Pinnacle at Handsmill is a great neighborhood within a great neighborhood of Handsmill at Lake Wylie. This community has it all, from resort style amenities, to Lake Wylie access, to lower South Carolina taxes, to award winning and top rated Clover schools. What more could you ask for?

The Pinnacle at Handsmill is located right off Handsmill Highway just south of the intersection with Highway 49. This means residents are commuting distance to Uptown Charlotte, close to Charlotte Douglas International Airport, and are also close to Lake Wylie, York, and Clover.

Builder True Homes was in charge of construction on the neighborhood. They build homes with 3-6 bedrooms and 2.5-5 bathrooms. Square footage ranged from 2,668 to 4,585 and included features like spa-like primary suites, and open floor plans.

Community amenities include two community boat slips, private marina, club house, pool, playground, tennis courts and fitness center. There is also private boat and RV storage for residents. In addition there are over 30 acres of green space to explore.

In the past year, just two homes sold in this desirable neighborhood. There is currently one home listed for sale, and it went under contract after just 15 days on the market. Homes typically sell in the mid- to upper-$500,000’s depending on size, features, and location within the community.

River Hills is located right off Highway 49 in the heart of Lake Wylie. The entrance is shared with YMCA Camp Thunderbird so occasionally you can see horses on your way in. As you drive in the entrance to River Hills, you are welcomed by magnolia trees. The neighborhood consists of over 800 acres with almost 1,100 homes set among mature trees and a championship golf course as part of the River Hills Country Club. The gate house is staffed by private security so only residents and their guests are inside the community.

The neighborhood and the amenities were designed by Sea Pines of Hilton Head. Amenities include an outdoor pool, playground, basketball court, dog park, community garden, beach park, and marina club with over 20 slips. There are many community events throughout the year run by the active homeowners association.

Homes in River Hills were built between 1973 and 2019 and come in a variety of configurations and styes. There are single family homes and townhomes in the community so there are really homes to fit every size family. In the last year, 44 homes in River Hills changed owners. There are currently 12 homes listed for sale with 5 already under contract. Prices range from $400,000 to over $2 million depending on the size of the home and if it has lake frontage.

River Hills is a wonderful gated community with a golf course, a playground, recreation area, security, tennis courts, and walking trails. There is 24/7 security with a manned gatehouse. Horses from nearby YMCA Camp Thunderbird are a common sight and there are posted crossing locations just outside the neighborhood. There is a dog park, community garden, and a beach park. Some of these homes sit on waterfront lots on Lake Wylie so they will command a premium over interior lots.

When you look at this data, from the Canopy Realtor Association, just for the Lake Wylie area, you see that the numbers reflect the same trend that the Charlotte Region shows. The average sales price is up to $613,732, up 17.5% year over year. These homes are selling for an average of 99% of list price and are going under contract in an average of 17 days after listing. Lake Wylie now has a 1.5 month supply of homes or 181 homes on the market, up 7.1% from 169 homes last August.

New listings, pending sales, and closed sales are all down from last August. This is likely a result of inflation and rising interest rates. The full effects of which we will likely see over the next few months. We will likely see inventory rising still higher, but prices could take a long time to come down if they do at all.

Knotts Builders were responsible for the construction of homes in Derby Farm. They are currently working on Due West Heights close by, and Nims Village in Fort Mill. Homes in Derby Farm are in the Modern Farmhouse style. This style is a timeless classic, but the interiors are anything but a throwback. Windward Cove is located off of Shopton Road with easy highway access. Residents are close to shopping, and dining. They have an easy commute to Uptown Charlotte, and are close to Carowinds Amusement Park for fun throughout the year.

Homes in Windward Cove were built between the mid-late 1990’s and the early 2000’s. Most of these homes have 3-5 bedrooms and 2-3.5 bathrooms. Square footage is typically around 1,800-4,000. Many of these homes have been improved and remodeled in the years since they were built. In the past year, three homes sold in Windward Cove. They reneged between a 3 bedroom, 2 bath home with 1984 square feet that sold for $450,000 to a 4 bedroom, 2.5 bath home with 2,406 square feet that sold for $504,851. There is currently one home for sale in Windward Cove, but it is already under contract. If you would like to get in on this fabulous spot, you have to act quickly because these homes don’t stay on the market for long.
