There are not many condominium or townhome projects in the Lake Wylie area, but a new community is coming to the Belmont area expected to open next summer. This project by Tri Pointe Homes will bring 100 townhomes to the area. We don’t know many other details at this point, but we will be sure to update when we know more.

• Waters Edge – on the shores of Lake Wylie, with a Belmont address. This community has 2-4 bedroom homes in the low $200,000’s to the low $400,000’s.
• Harpers Mill – right in the heart of Lake Wylie, Harpers Mill has 2-4 bedroom homes in the low $200,000’s to the low $300,000’s.
• Ivy Ridge – also in the heart of Lake Wylie, Ivy Ridge has two story, 3 bedroom homes in the low $300,000’s to the mid-$300,000’s.
• Autumn Cove at Lake Wylie – right near Crowders Creek Elementary School, Autumn Cove at Lake Wylie has two-story 3 bedroom homes that sell in the low $300,000’s.

Because there are not many townhome communities near the lake, there is plenty of competition for them when they are listed for sale. Many people love a townhome for an investment such as a rental or short-term rental like an AirBnB. This means that you could be competing with more people as owner-occupants and investors will most likely be interested. You need to be ready to make your best offer as most of these types of homes last just days on the market before going under contract.

Manors at Handsmill is located in the award winning Clover school district. This means lower South Carolina taxes, but stellar schools. To reach the neighborhood, head south on Hands Mill Highway from Highway 49, then turn left on Pinnacle Way. This great location is close to shopping, dining, and is an easy commute if you need to get into Uptown Charlotte.

Homes were built by True Homes between 2019 and 2022. They have one or two stories with between 3 and 6 bedrooms, 2 to 5.5 bathrooms and 2,157 to 3,614 square feet. There were originally 11 floor plans offered, and they include home offices, flex spaces, gourmet kitchens, butler’s pantries, trey ceilings, drop zones, and much more. Community amenities include two community marinas, docks, a sandy beach, park, playground, boat and RV storage, community garden plots, clubhouse, walking trails, pool, and fitness center.

In the past year, seven homes sold in Manors at Handsmill with the average price landing at $515,490. Most of these homes went under contract in less than 10 days on the market. This means that you need to be ready when one of these homes is offered for sale. There are currently two homes for sale, but they are already under contract. Mariners Bluff is located on a deep water cove right on the banks of Lake Wylie. This means that residents with waterfront homes have lake access even during drought conditions. For residents with interior lots, the neighborhood is conveniently located just one cove over from the Allison Creek Boat Ramp. Nearby Handsmill Highway will take you into the town of Lake Wylie, or you can head east to Fort Mill for many more choices, and highway access taking you into Uptown Charlotte.

Homes in Mariners Bluff were built starting in 2002, but there were a few lots sold in 2020 and 2021 for custom builds. Homes range from 2,100 to over 4,700 square feet with 3-6 bedrooms and 2.5-5.5 bathrooms. Some of the homes have full basements, finished or not that can provide additional living space or possibly a separate living area. Homes have large lots with old growth trees and fantastic views.

In the past year, only one home sold in the neighborhood. It was a waterfront home on over an acre and a half with a private boat dock and lift. It sold after 89 days on the market for $1,115,000. Homes without lake frontage have typically sold in the $500,000’s. There are currently no homes for sale in the neighborhood. Pinnacle at Handsmill is a great neighborhood within a great neighborhood of Handsmill at Lake Wylie. This community has it all, from resort style amenities, to Lake Wylie access, to lower South Carolina taxes, to award winning and top rated Clover schools. What more could you ask for?

The Pinnacle at Handsmill is located right off Handsmill Highway just south of the intersection with Highway 49. This means residents are commuting distance to Uptown Charlotte, close to Charlotte Douglas International Airport, and are also close to Lake Wylie, York, and Clover.

Builder True Homes was in charge of construction on the neighborhood. They build homes with 3-6 bedrooms and 2.5-5 bathrooms. Square footage ranged from 2,668 to 4,585 and included features like spa-like primary suites, and open floor plans.

Community amenities include two community boat slips, private marina, club house, pool, playground, tennis courts and fitness center. There is also private boat and RV storage for residents. In addition there are over 30 acres of green space to explore.

In the past year, just two homes sold in this desirable neighborhood. There is currently one home listed for sale, and it went under contract after just 15 days on the market. Homes typically sell in the mid- to upper-$500,000’s depending on size, features, and location within the community.

Mariners Watch Cove is perfectly located between big and little Allison Creeks, right off of Hands Mill Highway. The addresses are technically in York, but the neighborhood is zoned for award winning and highly desirable Clover schools. There are many nearby choices for shopping, dining, and entertainment. You can also quickly arrive in Rock Hill, York, or Clover for additional options, or for entertainment and community events. The Allison Creek Boat launch is conveniently right down the road.

If you are coming into Lake Wylie across the Buster Boyd Bridge on 49, take state highway 274 North. Southwoods is located on your left just a couple of miles past Pole Branch Road. This great location has you close to town, but far enough away that it’s nice and quiet. Residents are close to shopping, dining, and entertainment in Belmont, and Lake Wylie. A little bit further away you will have many options for larger shops and restaurants as well as highway access for an Uptown commute or just a trip into the city.

Originally built in the late 1980’s and early 1990’s, Southwoods homes are typically ranch style, and many have been updated and expanded since they were first built. The average home has 2 to 3 bedrooms and 2 bathrooms with 1,000 to 1,500 square feet of living space. Lots are between a fifth of an acre and a half acre in size.

In the past year, just three homes changed owners in Southwoods. Each home went under contract in 5 days or less. Prices ranged from $165,000 to $197,000. River Hills is located right off Highway 49 in the heart of Lake Wylie. The entrance is shared with YMCA Camp Thunderbird so occasionally you can see horses on your way in. As you drive in the entrance to River Hills, you are welcomed by magnolia trees. The neighborhood consists of over 800 acres with almost 1,100 homes set among mature trees and a championship golf course as part of the River Hills Country Club. The gate house is staffed by private security so only residents and their guests are inside the community.

The neighborhood and the amenities were designed by Sea Pines of Hilton Head. Amenities include an outdoor pool, playground, basketball court, dog park, community garden, beach park, and marina club with over 20 slips. There are many community events throughout the year run by the active homeowners association.

Homes in River Hills were built between 1973 and 2019 and come in a variety of configurations and styes. There are single family homes and townhomes in the community so there are really homes to fit every size family. In the last year, 44 homes in River Hills changed owners. There are currently 12 homes listed for sale with 5 already under contract. Prices range from $400,000 to over $2 million depending on the size of the home and if it has lake frontage.

Located just North of the intersection of Highway 274 and Pole Branch Road, Lakedale is close to everything you need. There are great restaurants nearby as well as shopping, churches, schools, and entertainment. Nearby highway access will connect you quickly with Uptown Charlotte as well as Charlotte Douglas International Airport.

Homes in Lakedale are mostly ranch style with two or three bedrooms and at least 2 bathrooms. Many have garages or outbuildings for workshops, extra parking, or gazebos for enjoying the outdoors. While the pond is not large enough for big boats, residents can kayak, fish, or swim to relax on the water.

Homes in Lakedale don’t come on the market very often. In the last year, just one home and one lot were offered for sale and subsequently sold. Both sold in less than 4 days on the market. There is currently one lot for sale that is already under contract. There is also a home that is coming soon to be offered for sale. The lots typically sell for between $100,000 and $150,000 depending on size and features. Existing homes typically sell for under $300,000 depending on size of lot, size of the home, and if they have direct access to the pond.

Homes in Sunset Ridge rarely come on the market and when they do, they don’t stay on the market for long before a new family is ready to move in. It’s not hard to see why. This great neighborhood is located along Lake Wylie Road near to Highway 49 in close proximity to shopping, dining, and entertainment. Sunset Ridge is zoned for top rated Clover schools, and there are public boat ramps close by so you can enjoy all that Lake Wylie has to offer.

Homes in Sunset ridge were custom made and sit on large lots, some as large as almost two acres. This means that there is plenty of privacy from neighbors, and there is also room for outdoor living spaces like sports courts, pools, outdoor kitchens, decks, patios, terraces, firepits, and much more.

In the past year, just one home sold in Sunset Ridge. Homes here are a great value in comparison to the sister neighborhood next door. The Retreat at Sunset Ridge, a newer construction community with water frontage. Homes in The Retreat at Sunset Ridge typically sell for over a million dollars, while Sunset Ridge typically sees prices in the $700’s.

Homes in Forest Oaks were built between 1989 and 2009 with most of the homes built in the early 2000’s. They range in size from 1,100 to 2,300 square feet and most have a 1 or 2 car garage. These homes have 3 to 4 bedrooms and 2 to 3 bathrooms. Many of the homes have been remodeled and updated since the time they were built. Yards are small and easy to maintain.

These great smaller homes have starter home prices. In the past year, 22 homes sold in Forest Oaks with most of them going under contract in less than a week. They ranged from a 4 bedroom, 2.5 bathroom home with 1,730 square feet for $265,000 to a 3 bedroom, 2 bathroom remodeled home with 1,553 square feet and an oversized lot for $370,000.

There are currently just two homes listed for sale in Forest Oaks. One home is already under contract. As the market has slowed we are seeing homes stay on the market longer before a sale so the other home has been listed for 63 days without going under contract yet. This could be your lucky day to get in this amazing neighborhood.
