Homes in the neighborhood range in size from approximately 1,300 square feet to just over 2,000 square feet, and offer three or four bedrooms and 2 1/2 baths. Many homes feature two-car garages, vaulted ceilings, open floorplans, patio space, tree-lined backyards and more. Brand new construction homes are slated to be completed in the Spring of this year.

There are currently 13 homes on the market in the Oaks of Broadway representing a whopping 39 months of inventory. Thus, we are definitely looking at a buyer’s market here. York overall has only 4.7 months of inventory, indicating that it favors the sellers. In this neighborhood, however, buyers have the upper hand given the level of inventory. Plus, with an average list price of approximately $136,000, this moderately priced neighborhood is a desirable option for buyers actively looking to purchase.

It is worth noting that there has been a steady although slight increase in the average price per square foot over the last nine months, and the average sales price has jumped a bit in the last six months.

Downtown Belmont is getting another new restaurant. Rivermen Brewing, which is currently located in a brick warehouse complex near the Catawba River marina in Belmont, is moving to a larger space in the former WM Hall & Sons mill building at 52 Ervin Street in downtown Belmont near the String Bean and the new Nellie’s Southern Kitchen. The space will not only house the brewery but also a restaurant run by Cassie Parsons as the executive chef, who currently owns Harvest Food Grille in Lincolnton and who got her start at the restaurant at The Dunhill in Charlotte.

Parsons will focus on local, fresh and clean cooking using ingredients with a global twist. The dining room will be communal style with shared tables and will seat 110 guests inside, as well as 100 guests outside on the patio. The restaurant is zoned to seat up to 400 people.

As many local vendors and purveyors will be used as possible to source ingredients. As for the space’s interior design and layout, the brewery tanks will share space with the dining room, and the kitchen will be in full view from the dining room, as well, creating a very open feet. The brewery and restaurant are slated to open by August, with hopes of having things completed even sooner.
