In 2019, the median home price in Mecklenburg County was $270,000. As of September 2022, the median home price is $349,150. This is an increase of $79,150. This means that we could probably expect the valuation for the median priced home to rise almost $80,000 when your tax bill arrives.

In 2019, the median home price in Lake Wylie was $349,900. As of September 2022, the median home price is $427,678. This is an increase of $77,778. Keep in mind that the Lake Wylie numbers also include homes not in Mecklenburg County, but they do show that homes near the lake have values typically higher than the whole of Mecklenburg County, but that prices have risen around the same amount.

The real thing we need to know is what will the tax rate be? Mecklenburg County could keep the tax rate the same. The effect of this could be that your property taxes will go up since the valuation is expected to go up. Another option is that the rate would go up, this is unlikely since the property valuations will be going up and the county budget is not expected to rise dramatically. The last option is probably the most likely that the tax rate would go down. Values for homes have gone up significantly, but costs for government goods and services have not gone up dramatically so the tax rate will most likely go down.

Even if the tax rate goes down, that doesn’t mean that you will see a smaller tax bill. Costs have gone up, so you will probably see just enough reduction in your tax rate that taxes will go up, but not dramatically.

The Abbey Creek Greenway is located near Wilkinson Boulevard and will ultimately connect the Catawba River to Loftin Park. The Carolina Thread Trail approved $30,000 for the purpose of acquisition of land for the construction of the greenway trail.

The Jack White Trail is located along Dave Lyle Boulevard in Rock Hill. It will connect the Manchester Creek Trail from downtown Rock Hill to the Catawba River. $30,000 was approved to design the extension.

In addition, there will be more extensions built by Catawba Lands Conservancy, Cramerton’s Rocky Branch Trail, and more in surrounding counties. In all, there are currently 350 miles of greenways and trails, and 170 miles of blueways already open to the public, with many more in the plan. There are many access points so you can enjoy exercising in nature from lots of locations near Lake Wylie.

The project is expected to cost $231 million and will also include as part of the 10 gates, three common use gates. The new gates will be numbered A31-40. Currently Charlotte airport is the fifth-busiest in the world for arrivals and departures and the sixth-busiest for passenger traffic. These numbers are from the Airports Council International 2021 preliminary rankings.

In addition to the gates, the project will bring 191,848 square feet of space with automatically tinting windows, high ceilings, and scenic windows. Passengers will delight that they can charge devices at your seat at the gate. A new store, restaurant, and two bars should help fill in the space as well.

The new space will also boast many new works of art to proudly display the culture of the Piedmont. Two of the new pieces of artwork have been commissioned in part with the Arts & Science Council by artists Benjamin Ball and Val Britton.

The new expansion is scheduled to be completed in the fall of 2024 so we will have to deal with the sounds, and dust from construction for a while. It should be a showplace that will signal to travelers what Charlotte is all about.

The park has extensive facilities for camping, boating, kayaking, canoeing, playground, volleyball, basketball, fishing, and swimming. Picnic shelters, swings, and benches are all along the waterfront. There are great views of the main channel of the lake perfect for sunrises and sunsets. There are 67 fully equipped campsites with water, sewer and electric hook-ups. Wi-Fi coverage available through most of the park.

Updates to the park include a 10,000 square foot pier with covered shelters, an enlarged and dredged swimming/beach area, and additional boat slips for loading and unloading or watercraft. A multipurpose building was built to accommodate concerts, movies in the park, and special occasion rentals. A new boardwalk was constructed at the Ranger Station with park benches and new trails were built through the woods. Basketball and sand volleyball courts were added, and the parking lot was redesigned with angled spaces for watercraft trailers. An arbor entrance was constructed with beach chairs. All in all, $4.6 million of renovations are almost complete.

The reopening celebration is scheduled for Saturday, May 1st, 2021 from 11 am until 1 pm. Activities will include a ribbon cutting, live entertainment, music, and more. York County Council met and adopted a resolution to certify a public petition. The result of the resolution is that the new tax district will be up for a vote on the general election ballot in November.

Lake Wylie is one of the largest unincorporated places when you look at the population. This means that residents pay for improvement by themselves such as the special fire tax district which supports the Bethel Volunteer Fire Department. This kind of funding was also raised for Field Day Park which was funded in part by a county hospitality tax and a recreation tax district set up to support the park.

This new initiative will first establish if the Bethel/Lake Wylie Land Acquisition and Preservation Park District should be formed. The purpose would be to acquire property for conservation, green space, historic restoration, passive recreation and interactive community uses. A cap of $10 million for land acquisition and construction is part of the plan as is an annual expense cap of $500,000.

The 29,000 residents covered by the new tax district are in the same boundaries as the recreation tax area for Field Day Park. Many of these residents have been vocal for many years about a lack of common green space on the Lake. This is their chance to become advocates for the kind of community they want Lake Wylie to be in the future.

Sometimes it’s hard to think of your home as an investment, but you never want to think that it’s not a good one. Luckily homes around Lake Wylie fared well in the reporting. They only looked at North Carolina, so we don’t have the figures yet for the South Carolina side of the lake. Here are the zip codes nearest the lake that ranked in the report:

28012 – Belmont in Gaston County came in at number 19, with a median home value of $211,700. The area encompasses the city of Belmont all the way south to Daniel Stowe Botanical Gardens, and the North part of Lake Wylie. This is an increase of 50% or $70,500. This puts the 10 year return-on-investment of 399%.

28214 – This zip code is in west Charlotte, north of the airport and includes the US National Whitewater Center. It came in at number 11. The median home value was $184,300, an increase of 56% or $66,500. This puts the 10 year return-on-investment at 465%.

28273 – This is another west Charlotte zip code that came in at #18. This area is Steele Creek on the eastside of Lake Wylie. The median home value of homes here was $216,300. There was an increase of 51% or $72,600. This translates to a 10 year return-on-investment of 405%.

The new YMCA proposal would be located on Sledge Road and Steele Creek Road. The current proposal would have up to 15,000 square feet of indoor recreation as well as plenty of space for outdoor recreation as well. This would most likely include many types of sports fields and pools.

Homebuilder Pulte Group filed a petition for rezoning of the land for the intended use in August. The entire parcel has 272 acres and would have up to 697 single family homes with 120 age-restricted units for 55+ residents.

Of course, all of this development depends on the approval from city council, but the area is booming with growth. This would be the first YMCA for the Charlotte area since the construction of Sara’s YMCA three years ago. Steele Creek is great because it is close to the lake as well as close to the city. It is a nice in-between point that is fully coming into its own as a destination.

This YMCA would join the other 25 locations in the Greater Charlotte Area. The new location would have the expected features of other locations including childcare, classes, independent workouts, camps, bootcamps, swimming, education, accessibility, day camps and more.

The new shopping center will be located on Steele Creek Road near the intersection with Interstate 485. There are existing shops already across from this spot, including a Walgreens, Starbucks, and Harris Teeter. Less than a mile away are the Charlotte Premium Outlets. This new development is expected to have a wide range of tenants from a steak restaurant, to bank, to cell phone provider to healthcare services.

Konover South, an over 60 year old firm based out of Florida, bought the property for $4.8 million and closed the deal last week. This is their first property in North Carolina, though they have many properties in Florida and Ohio. They are now in the planning stage where they will come up with the design and work through the permitting process. The construction phase of the development should begin in early 2020 with completion sometime in 2021. They are planning on around 32,000 square feet of space so there could be more tenants depending upon the plan.

Lake residents will be pleased with additional retailers to support them. There are so many new developments in the Lake Wylie area that we need more options.

The light rail plan proposals are a way to look at the area in a different way. This means that leaders have to look at how the light rail may affect properties in the proposed path, look at supporting infrastructure, and look at opportunities for how development patterns may change. There is also a potential that the light rail could head to Rock Hill as well which could be a place to park and ride until a Lake Wylie corridor comes to fruition. The Rock Hill connection is especially likely as the Charlotte Panthers just announced that they are building a training facility there.

There are many more steps to take after the proposals are laid out. There are traffic studies, land acquisition, and much more. There will be interstate cooperation by North and South Carolina. There will be funding hurdles and bureaucratic hurdles to be cleared, but it is an exciting prospect for many people.

Residents and visitors alike are excited for the opening after T-Bones on the Lake closed in December ending a 24 year run. The menu is large and varied so there is sure to be something to please every palate. Expect a wait at first as this is sure to be a popular spot.
