What better gift can you give your dad this Father’s Day than a new home on Lake Wylie? There are so many to choose from at all different price points. What better way to escape the heat than to join the many people who already enjoy the lake lifestyle?

So, you’ve decided to become a homeowner. What’s the next step? You need a Realtor to help you through the process. They are trained professionals who work just for you to walk you through the largest single investment you will probably make in your lifetime.

The first step they will help you through is to get pre-qualified for a loan. This process can be time consuming as you need to provide documentation of your finances to your loan originator. This will include information about your employment, your bank records, and outstanding debts. This will help you know how much home you can afford.

When you have this information, it is time to circle back with your Realtor to start looking for homes. This will initially be done with a search engine like this one here. Your Realtor has even more search parameters they can set up for you in a custom search so they can narrow down your prospective homes.

Once you have narrowed your search, it is time to go and see the homes in person. It can be hard to tell from photos what the feel of a home is, be sure to pay particular attention to the neighborhood, the location of amenities, the distance to shops and entertainment. It’s a good idea to view the home at different times of day to see traffic to and from work.

The next step is to choose the home of your dreams and work with your Realtor to craft an offer. There could be a few rounds of negotiations, or it could be a done deal the first time. It all depends on how many other people are vying for the same home.

When you have an accepted offer, you need to schedule to have the home inspected to make sure there are no outstanding maintenance issues. If there are, this is time for another round of negotiations where the seller will either fix issues or give you money to compensate you for repairs you will have to do once you own the home.

The next steps are all about getting your loan in order. You will need to provide further documentation to your loan originator, then once all of the paperwork is done, you head to the closing table. You will sign paperwork and the home is yours. Get ready to jump into Lake Wylie as you become the newest resident.

Explore Heron Cove

Of the many amazing lakefront neighborhoods in Lake Wylie, Heron Cove may be one of our favorites. The location is great, the schools are excellent, and you can’t beat the lake views. The community is further strengthened by amenities and local activities for all ages. This is a great place to call home.

To get to Heron Cove, take Highway 49 across the Buster Boyd Bridge, the neighborhood is just across the bridge and to the right. This means that residents are near shopping, restaurants, and community events. The neighborhood is zoned for Clover schools, one of the best in South Carolina, but you get the advantage of lower South Carolina taxes.

As you enter the community you will see the amenities including Waterfront Park. This park has swimming, and fishing. There is a storage rack for resident’s canoes, picnic and barbecue grills and a fire pit. There is a playground for the kids as well as Heron Park Swim Club and walking trails throughout the community. There is also dry-boat storage for residents.

Lots in Heron Cove are large, coming in mostly over an acre with old growth trees on a quiet peninsula on the lake. Homes were custom built, and tend to average 4,000 square feet and are packed with features. Many homes have coffered ceilings, hardwood flooring, gourmet kitchens, spa-like bathrooms, bonus rooms and some even have basements.

January Market Report

The monthly report from the newly named Canopy MLS is in. When you look at the entire Charlotte area which includes many counties in South Carolina, the same trend we have been following for a while is still in place. Prices are up while supply is down and there appears to be no relief in sight as new listings are almost stagnant. This is persisting despite high demand for new homes with closed sales and pending sales up year over year.

When you look into the numbers for the Lake Wylie area, some of the trends are intact, while some are different. In Lake Wylie inventory of homes for sale is down 37.8% from last year at this time. This should have driven prices up, but it is the opposite. The average home sale was actually down 16.6% from $465,313 to $387,899. Keep in mind that numbers in Lake Wylie can be skewed due to the small sample size, for instance one premium lakefront home can have a big impact.

New listings, pending listings, and closed sales are all up from the same time last year, 27.6%, 40.9% and 10.7% respectively. This bodes well for the area as we can possibly start to recover from some of the inventory slump. Homes are selling quickly showing that there is still a strong demand for homes in the area. The average home was under contract within just 56 days with the closing happening after 106 days.

Explore Browns Cove

If you have been to Lake Wylie on a boat or just to swim, chances are you have visited Browns Cove. This amazing spot is popular with boaters and swimmers alike and it has a no wake entrance which makes it a quiet spot to enjoy the water. There is a deep water area inside the entrance perfect for swimming, and a few amazing homes that rarely come on the market.

Browns Cove is located on the North Carolina side of the lake near Charlotte Premium Outlets. You take I-485 to Shopton Road, then you can use either Buckland Road or Rock Island Road depending on if you want to go to the North or the South end of the cove. This means that shopping and dining are close and a commute to Uptown Charlotte is easy. A trip to Charlotte Douglas International Airport is convenient as well.

These homes were built between 2017 and 2019 and are on small easy-to-care-for lots. They have great craftsman inspired styling with brick, shingle, or stone details. Each home has a two car garage and many of the homes have front porches perfect for chatting with neighbors.
