Waterfront Home values continue to rise along with inventory which is something you don’t see very often in the Real Estate Market, Average Home prices are in excess of 1.7 Million Dollars

The Palisades is located on the North Carolina side of Lake Wylie. There are many options nearby for shopping, dining, and entertainment. Rivergate is nearby as well with many more options.

Within the neighborhood, there are amazing amenities. You will feel like you live in a resort with a clubhouse, equestrian facilities, equestrian trails, fitness center, golf course, playground, pool, recreation area, security, sidewalks, street lights, tennis courts, and walking trails. The Palisades Country Club is in the neighborhood as well with opportunities for residents to join for a fee.

The neighborhood is so large, in fact, that there is an elementary school within the borders. Palisades Park Elementary is the school for many of the children who live in and around the community. There are also many private school options, as well as daycare centers close by for younger children.

Homes in The Palisades range from 4 bedroom 3 bathroom with just over 2,500 square feet all the way to 6 bedroom, 5 full bath, 3 half-bath with over 7,000 square feet. This diversity in homes leads to a diversity of prices as well. Smaller homes start in the mid-$400,000’s while the larger homes sell for upwards of $1.5 million. In the past year, 130 homes sold in the neighborhood and there are currently 26 homes for sale with another one coming soon. Some of these listings are for new construction homes so there is still an opportunity to be an original owner.

Masons Crossing is located off of Lake Wylie Road in the Crowders Creek section of Lake Wylie. Highway 49 is very close so you can easily connect to the town of Lake Wylie for shopping, dining, and community events. Across the bridge, you have even more options in Rivergate. A Charlotte commute is pretty reasonable, but most of these homes have home offices so working from home is a pleasure.

Homes in Masons Crossing are grand in scale and sit on estate sized lots. All of the homes are custom built with amazing and unique features. Waterfront lots will command a premium when and if they ever come up for sale. The interior lots have amazing old growth trees and plenty of privacy making them a retreat. Homes range between 2,500 to 7,300 square feet of living space and typically have between 3 and 5 bedrooms and 3 full and 1 half bath to 5 full and 2 half baths. Expect soaring ceilings, custom storage, gourmet kitchens, and spa-like primary retreats.

In the last year, just one home sold in Masons Crossing. There is currently one home listed for sale and it went under contract in the first month of being listed. Riverpointe is located just to the east of the Buster Boyd Bridge. This great location is perfect for joining in community events in Lake Wylie, and is also close to shopping, dining, and entertainment in Rivergate. Just past Rivergate, you can connect to highway access on I-485 or I-77 connecting you with all points around Charlotte.

Homes in Riverpointe were built between 1989 and 2023 by a variety of custom builders. The almost 200 homes have large lots, and plenty of square footage for home offices, open floor plans, gourmet kitchens, and much more. Many of these homes have been updated, added on to, or completely refreshed inside and outside since they were built. Most have full brick or stucco exteriors, 2 or 3 car garages, soaring ceilings, extensive trim work, custom closets, sunrooms, decks and terracing.

Community amenities include an outdoor pool, club house, tennis courts, playground, and gazebo. There is community lake access as well. Most streets end in cul-de-sacs and are not through streets so you will see children playing, residents walking, biking, skating, or exercising their dogs.

In the past year, seven homes and two lots sold in Riverpointe. The interior lot sold for $80,000 while the waterfront lot sold for $340,000. You see the same divide among the homes. Interior homes sold for between $550,000 and $695,000. Waterfront homes sold for between $1,200,000 and $1,280,000. There are currently three listings in the neighborhood and all are interior lots. Two of the three are over 5,000 square feet so are listed for more than $900,000. The other is slightly smaller and is listed for $775,000.

Mariners Watch Cove is perfectly located between big and little Allison Creeks, right off of Hands Mill Highway. The addresses are technically in York, but the neighborhood is zoned for award winning and highly desirable Clover schools. There are many nearby choices for shopping, dining, and entertainment. You can also quickly arrive in Rock Hill, York, or Clover for additional options, or for entertainment and community events. The Allison Creek Boat launch is conveniently right down the road.

Homes in Mariners Watch Cove were custom built and include many luxury features such as elevators, second living quarters, fully finished basements, guest houses, wine cellars, boat houses, and much more. Most of these homes have well over 3,000 square feet of living space with home offices, open floor plans, and all of the custom touches you want.

In the last year, just one home sold in Mariners Watch Cove. There is currently just one home listed for sale and it went under contract the day it was listed. This shows just how sought after this neighborhood is. Interior homes typically sell in the $400,000’s while waterfront homes sell for $1 million or more.

The interesting thing is that investors are not selling the homes they have right now. This means that their portion of the marketshare is staying stable. It could also mean fewer homes listed for sale by flippers further reducing the inventory of homes on the market. We will just have to see if this impacts the typically robust spring season.

One trend that we saw in full force during the Covid pandemic was the rise of all-cash offers. There are even many companies that will help you to make an all-cash offer with a financing clause on the back end of the transaction. This has helped many people to be able to compete in the crazy market we saw in 2021 and 2022.

It appears that the trend of all-cash offers winning contracts in multiple-offer situations is going to stay. Sellers really seem to like the flexibility of closing sooner as the process to acquire a new mortgage can be lengthy. Deals can also fall through if the financing conditions are not met. This leaves a seller with the earnest money, but the stigma of relisting their home.

Homes in Sunset Ridge rarely come on the market and when they do, they don’t stay on the market for long before a new family is ready to move in. It’s not hard to see why. This great neighborhood is located along Lake Wylie Road near to Highway 49 in close proximity to shopping, dining, and entertainment. Sunset Ridge is zoned for top rated Clover schools, and there are public boat ramps close by so you can enjoy all that Lake Wylie has to offer.

Homes in Sunset ridge were custom made and sit on large lots, some as large as almost two acres. This means that there is plenty of privacy from neighbors, and there is also room for outdoor living spaces like sports courts, pools, outdoor kitchens, decks, patios, terraces, firepits, and much more.

Inside of these homes you will find 4 or 5 bedrooms, with sumptuous primary suites. Each home has 3.5 to 4.5 bathrooms with spa-like features in the primary. Homes have more than 3,000 square feet and include home offices, flex-spaces, bonus or media rooms, and top of the line appliances. Kitchens are large and open, perfect for entertaining. Most of the homes have three car garages.

In the past year, just one home sold in Sunset Ridge. Homes here are a great value in comparison to the sister neighborhood next door. The Retreat at Sunset Ridge, a newer construction community with water frontage. Homes in The Retreat at Sunset Ridge typically sell for over a million dollars, while Sunset Ridge typically sees prices in the $700’s.

Homes in Clarendon Estates were built between 2004 and 2008. Most of the homes sit on sites between two and four acres in size and some have outbuildings like workshops or second living quarters. The interiors of these homes have between 2,400 and 3,000 square feet with chef’s kitchens, granite counters, custom cabinetry, hardwood flooring, and crown molding. Many of the homes have guest suites, home offices, or bonus rooms with flex-space.

Though there are no community amenities, Lake Wylie is nearby with natural areas, parks, and public boat ramps so you can fully enjoy the lake. In addition, there are many private boating facilities, country clubs, and yacht clubs if you want to join the type of activities you might get in a larger planned community. Or, you can just enjoy the privacy and not having a homeowners association.

In the last year, just two homes and one lot changed owners in Clarendon Estates. The homes both sold in less than four days on the market showing just how in-demand Clarendon Estates really is. They sold for an average price of $572,450. The lot that sold was a 1.136 acre parcel with a creek in the back. It sold for $55,400.

There are currently no homes offered for sale in Clarendon Estates, but that is not unusual for this time of the year. The best thing a buyer can do while they wait for the spring busy season for real estate is to get ready so when the time comes, they can make the strongest offer to secure the home they desire. This is made easier if you do your homework and are pre-qualified for a loan, know exactly what neighborhoods you are interested in, and have your Realtor helping you to know when the perfect home is about to be listed in your dream neighborhood.

Tioga Point is located Just off Lake Wylie Road near the intersection where Highway 49 and Handsmill Highway intersect. Just to the North is Lake Wylie proper with restaurants, public lake access, and shopping. Just across the Buster Boyd Bridge, you will find Rivergate with many more options for shopping, dining, and entertainment.

Homes in Tioga Point don’t come up for sale very often. In fact, just three homes sold in the last 12 months. They sold for an average of $605,000 and all three were interior wooded lots with mature landscaping. Homes with lake frontage command a premium and can sell for substantially more, but rarely come on the market.

The typical home in Tioga Point has 4 or 5 bedrooms, 3 or 3 ½ bathrooms, and between 2,800 and 3,500 square feet of heated living area. Most of the homes were custom built and have features like gourmet kitchens, home offices, in-ground salt water pools, and custom decks to enjoy the out-of-doors. These homes were built between 2002 and 2006 and many have been upgraded since they were built.

If you are not the type of person who wants to do a custom build, there are 4 existing homes on the market. In the past year, 13 homes sold for an average sales price of just over $2 million. Prices can vary widely depending on the size and positioning of the property and if it has private lake access.
