<p>Homes in Clarendon Estates were built between 2004 and 2008. Most of the homes sit on sites between two and four acres in size and some have outbuildings like workshops or second living quarters. The interiors of these homes have between 2,400 and 3,000 square feet with chef’s kitchens, granite counters, custom cabinetry, hardwood flooring, and crown molding. Many of the homes have guest suites, home offices, or bonus rooms with flex-space.</p>

In addition, there are many private boating facilities, country clubs, and yacht clubs if you want to join the type of activities you might get in a larger planned community. Or, you can just enjoy the privacy and not having a homeowners association.</p>
<p>In the last year, just two homes and one lot changed owners in Clarendon Estates. The homes both sold in less than four days on the market showing just how in-demand Clarendon Estates really is. They sold for an average price of $572,450. The lot that sold was a 1.136 acre parcel with a creek in the back. It sold for $55,400.</p>

This is made easier if you do your homework and are pre-qualified for a loan, know exactly what neighborhoods you are interested in, and have your Realtor helping you to know when the perfect home is about to be listed in your dream neighborhood.</p>

That has left homebuyers with the prospect of purchasing a home that will cost them substantially more per month than two years ago, but wages have not increased at the same rate so they are feeling the pinch.</p>
<p>There is no relief with continuing to rent either. Rental prices have soared as landlords are having to pay more in taxes as home values are reassessed and as the costs for management and maintenance have risen sharply. They pass these costs directly to renters with higher pet deposits, increased rent payments, and maintenance fees.</p>
<p>So, why should buyers hold out any hope? Well, right now buyers are holding all of the cards except for the high interest rates. With more homes on the market, buyers are able to set a lot of the terms of real estate transactions including getting sellers to pay closing costs, having the seller pay down their interest rates, and being able to negotiate price. Dangerous practices such as waiving inspections and appraisals are not happening anymore further protecting buyers.</p>
<p>Buyers who felt rushed during the height of the frenzy now have time to consider decisions instead of being rushed into what is typically the largest single financial decision you will make. High interest rates won’t be around forever so the one downside can always be remedied by refinancing a loan when conditions are more favorable.</p>

For yet another month, supply is low with about 2 weeks of homes available for sale. This lack of supply has driven prices higher than ever with the median home price rising to just under $370,000. This is up almost $65,000 from last March.</p>
<p>Homes are still selling quickly with the average home going under contract in only 20 days and selling for an average of 101.8% of list price. This means that we are still seeing multiple offer situations with many homes selling far above list price.</p>
<p>When you look at the numbers just for the Lake Wylie area, you see the same trend. There is less than 2 weeks supply of homes, only 56 homes for sale, down 62.7% from 150 listings last March.</p>
<p>The median home price was $370,699 in March of 2021. In March of 2022, it rose 33.7% to $495,506, an increase of $124,807 in just one year! While this is great for sellers, it can be a real pinch for buyers, especially as interest rates are on the rise limiting buying power.</p>
<p>New listings and pending listings are also down year over year, which is not the recovery we were expecting this spring. The homes that have sold are getting on average 102.8% of list price showing that there are still buyers and they are willing to pay a premium for the home of their dreams.</p>

It could be exciting to have new large projects in the area, but it can also cause traffic so many residents have mixed feelings about these big projects.</p>
<p>The first project up for a vote by the City Council is also the largest. At 184.9 acres, this Steele Creek project is expected to be approved as the Zoning Committee approved it with a  vote of 7-0 in favor. The petition for rezoning was filed by Steele Creek, LLC and involves property just south of I-485 and east of Steele Creek Road. Based on the filing, developers want a mixed use development with homes, offices, retail, and greenspace.</p>
<p>The next project before City Council is 102 acres located north of Mount Holly Road east of the Catawba River. This rezoning petition was filed by DHIC, LLC and Reventure Park Investments North, LLC. The proposed zoning change would make the land suitable for mixed-use, and innovation. The builders plans outline townhomes, apartments, community amenities, and a community boat dock. Staff recommendation is to approve the petition as long as transportation, environmental and site and building design issues are resolved.</p>
<p>Both projects have to go through the zoning approval process before they can get plans approved and break ground. It could be some time before units are available for sale or rent, but we will keep our eyes on the projects.</p>

When we look at the real estate numbers for January, we can say that the real estate market is not quite normal yet. Prices are still much higher than expected and inventory is still close to an all time low.</p>
<p>When you look at the Canopy Realtor Association report for the entire Charlotte region for January, you see that prices are rising, inventory is low, and homes are selling quickly. Average sales prices are still over 100% of list price meaning that there are still bidding wars and some multiple offer situations happening. And this is typically the slowest part of the yearly cycle.</p>
<p>When you look at the numbers for Lake Wylie, you see that there were 69 homes on the market, down from 165 in January of 2021. Due to lack of supply, the pandemic, and a host of other factors, prices have risen to a median home price of $504,833. This is up 37.8% in only one year. Homes are selling for an average of 101.1% of list price and going under contract in an average of 25 days.</p>
<p>New listings, pending sales, and closed sales were all down in January when compared to the previous year. This indicates that many sellers are waiting for the typically busy spring season to list their homes. This strategy may backfire this year as interest rates are on the rise which can price many buyers out of the market. We may not see as many multiple offer situations if there is a flood of new listings and fewer buyers able to purchase them.</p>
<p>What this means for buyers is they need to bring more money to the table and be prepared for a little less competition for homes. What it means for sellers is they need to be ready for a sale to be quick, but maybe not as quick as last year. We are still seeing homes selling quickly and for sellers to insist on leasing the home back for a month or two after closing so they have time to purchase their next home. Both buyers and sellers need to be aware of this trend, so they can prepare.</p>
