South Carolina’s housing industry continues to serve as a powerful engine for economic growth, supporting thousands of jobs, generating billions in economic activity, and strengthening communities across the state, according to a new Economic Impact of the Housing Industry report released by South Carolina REALTORS® (SCR).

The report shows that the South Carolina housing industry generates an annual economic impact of approximately $77.5 billion, supports 278,745 jobs and provides $12.7 billion in labor income for residents. The report also highlighted the state’s population growth, which is first in the nation.
“Throughout the 2020s, South Carolina has consistently had one of the fastest population growth rates in the nation, which continues to drive strong demand for housing across the state. Given that nearly nine out of every 10 homebuyers work with an agent or broker, real estate professionals continue to be a crucial factor in ensuring that South Carolina’s growing population can find housing, build wealth through homeownership, and support vibrant communities,” said Von Nessen.

The real estate sector accounts for approximately 55% of the housing industry’s total impact, and totals nearly $43 billion in economic output, according to the report. Housing-related activity supports jobs across numerous sectors, generates substantial labor income, and contributes significantly to state and local economic prosperity. As South Carolina continues to attract new residents, businesses, and investment, housing remains a cornerstone of the state’s continued success.

“The economic benefits of housing reach every corner of our state and represent almost 20% of South Carolina’s total economy,” said SCR CEO Nick Kremydas. “Investing in housing is investing in jobs, economic opportunity, and stronger communities.”

York, Lancaster, Chester and Chesterfield County residential sales trends for single-family, condo, and townhome properties.

According to data from Canopy MLS, as of December 2025, for the York-Lancaster-Chester SC micro region, just south of Charlotte, NC, improving inventory levels and increased transaction volume were contributing factors to a rise in prices at a more sustainable pace.

The Report shows that closed sales for the region increased 7.2 percent over 2024 to a total of 6,624 transactions, and all four counties experienced sales growth in 2025. Inventory expanded 49.1 percent with New Construction accounting for 28 percent of properties on the market.

The Counties Report also shows pricing conditions remained resilient throughout 2025. Median sales price rose over 2024, while the average sales price increased approximately 3.3 percent to $441,803, which reflects a continued demand for housing across the region despite affordability challenges. Homes continue to receive just under full asking price at 98.2 percent. The average days on market increased 30 percent from 2024 to 52 days, providing buyers with more time for decision-making and negotiation compared to the fast-paced conditions of recent years.

“Looking back on 2025, the market demonstrated a healthy recalibration,” said Colleen Coesens, a Canopy MLS Board Director and Realtor®/Broker with EXP Realty, Rock Hill. “Inventory growth gave buyers more flexibility, while steady price appreciation showed that demand remained intact. As we move into 2026, these fundamentals position the region for a more balanced and sustainable year ahead.”

Colleen adds, “With inventory rebuilding and mortgage rates expected to stabilize in 2026, both buyers and sellers are entering the new year with clearer expectations. This environment encourages thoughtful decision-making and supports long-term market stability.”

Canopy MLS closes with, “As the region enters 2026, market metrics point toward continued normalization. Inventory levels remain well above recent lows, price growth has moderated, and demand remains steady, setting the stage for a housing market defined less by urgency and more by balance and opportunity”.

Waterfront Home values continue to rise along with inventory which is something you don’t see very often in the Real Estate Market, Average Home prices are in excess of 1.7 Million Dollars

Manors at Handsmill is located in the award winning Clover school district. This means lower South Carolina taxes, but stellar schools. To reach the neighborhood, head south on Hands Mill Highway from Highway 49, then turn left on Pinnacle Way. This great location is close to shopping, dining, and is an easy commute if you need to get into Uptown Charlotte.

Homes were built by True Homes between 2019 and 2022. They have one or two stories with between 3 and 6 bedrooms, 2 to 5.5 bathrooms and 2,157 to 3,614 square feet. Harpers Mill is located right in the heart of Lake Wylie just off Highway 49 near the Buster Boyd Bridge. This great location is perfect for an Uptown Charlotte commute, is close to Charlotte Douglas International Airport, near to Fort Mill, and close to shopping and dining both in Lake Wylie and in nearby Rivergate. There are public boat ramps just down the road to make full use of the lake. Residents enjoy lower South Carolina taxes, but feed to award winning Clover schools.

The community also features a clubhouse, pool, sidewalks, and streetlights.

In the past year, 17 homes sold in Harpers Mill. Prices ranged from $237,500 to $315,800 depending on location, size, and features. There are currently four homes listed for sale, and all are under contract. They went under contract in as little as 2 days on the market. Pinnacle at Handsmill is a great neighborhood within a great neighborhood of Handsmill at Lake Wylie. This community has it all, from resort style amenities, to Lake Wylie access, to lower South Carolina taxes, to award winning and top rated Clover schools. What more could you ask for?

The Pinnacle at Handsmill is located right off Handsmill Highway just south of the intersection with Highway 49. This means residents are commuting distance to Uptown Charlotte, close to Charlotte Douglas International Airport, and are also close to Lake Wylie, York, and Clover.

Builder True Homes was in charge of construction on the neighborhood. They build homes with 3-6 bedrooms and 2.5-5 bathrooms. Square footage ranged from 2,668 to 4,585 and included features like spa-like primary suites, and open floor plans.

Community amenities include two community boat slips, private marina, club house, pool, playground, tennis courts and fitness center. There is also private boat and RV storage for residents. In addition there are over 30 acres of green space to explore.

In the past year, just two homes sold in this desirable neighborhood. There is currently one home listed for sale, and it went under contract after just 15 days on the market. Homes typically sell in the mid- to upper-$500,000’s depending on size, features, and location within the community.

If you are coming into Lake Wylie across the Buster Boyd Bridge on 49, take state highway 274 North. Southwoods is located on your left just a couple of miles past Pole Branch Road. This great location has you close to town, but far enough away that it’s nice and quiet. Residents are close to shopping, dining, and entertainment in Belmont, and Lake Wylie. A little bit further away you will have many options for larger shops and restaurants as well as highway access for an Uptown commute or just a trip into the city.

Originally built in the late 1980’s and early 1990’s, Southwoods homes are typically ranch style, and many have been updated and expanded since they were first built. River Hills is located right off Highway 49 in the heart of Lake Wylie. The entrance is shared with YMCA Camp Thunderbird so occasionally you can see horses on your way in. As you drive in the entrance to River Hills, you are welcomed by magnolia trees. The neighborhood consists of over 800 acres with almost 1,100 homes set among mature trees and a championship golf course as part of the River Hills Country Club. The gate house is staffed by private security so only residents and their guests are inside the community.

The neighborhood and the amenities were designed by Sea Pines of Hilton Head. Amenities include an outdoor pool, playground, basketball court, dog park, community garden, beach park, and marina club with over 20 slips. There are many community events throughout the year run by the active homeowners association.

Homes in River Hills were built between 1973 and 2019 and come in a variety of configurations and styes. There are single family homes and townhomes in the community so there are really homes to fit every size family. In the last year, 44 homes in River Hills changed owners. There are currently 12 homes listed for sale with 5 already under contract. Prices range from $400,000 to over $2 million depending on the size of the home and if it has lake frontage.

Located just North of the intersection of Highway 274 and Pole Branch Road, Lakedale is close to everything you need. There are great restaurants nearby as well as shopping, churches, schools, and entertainment. Nearby highway access will connect you quickly with Uptown Charlotte as well as Charlotte Douglas International Airport.

Homes in Lakedale are mostly ranch style with two or three bedrooms and at least 2 bathrooms. Many have garages or outbuildings for workshops, extra parking, or gazebos for enjoying the outdoors. While the pond is not large enough for big boats, residents can kayak, fish, or swim to relax on the water.

Homes in Lakedale don’t come on the market very often. In the last year, just one home and one lot were offered for sale and subsequently sold. Both sold in less than 4 days on the market. There is currently one lot for sale that is already under contract. There is also a home that is coming soon to be offered for sale. The lots typically sell for between $100,000 and $150,000 depending on size and features. Existing homes typically sell for under $300,000 depending on size of lot, size of the home, and if they have direct access to the pond.

Homes in Sunset Ridge rarely come on the market and when they do, they don’t stay on the market for long before a new family is ready to move in. It’s not hard to see why. This great neighborhood is located along Lake Wylie Road near to Highway 49 in close proximity to shopping, dining, and entertainment. Sunset Ridge is zoned for top rated Clover schools, and there are public boat ramps close by so you can enjoy all that Lake Wylie has to offer.

Homes in Sunset ridge were custom made and sit on large lots, some as large as almost two acres. This means that there is plenty of privacy from neighbors, and there is also room for outdoor living spaces like sports courts, pools, outdoor kitchens, decks, patios, terraces, firepits, and much more.

In the past year, just one home sold in Sunset Ridge. Homes here are a great value in comparison to the sister neighborhood next door. The Retreat at Sunset Ridge, a newer construction community with water frontage. Homes in The Retreat at Sunset Ridge typically sell for over a million dollars, while Sunset Ridge typically sees prices in the $700’s.
