There are currently 13 homes on the market in the Oaks of Broadway representing a whopping 39 months of inventory. Thus, we are definitely looking at a buyer’s market here. York overall has only 4.7 months of inventory, indicating that it favors the sellers. In this neighborhood, however, buyers have the upper hand given the level of inventory. Plus, with an average list price of approximately $136,000, this moderately priced neighborhood is a desirable option for buyers actively looking to purchase.

It is worth noting that there has been a steady although slight increase in the average price per square foot over the last nine months, and the average sales price has jumped a bit in the last six months.

If you are looking for a conveniently located neighborhood featuring new construction homes in York with easy access to downtown and all that the town has to offer, you won’t want to miss the Oaks of Broadway.

Homes in the neighborhood range in size from 2,600 square feet to over 4,400 square feet and can feature anywhere from three to six bedrooms, two master suites, gourmet kitchens, media rooms and more. Residents of the community can take advantage of not only the great school district here, but also of the lower York County taxes.

There are currently six homes on the market here representing 14.4 months of inventory. Thus, the Retreat at Sunset Ridge is definitely a buyer’s market. York County and Lake Wylie as a whole have 4.3 months and 5 months of inventory respectively, indicating a slight favor towards the sellers. However the ample inventory in this neighborhood gives buyers the advantage.

That being said, there has been very little change in the average price per square foot over the last year, with only a slight increase. The current average list price is $447,242.

The community offers easy access to the local public library as well as to great healthcare. Plus, it is conveniently located near Carolina Place Mall, Baxter Village, Rivergate Shopping Center and more.

If you are looking to buy, Lauren Pines currently has six homes on the market representing 18 months of inventory. This level of inventory is notably high as home sales have been slow, especially compared with the inventory in York County as a whole, which has five months of inventory.

While we definitely have a buyer’s market in Lauren Pines, there has been a slight uptick in the average price per square foot of homes in the past three months. The average sales price however, has seen a slight drop.

This is a beautiful neighborhood that offers a blissful escape from the congestion of the packed suburbs and the busy city. Take a look at all Lauren Pines has to offer.

Furthermore, the community features large lots with plenty of space for entertaining, as well as gorgeous water views. The neighborhood requires no HOA fees and is part of the fabulous Clover school district.

There is not a whole lot of movement on the market here, indicating that people are happy to stay. There are currently five homes on the market representing 15 months of inventory. Such a high inventory count indicates that we have a buyer’s market on our hands. Comparatively, Lake Wylie has six months of inventory, which is a perfectly balanced market, where neither a buyer’s market nor a seller’s market is present. York County as a whole has 5.5 months of inventory, which is also fairly balanced. Catawba Crest’s buyer’s market is the exception lately, as most markets in the area are skewing more towards a seller’s market, with not enough inventory available and plenty of buyers searching for homes. Those interested in purchasing waterfront property in a prestigious and beautiful community should definitely consider Catawba Crest.

Furthermore, given the little amount of movement on the market, there has been practically no change in the average sales price or average price per square foot of homes sold over the past year.

If you are looking for water views on generously sized lots in a great school district, you don’t want to miss Catawba Crest.

However, with not a whole lot of sales activity here, inventory is skewing high. There are currently five homes on the market in Shiloh Farms, representing 10 months of inventory. This much inventory indicates a buyer’s market in this neighborhood. Comparatively, the town of York has 5.9 months of inventory and York County as a whole has  5.4 months of inventory, both of which are numbers that represent almost a perfectly balanced market, where we have neither a buyer’s nor seller’s market.

Shiloh Farms offers lovely homes on expansive lots as well as a great community. Plus, the town of York is a great place to live, conveniently located between the I-77 and I-85 corridors. This charming town has an intimate character with a small friendly community. There is a strong sense of history here as well as a quieter, slower pace, which offers a desirable alternative to living in a large metropolitan area like Charlotte. However, if you need to get your big city fix, Charlotte is only a little over an hour drive away. And, if you need to feel like you are on a lake vacation, beautiful Lake Wylie is only a 25-minute drive from Shiloh Farms.
