<p>Lake Wiley&#8217;s Mill Creek Commons could be the potential new site for a new apartment community right across from the Harpers Green subdivision. This will be a significant residential addition as Mill Creek Commons is already home to many commercial retailers, including Walmart, Lowe&#8217;s, McDonald&#8217;s, Bank of America, Wachovia, Walgreens and Zaxby&#8217;s.</p>
<p>Furthermore, the 13-acre Public Storage site at the corner of Bonum Road and SC 49 could be home to even more new mini warehouses.</p>
<p>Fort Mill may be getting a new vet clinic at the North Carolina state line just off of Hamilton Place. Also in Fort Mill, a 5,000 square-foot space at 3004 US could undergoing a change from retail space to restaurant space.</p>
<p>There are also talks of building a 157-lot subdivision in the Rock Hill area just east of Hands Mill Highway. County planners are also discussing expanding another home subdivision at Shadow Lane and Brush Creek Road, and expanding a single-family subdivision west of SC 901.</p>

<p>Fort Mill Parkway will potentially be the site of 75 new homes at Whites Road across the street from what will be the future location of the new Fort Mill district high school. What will most likely be 75 new homes was potentially going to be 670 new apartments, but town planners agreed that less construction and less density would be more ideal, given the proximity to the new school location.</p>
<p>Also, Fort Mill Town Council recently passed a rezoning and development agreement on Fort Mill Parkway occupying almost 45 acres, as well as an agreement to annex 208 existing homes at Huntington Place that are situated on approximately 49 acres.</p>
<p>Moreover, as part of a Main Street revamp, the Town Council accepted $5,000 to renovate or restore new facades there. A grant program was also recently approved by the town for facade improvements with $15,000 set aside for the first year and matching grants dedicated primarily to businesses on Main Street, with the hopes of reinvigorating but maintaining the historical integrity of the area.</p>
<p>In a separate project, a recent pushback from the Town Council on the annexation and development agreement dates, The Carolinas Healthcare System property at Fort Mill Parkway and Tom Hall Street still needs further approvals before It can move forward with its plans to put a multistory medical building there.</p>

<p>York County is moving forward on the development fast track with plenty of new restaurant openings, grocery store openings and residential construction on the horizon in Lake Wylie and Fort Mill. There have been a lot of discussions between county staff and property developers with regard to what&#8217;s next.</p>
<p>A new single family subdivision is in the preliminary planning stages at SC 49 and Daimler Boulevard on more than 430 acres of land owned by Crescent Communities. Moreover, 5800 Charlotte Highway is a possible new site for a gas station, convenience store and used car lot.</p>
<p>Furthermore, Lakeside West Center will soon be home to a multi-tenant retail center at 429 Blucher Circle. A new restaurant could be joining the shopping plaza at 131 Evergreen Road, and a Captain D&#8217;s may go in at the Shoppes at the Landing. The Pleasant Road area of Fort Mill is also going to be home to a new German-based Lidl grocer.</p>
<p>As far as recreation is concerned, a new swim center is proposed for 3354 Highway 160 West on a seven-acre lot, and a gymnastics center is proposed for Maxwell Road off of Pleasant Road in Fort Mill on two and a half acres.</p>

<p>Several commercial projects have been in the planning stages in the charming Carolina town, and at the Shoppes at the Landing, more construction is finally getting underway.</p>
<p>The largest tenant by far, occupying almost 87,000 square feet, will be Morningstar Mini-Storage. With plans to open in the fall, the building will be two to three stories tall and will include interior access to storage units averaging 100 square feet. This new Morningstar Lake Wylie location may also include boat or vehicle parking that would be covered or screened.Located at 574 Nautical Drive, Morningstar is taking up a large portion of the 52 acres that make up the Shoppes at the Landing.</p>
<p>There are also smaller tenants, though, that are also going to be major players, including Cunningham Waters, which will be 3,500 square feet initially and then followed by another 3,200 square feet at a later phase. Heartland Dental is going to begin construction on a 5,500 square-foot office building, and Wylie Commons is approximately 9,000 square feet. Lake Wylie Pediatric Dentistry, as well as Moe’s Southwest Grill, Sports Clips and TK Nails Spa and Waxing are also moving in.</p>
<p>Furthermore, 9Round Fitness Lake Wylie will also be coming soon and will offer a 30-minute kickboxing classes with plans to be open by July 25, just in time for all those anticipated summer workouts.</p>
<p>There is also talks of a restaurant moving in to the Shoppes as well, but details have yet to be confirmed.</p>

John Spratt, who owns more than 700 acres at the site, presented a plan with partners on Wednesday night to the Fort Mill Town Council to add residential, commercial and recreational space in a new mixed use development there.</p>
<p>The hope is that such land development will be part of the solution to continue to develop and improve Fort Mill, and it will contribute to securing its future. The plan would take over approximately 688 acres along the bypass. The land there would be rezoned from light industrial to mixed use in the town. Another 23 acres currently zoned for residential use would be rezoned to mixed use. Then a development agreement would allow for up to 1,700 single-family homes, up to 1,200 &#8220;other residential&#8221; units, between 250,000 and 500,000 square feet of commercial space, more than 60 acres of park and recreation space, more than 60 acres of open space and approximately three acres to expand the nearby wastewater treatment plant.</p>
<p>The plan would not happen overnight, as a 20-year buildout is anticipated with the hopes of selling the land to a developer in early 2017. This huge and record-breaking development project could potentially bring about 900 more new residences than is currently provided by the Massey and Waterside subdivisions combined.</p>
<p>As a means for controlling traffic and a need for more schools with so many new residences, the planning commission is recommending to require at least 15% of the residences be age restricted to seniors.</p>
<p>Town Council will have the final say on the annexation of the land, the rezoning and development agreement at a public hearing expected to take place on June 13.</p>
<p>Previously proposed large residential projects met with opposition because rezoning without  annexation would impact the town without providing tax revenue. This proposal, however, is different, as the largest part of the project is zoned light industrial, therefore not allowing for residential use. However, there is still some proposed zoning for residential development, which many are happy to see. Residents in particular are looking forward to more athletic field space as well as the opportunity for property owners to develop land how they see fit.</p>
<p>The plan still needs a little bit of tweaking, as well as approvals from Town Council and the public hearing. But all in all, it is looking good for Fort Mill.</p>
