Now that the plat review has been accepted, by a vote of 8 to 1, the next step of the project is to get the civil construction plan done. This will include a wetlands plan.  After that, utilities, roads, and sidewalks will be constructed. Once those are in place, homes will start to be erected.

The current plan calls for 34 homes on 46 acres. There are some easements for Duke Power that will take up 19 acres of the project. This means that 19 acres will not be developed so will be green space. The remaining 26.5 acres will have the homes and two new roads leading to a cul-de-sac. The community will share open space on the cove with direct access to the Lake, though not with a boat ramp. Residents will need to use public boat ramps or marina storage for watercraft. Lots should be around a half acre each. Home plans have not been drawn up yet, but could be large as the lots will accommodate larger homes.

To find Palm Tree Cove, head down Hands Mill Highway and turn east on Allison Creek Road. It is conveniently located between Tega Cay, Lake Wylie, York, and Clover so you have many great options for nearby community events. Pinnacle at Handsmill is a great neighborhood within a great neighborhood of Handsmill at Lake Wylie. This community has it all, from resort style amenities, to Lake Wylie access, to lower South Carolina taxes, to award winning and top rated Clover schools. What more could you ask for?

The Pinnacle at Handsmill is located right off Handsmill Highway just south of the intersection with Highway 49. This means residents are commuting distance to Uptown Charlotte, close to Charlotte Douglas International Airport, and are also close to Lake Wylie, York, and Clover.

Builder True Homes was in charge of construction on the neighborhood. They build homes with 3-6 bedrooms and 2.5-5 bathrooms. Square footage ranged from 2,668 to 4,585 and included features like spa-like primary suites, and open floor plans.

Community amenities include two community boat slips, private marina, club house, pool, playground, tennis courts and fitness center. There is also private boat and RV storage for residents. In addition there are over 30 acres of green space to explore.

In the past year, just two homes sold in this desirable neighborhood. There is currently one home listed for sale, and it went under contract after just 15 days on the market. Homes typically sell in the mid- to upper-$500,000’s depending on size, features, and location within the community.

Vanderlakes is located just off South Paraham Road south of Highway 49. This great location is away from the traffic of the lake, but is close to public boat ramps and private yacht clubs perfect for enjoying the lake lifestyle. Right down the road you will find restaurants, shopping, and entertainment. Uptown Charlotte is right about a half-hour away making an easy commute or a quick trip in to see a show or catch a game.

“On February 26, 2021, the City of Rock Hill became delinquent on their obligation to fund the public infrastructure. Despite our persistent efforts throughout 2021, the City of Rock Hill failed to issue the bonds or provide the funding for the public infrastructure for the project.

“On March 18, 2022, GTRE issued a default notice and the City did not cure its default within the prescribed 30-day cure period. It is unfortunate that some recently decided to conduct a misguided, destructive public relations campaign to obscure their failures.

“We have sent notices to the City to formally terminate the previous agreements. Accordingly, we are prepared to sit down with the City and other interested parties to discuss the significant challenges ahead.”

There is still hope that the project will be able to move forward, but as with many professional sports teams, the projects are highly complicated and expensive. This makes the deals for funding complicated as well as they can involve private and public funds. In this case Tepper Sports had secured $400 million in state and local incentives which also included $225 million in infrastructure improvements in and around the site. Bonds were supposed to be issued by the city of Rock Hill and were never issued which has brought the project to a standstill. Construction stalled about a month ago. The city has proposed an alternate plan to come up with the $225 million without issuing bonds. It is unclear at this point when and if the project will move forward. Until then the site sits idle while the team and the city try to come to terms.
