<p>York, Lancaster, Chester and Chesterfield County residential sales trends for single-family, condo, and townhome properties.</p>
<p>According to data from Canopy MLS, as of December 2025, for the York-Lancaster-Chester SC micro region, just south of Charlotte, NC, improving inventory levels and increased transaction volume were contributing factors to a rise in prices at a more sustainable pace.</p>
<p style="text-align: left;">The Report shows that closed sales for the region increased 7.2 percent over 2024 to a total of 6,624 transactions, and all four counties experienced sales growth in 2025. Inventory expanded 49.1 percent with New Construction accounting for 28 percent of properties on the market.</p>
<p style="text-align: left;">The Counties Report also shows pricing conditions remained resilient throughout 2025. Median sales price rose over 2024, while the average sales price increased approximately 3.3 percent to $441,803, which reflects a continued demand for housing across the region despite affordability challenges. Homes continue to receive just under full asking price at 98.2 percent. The average days on market increased 30 percent from 2024 to 52 days, providing buyers with more time for decision-making and negotiation compared to the fast-paced conditions of recent years.</p>
<p>“Looking back on 2025, the market demonstrated a healthy recalibration,” said Colleen Coesens, a Canopy MLS Board Director and Realtor®/Broker with EXP Realty, Rock Hill. “Inventory growth gave buyers more flexibility, while steady price appreciation showed that demand remained intact. As we move into 2026, these fundamentals position the region for a more balanced and sustainable year ahead.”</p>
<p>Colleen adds, “With inventory rebuilding and mortgage rates expected to stabilize in 2026, both buyers and sellers are entering the new year with clearer expectations. This environment encourages thoughtful decision-making and supports long-term market stability.”</p>
<p>Canopy MLS closes with, “As the region enters 2026, market metrics point toward continued normalization. Inventory levels remain well above recent lows, price growth has moderated, and demand remains steady, setting the stage for a housing market defined less by urgency and more by balance and opportunity”.</p>

They show the trend once again of low inventory, prices inching up higher, and homes selling quickly. When you look at the entire Charlotte Region, you see that despite more homes being listed than at the same time last year, that inventory has hit a historical low of just a 1.1 month supply. That means that just barely over 5,000 homes are on the market down from just under 10,500 last year.</p>
<p>When you look just at the Lake Wylie area, you see that inventory is down to just a 1.3 month supply, this means that 181 homes are on the market versus 430 last September. This typically means that the seller will have the upper hand in negotiations as there is limited supply so they can command a premium when they do sell.</p>
<p>Average Sales Prices are up 5.5% year over year to $440,675. Sellers are receiving on average 99.4% of list price when they sell. This means that most homes are selling at or above list price so buyers can’t expect any discounts right now.</p>
<p>Homes are selling quickly as well. Last year the average home went from listing to the closing table in 106 days, this year they are selling 10 days quicker at 96 days. This shows that there is high demand for the few homes that are listed right now.</p>
<p>New Listings and Pending Sales are both up, but they aren’t able to overcome the low inventory. The pandemic has exacerbated the already low inventory we have been tracking for the last few years. It remains to be seen if the market will recover quickly or slowly once there is a vaccine.</p>

<p>Exciting things are happening in and around the Lake Wylie area, and if you have been thinking about moving to the area, now may be the best time yet.</p>
<p>Development plans are in full swing in York County, with major residential projects on the horizon in Lake Wylie, and plenty of commercial construction happening in Fort Mill, as well. There are currently several hundred acres of land up for review for new construction plans across the region.</p>
<p>The southwest corner of US 21 and Gold Hill Road occupying almost 25 acres is tentatively planned for four commercial 30,000-square-foot buildings, plus another 20,000 square-foot building, as well as plenty of parking.  The property is currently zoned for residential use but rezoning efforts are in the works. This will be big!</p>
<p>There is also a residential subdivision in the planning stages in Lake Wylie on a piece of property owned by Crescent Communities, a very prominent developer. The proposed site is located at SC 49 and Daimler Boulevard, and plans include the development of single family homes.</p>
<p>There are also plans for an apartment complex at the corner of SC 49 and Senator Road, just east on Mill Pond Road. Furthermore, another car wash could also be moving into the Lake Wylie area on a 15 acre lot on SC 49.</p>
<p>So much growth and development throughout York County shows signs of a strong economy here as well as it being a desirable place to live. As the community grows and more residential options become available, the business community will also continue to thrive.
