The neighborhood is located just to the west of the southern turn of Highway 49 west of the Buster Boyd Bridge. This means that a commute to Uptown Charlotte is easy. Located just North of the intersection of Highway 274 and Pole Branch Road, Lakedale is close to everything you need. There are great restaurants nearby as well as shopping, churches, schools, and entertainment. Nearby highway access will connect you quickly with Uptown Charlotte as well as Charlotte Douglas International Airport.

Golden Pond is located right off Handsmill Highway on the South Carolina side of Lake Wylie. From the neighborhood it is a quick trip to Highway 49 to connect you to highway access. There are many nearby choices for shopping, dining, and entertainment. There are public boat launches nearby as well to enjoy motorized watersports on Lake Wylie.

Lots in Golden Pond are large and homes are varied in size and style. They range from ranch style to split-level to double wide homes. Single-family homes typically have 3-4 bedrooms and 2-4 bathrooms with between 1,200 to 2,000 square feet of living space. Homes fronting the pond have decks, patios, or sunrooms to take advantage of the views.

Homes in Point Lookout are located on Point Lookout Road and sit on large lots terraced down to Lake Wylie. They take advantage of all of the amazing views with seating areas, screened porches, docks, and boat lifts.

These homes were custom built and include great features like carriage houses with second living quarters. Interiors are fully appointed with chef’s kitchens, custom closets, spa-like bathrooms, and open concept gathering spaces.

Since only one home has sold through the Canopy Multiple Listing Service, we don’t have averages. One home sold in 2021. It was a waterfront home with over 3,700 square feet of living space, 3 bedrooms, and 3.5 bathrooms. Sales price was $1,199,999. Interior homes would not command the premium of a waterfront lot, but we don’t have the data to be sure in this amazing neighborhood.

This great neighborhood has a very active homeowners association which organizes events and activities throughout the year. Many of these events center around the Junior Olympic sized pool or the Clubhouse. They range from a chili cook-off to an Easter egg hunt and are perfect for residents of all ages. In addition, amenities include tennis courts, gazebo, picnic area, walking trails, children’s pool, and a six-acre lake.

Outside of Mill Creek Falls, you are close to highway access, outlet malls, restaurants, grocery stores, entertainment venues, sports venues, and the town of Lake Wylie. Public boat launches and parks are nearby so you can take full advantage of the lake lifestyle. The neighborhood is located off of highway 274 on the South Carolina side of Lake Wylie which means you get the advantage of lower taxes and highly desirable schools.

Homes in Mill Creek Falls were built between 2005 and about 2015. They are single-family homes with semi-custom details. Many of them have been remodeled and updated since they were built. The average sales price for these homes is right around $450,000. They range between a 3 bedroom, 2 bath with just over 1,500 square feet for $320,000 all the way to a 5 bedroom, 3.5 bath with almost 3,500 square feet for $620,000.

Currently there are 5 homes for sale in Mill Creek Falls which represents a 1.8 month supply of inventory. This is compared to a 1.9 month supply for the whole of Lake Wylie and a 3 month supply in York County. In the past year, around 3 homes per month sold in Mill Creek Falls showing that there is a very stable market in the neighborhood. Inventory of homes is still below one month of supply, and we are seeing more homes sell above list price than in the past few months with the average sale commanding 102.9% of list price. This means that we have not seen the recovery in the market we expected, but new listings were up 4.4% as some sellers are worried they will miss out on the action of the current market.

When you look at just the numbers for the Greater Lake Wylie area, you see that sales are down 21%, pending sales are down 21.7%, and new listings have not had the resurgence of the Charlotte area as a whole as they are down 11.7%. Please keep in mind that the small sample size can make the data seem extreme.

Prices are still on the rise in Lake Wylie with the average sale price up to $600,717 in May. This is up 15.9% from May of 2021. Homes are selling for an average of 102.4% of list price and are going under contract in about 17 days on average with closing in 109 days after listing on average.

As a buyer, it means that homes are out there, but you might need to wait until the perfect home is listed which could mean that you will have a higher interest rate as the Federal Reserve keeps raising the benchmark rate.
