lake lifestyle has to offer.

Windward Cove is located off of Shopton Road with easy highway access. Residents are close to shopping, and dining. They have an easy commute to Uptown Charlotte, and are close to Carowinds Amusement Park for fun throughout the year.

Homes in Windward Cove were built between the mid-late 1990’s and the early 2000’s. Most of these homes have 3-5 bedrooms and 2-3.5 bathrooms. Square footage is typically around 1,800-4,000. Many of these homes have been improved and remodeled in the years since they were built. Some of them have amazing additions that were built in recent years such as in-ground salt water pools, fully finished basements, home offices, and much more.

In the past year, three homes sold in Windward Cove. They reneged between a 3 bedroom, 2 bath home with 1984 square feet that sold for $450,000 to a 4 bedroom, 2.5 bath home with 2,406 square feet that sold for $504,851. There is currently one home for sale in Windward Cove, but it is already under contract. Neighborhood Spotlight: BrightwaterLake Wylie

There’s a great new construction neighborhood in the Lake Wylie area called Brightwater. This community is under construction now by builder Lennar Homes. These single-family homes are conveniently situated close to I-77 and I-485 and are close to shopping and dining at RiverGate and Charlotte Premium Outlets. It is right down the road from Lake Wylie, perfect for boating, swimming, fishing, birdwatching, and hiking.

Brightwater is located on the North Carolina side of Lake Wylie off of Grand Palisades Parkway just across the road from Regency at Palisades. This is the heart of Steele Creek, and just down the road from McDowell Nature Preserve. Residents are close to the Buster Boyd Bridge so they can be in Lake Wylie proper in minutes for a bite to eat or for lake access.

There are 78 homesites in Brightwater. They range from 1,735 to 2,201 square feet. Included are 3-4 bedrooms, 2.5 bathrooms, and two car garages. Interiors include quartz counters and open floor plans, perfect for entertaining or just for family togetherness.

These two-story homes include luxe primary suites, and spacious secondary bedrooms. Some plans include lofts which could be used as a playroom, home office, home gym, or secondary family room. Some plans have the primary suite on the first floor. All homes have great outdoor living space on a patio on the rear of the home. Lots are small and easy to maintain.

Only one of these homes has sold, though at the moment there are 30 of these homes listed for sale with three of them not already under contract. Prices range from $400,999 to $459,779. 47 additional homes should be offered for sale in additional phase(s) so if you don’t see the perfect home for you now, you can wait until the next phase is offered for sale.

July Market Report – Greater Lake Wylie Area

Once again, the monthly numbers have been published by the Canopy Realtor Association for the Greater Charlotte Metro Area and for the Greater Lake Wylie Area. The trend we are seeing is that there is more inventory of homes for sale, but prices have not yet dropped so we are still firmly in a seller’s market. This means that sellers have the upper hand in real estate transactions right now, but we are seeing signs that buyers have more power in negotiations.

When you look at the whole Charlotte region, you see that there is now a 1.4 month supply of homes, representing 6,637 listings. This is up 23.9% from 5,356 last July. The average sales price was up 15.4% from $397,474 last July to $458,635 this July. New listings, pending sales and closings were all down year over year as we see the effects of higher prices and higher interest rates reflected in the report.

When you look at the data for Lake Wylie, you see the same trend. There are 23 more homes for sale this year, or 14.1% more. Average price is up almost $24,000 in just one year or 4.4% higher. New listings are down 13.8%, pending sales are down 29.2%, and closed sales are down 47.8% year over year. Homes are still selling quickly, with the average home spending just 10 days on the market before going under contract. They are also still selling on average for 101.5% of list price.

With school starting, this is generally one of the slowest times of the year for real estate, especially for families who have kids in schools. However, it can be a great time of year to get a house because there is less competition from other buyers.

Neighborhood Spotlight: Island Creek View

A few days ago, a unique property went under contract and there may never be another chance to own a property quite like it. This property is located in the Island Creek View neighborhood and there has never been a sale in this neighborhood that has been recorded by the Canopy Realtor Association. It is rare that a waterfront property on Lake Wylie is the first ever to be listed for sale in a neighborhood.

Island Creek View is located off of Dam Road near Tega Cay, South Carolina. The neighborhood is zoned for award winning Fort Mill schools, and is close to everything you need, including highway access to I-77 if you have a commute to Uptown Charlotte.

There are just a few homes on the peninsula where Island Creek View is situated. If any of these homes sold before, they were not listed as being a part of the Island Creek View neighborhood. There were two lots that were sold in 2019 on Island View Drive, but they did not have a subdivision named in the listing. The home that just went under contract was a custom built home, built in 2020 on one of the lots that sold in 2019. The home has a sloped basement lot, with a boardwalk down to a deck near the water. The lot is just over an acre in size leaving plenty of room for outdoor living and privacy. There are many custom features in this modern farmhouse style home, including a fully finished basement with 3 bedrooms and 2 full bathrooms on the lower level. The upper level features the primary suite, in addition to the living spaces and kitchen.
